My name is Darlene Sutton and I am a Realtor/consultant.  I am E-certified.  I am Prudential Relocation certified.  I am working on getting my Brokers License.  I work with first time home buyers.  I love to work with them because I am able to educate them on home purchase.  I also do a lot of work with sellers that need to do a short sale of their home.

The first thing I do for the first time home buyer is make sure they are pre-approved for a loan. That wasy we both know how much they can spend on a home.  Then I asked them where they think they want to live.  I then pull homes in those areas and we look to see how much they can get.  If they can not get much I suggest other areas that are close thet have more homes on the market which means lower prices.  Then we pair the list down to the top 10 homes.  Then we set up a day and time to go look inside the homes as well as the neighborhood they are in.  Usually after that (unless they found one they wanted,) i have a better idea of what they are looking for and I go back to my office and get on the MLS and start looking for what they are interested in.  When they see something they like we set up a day and time again.  We do this untill they have found the home they want to purchsase.  Once they find the home they want to purchase I run comps to see if the price is where it should be.  Then we submit an offer and I am with them thru inspections clear up to the actual signing of the papers.  Then when title has been recorded I will call them and tell them they have the home.

For Sellers what I show them is our online sellers advantage.  This is a program just for Prudential.  When I list a property it will be put on over 25 websites.  I can have an email sent daily or weekly so they can see who is searching for homes like theirs, how many people looked at their home from which website they looked at their home.  This shows my sellker that I am not just an agent that puts the listing into the MLS.

For the sellers that need to do a short sale.  I help them with their hardship letter, financials, and any other paper work the bank will need.  Then I make sure the bank has someone for me to work with.  Otherwise I help my short sale sellers the same way I help regular sellers.
