IMPORTANT INFORMATION REGARDING SHORT SALES

For the SellerIn a Short Sale, as the seller's agent/broker and or an affiliated company is mitigating a discount from the current mortgage(s) in order to help the sellers to avoid foreclosure and find qualified buyers in a down market.

 

For the Buyer:As a buyer's agent/broker there are some important facts about a Short Sale that must be communicated to my buyers.
- A Short Sale may provide immediate equity to the new buyer by buying a property below the current mortgage amount and/or below the appraised value.- The Purchase and Sales is subject to seller's bank approval. The contract needs to be approved not only by the buyer and the seller, but will only be effective if approved by the current lender(s).
- The Lender's approval process may take approximately 3 to 8 weeks and is recommended to be handled by an expert in the field (short sale specialist/mitigator).
- The property remains "active" in the MLS and might attract multiple offers.
- Only pre-approved and qualified buyers will be considered. Buyer's possibility of having his or her offer accepted will be based on the highest and best price and terms as well
as other lender's considerations.

  · Working With Buyers & Sellers 80% of all homebuyers are using the Internet in their search for a home or properties. Elisa recognizes that buyers like to see the same market statistics as sellers. If a local market has a high inventory for instance, buyers can tour more properties, select the most appealing home and negotiate from a position of strength. I use the most sophisticated, cutting-edge marketing to analyze pricing trends. This reassures a buyer that now may be the right time to complete the purchase. Like sellers, buyers need to be educated. There may be a wide selection of homes for buyers, but not every seller will accept a low offer on the property. Knowing the number of recent closed sales in a price range provides another negotiating advantage. When working with a seller, I update the seller with the number of real buyers, as represented by closed transactions, in their price range. Knowing the activity level in that price segment helps the seller make informed decisions on whether to lower the price or hold firm.
