What sets me apart from other agents in the Commercial/Investment/Business Industry? It is not the CCIM training I received, or any of the Commercial classes and applications that I may have encountered. It is the Mentorship and knowledge that comes with twenty three years of experience. It is that desire and need to go that extra mile. The content feeling that comes with knowing you have a transaction your all, and that all parties have prospered.

I have closed hundreds of multi family buildings. I start by sitting down with the party and finding out their needs. Sure, everyone wants a property that cash flows, but there is more to it than that. I explain to people whether it is in person, or at a seminar, that they also need to take into consideration the appreciation that comes with owning an Investment. Often, new buyers, as well as seasoned Investors do not look at the big picture. While I am right there in agreeing that they need to have a property that cash flows, or in other words, has money left as a profit after all the expenses come into play. The words I just used "after all the expenses cpme into play" are key. I like to educate my buyers in being able to fill out a CFAT, APOD, ACFS forms ( Cash Flow After Taxes, Annual Property Operating Data work sheet, and a Alternative Cash Flow Sheet )and understand the need to account for everything. By taking "everything" into consideration there leaves little doubt about the ability to estimate your monthly, yearly, and often your three to five year estimated cash flow.

By taking into respect the lawn mowing, snow plowing, trash removal, vacancy allowance, cost recovery of expenses, public electric, taxes, Insurance, advertising, accounting, and more, you can see what your approximate net operating income, net operating expenses, and your net profit.

In addition to your appreciation and cash flow, it is important to point out the possible need for being in an Entity, or better known as a Corporation. It may be by means of an S Corp, Sub S, Limited liability Corporation, Limited Liability Partnership, or other alternatives. This serves to protect your personal assetts from possible law suits, but also opens the doors to a lot more means of deductions that may not have been available as being a sole proprieter.By being totally aware of all your options and avenues you have abetter Investment.

I also have for the past twenty three years sold an awful lot of Businesses and Commercial properties. I also mentor a lot of other Real Estate brokers in how they should approach selling and completing their transactions.
