I am a member of Res.Net, Equator, LPS and MLSWIS, SCWMLS and WIREX multiple listing services. I am committed to providing comprehensive, efficient and reliable REO services in a timely and professional manner.Services provided include Occupancy verification - within 24 hours of assignment. •Legal notices -Posted on premises as required. •Cash for Keys - negotiation with occupant to avoid eviction. •Broker Price Opinions - Accurate, detailed and timely-every 90 days or as directed by Client. •Trash-out Management and Inspection -Personal property and debris removal. •Securing the property - Rekey, Boarding, Winterize, Fencing/covering/removal of pools. •Utilities - Electric, Gas, Water, etc.Service activation and termination as required or needed. •Maintenance- Initial and ongoing interior and exterior services including housekeeping, yard, pool, and other services as required or needed. •Repairs/Improvements-Suggest repairs and improvements to maximize value. Obtain bids as required. Coordination and supervision of authorized repairs/improvements. •Listing services- post listing on local and Multi-board MLS, install lockbox, schedule Agent Caravan/Open House, install Century 21 branded sign and any Client required riders. •Marketing - Proven marketing techniques including, but not limited to: local print media (newspaper and magazine), radio, flyers, email, Open House, Craigslist, Facebook, YouTube, Century21affiliated.com, Century21.com, Realtor.com, Trulia, Zillow, Homes.com, Homefinder.com, Homesandland.com, and other sites available through distribution partnerships with Franchise and MLS.•MMR's - Every 30 days or as required by Client, to provide updated information on new comparables, showing feedback, and marketing strategies. •Weekly property inspections - reported and documented as required by Client. •Negotiation and Contract Presentation -All offers are negotiated and Contracts submitted using client-directed communication method. •Closing Coordination - All aspects of the Sales Contract are monitored for timely closings. •Accounting - Timely submission of expenses using client-directed format.Additional services provided as needed by Client.
