If you are looking in an outlying area of Phoenix like San Tan Valley, Maricopa, or Casa Grande, you may be able to purchase a home with no money down using a USDA loan. These are available to buyers who will occupy the property after closing, meet the standard minimum requirements for the mortgage, where the property is located in specific rural areas as determined by the USDA. Let's look over your specific situation in detail, and we can work together to find the best solution for your financial well being. Your lender(s) may require you to be delinquent on your mortgage payments before considering your short sale, and/or ask you to contribute cash toward the deficiency as a requirement to approve the sale, BUT that might be avoidable too. Short sales can be tricky to navigate, and if you are behind on your mortgage, time is NOT on your side. Don't leave it up to just anyone to handle yours.
