ACT Global Financing in association with International Financing Solutions was developed for the sole purpose of securing financing on commercial projects around the world. With the credit crisis which started to arise in 2005 and continues into today's market, numerous conventional banks are no longer entertaining development loans. 

Due to our close relationship with numerous private money funding sources, we are able to fund many projects which otherwise would not have been able to receive funding. On top of that, many of our funds will entertain financing 100% of the development costs, which includes both hard and soft costs. 

All of our funding sources are Private Money Lenders. They consist of Wealthy Finance Groups, Hedge Funds and Private Trusts. These funds are located around the world. Some are in the United States, some in the United Kingdom and others are spread out around the globe. The benefit here is that the funds outside the United States will fund projects which many US based funds will shy away from. This give us the ability to finance a large range of project types. 

Another big difference is that these funds regularly financing 100% of a projects financial needs and do not have as thorough of a due diligence period. Many of these financing programs can close within 45 to 60 days IF the borrower is prepared and ready for a rapid closing. 

Our team has over 25 years of combined financing experience. It is this experience why numerous other brokers contact us to help close their loans and why our funding sources give our files preferential treatment.
We only get paid when the loan closes and every loan is a priority.

If you would like for us to review a file for financing, please forward along to us the following documents: 

A Detailed Business Plan A Detailed Pro-forma ( 5 years is OK but 10 years is better) A Completed "Summary Form" ( we can supply this to you ) 

Once we have the above documents it will be reviewed by two of our officers before being sent to a funding source for their initial review. Once the funding source has reviewed the file they will then issue a Term Sheet which will outline the details of the financing program. If you are in agreement with the terms then it will need to be signed and returned along with the commitment fee. At this point, the clock starts ticking for a rapid closing.
