Get to Know Christine Zelazo

Allow me to introduce myself.  My name is Christine Zelazo, and I am a resident of the town of Trent Woods, in New Bern, North Carolina.  Since visiting the area in 2001, we decided New Bern was definitely the permanent place for our family, so we packed up and made New Bern our permanent home in 2004.  I became a Realtor® so I can use my extensive background in real estate to encourage others to make New Bern their home as well.

As a resident of the state of Florida, I became a Real Estate Paralegal in 1991 in Boca Raton, Florida, where I worked closely with realtors, lenders, attorneys, buyers and sellers through every step of a real estate transaction.  After more than 13 years as a real estate paralegal, I decided to make New Bern my new home, relocated to the area and pursued a career as a Realtor.

I am also the  proud parent of a child who attends school here in New Bern. · Before you shop for a home, decide how much home you can afford.  Contact a lender in advance and get Pre-Approved for your mortgage.  Many times this is the deciding factor in a Seller accepting your offer.

· Make sure you have an idea of what kind of home you are looking for. Browse a recent home buyer's magazine a mark the homes you like best.  Review what you have marked.  Do you see a pattern?  Are they all split-level ranches?  Tudor? Colonial?  Are they all yellow with a 2 car garage?  Most home buyers will select the same type of home time and time again and not even realize it!

· Check out the neighborhood!  Not just the crime statistics, (though they are important) but other things such as ratio of students to teachers in the district schools, the average increase in property tax values over the past 5 to 10 years, the proximity to  possible "nuisances" such as an airport, factories, hospitals, etc.  Your Realtor will help you determine if your dream home is in your dream neighborhood.

· Make a list of features that you "Must Have" in a home, and a second list of features you would "Like to Have". Give these lists to your Realtor. It will help in the search in determining which home is right one for you.  The features you "Must Have" are the features you absolutely cannot live without, and the features you would "Like to Have" are the features that you can possibly live without, or add at a later time.

· Having trouble with a down payment?  Most lenders now offer 100% financing for those with qualifying credit, or other loan options that "roll in" the closing costs.  Always ask for an estimate of closing costs in advance, and make sure to add this total to the sale price of the home.

· Once you find that dream home, you're not done shopping!  You will need to find the best price for homeowner's Insurance, flood Insurance, a qualified closing attorney, home inspector, moving company, truck rental, storage facility, etc.  Your Realtor will be with you every step of the way to make sure your dream home is still "dreamy" after the closing!
