The more you write about your area's of expertise the more kn Frequently Asked Questions -WHY CHOOSE AN ASHI INSPECTOR?-WHAT DOES THE HOME INSPECTION ENTAIL?-CAN A HOUSE 'FAIL' INSPECTION?-HOW LONG DOES THE INSPECTION TAKE?-SHOULD I BE PRESENT AT THE INSPECTION?-IS THE INSPECTOR LICENSED OR CERTIFIED?-WHAT WILL AN INSPECTION COST?-WHY CHOOSE AN ASHI INSPECTOR?The American Society of Home Inspectors (ASHI) is the oldest, largest and most recognized non-profit professional organization for home inspectors. Since its formation in 1976, ASHI's Standards of Practice have served as the home inspectors performance guideline, universally recognized and accepted by Professional and Government authorities alike. ASHI Members are independent, professional home inspectors, like Bill Sutton, who have met the most rigorous technical and experience requirements in effect today. In fact, their experience requirements for Membership exceed what is required by the State of Massachusetts for licensing. ASHI Members are required to obtain 20 continuing education credits each year to keep current with the latest in building technology, materials and professional skills. ASHI Members also subscribe to a professional Code of Ethics that prohibits them from engaging in activities that may compromise their objectivity. Even the appearance of conflicts of interest is strictly prohibited. In the majority of transactions, the home inspector is the only professional participant whose sole allegiance is to the Buyer. return to top-WHAT DOES THE HOME INSPECTION ENTAIL?The scope of the home inspection is defined by a legal agreement/contract. The inspection will be performed in accordance with the Standards of Practice required by the Commonwealth of Massachusetts Home Inspector Licensing Law, CMR266, Rules and Regulations. In general, the home inspection includes a visual observation, professional opinion and written report on certain readily accessible areas of the home and property including the following limited systems or components: Exterior, roofing, structural, electrical, plumbing, heating, central air conditioning (weather permitting), insulation and ventilation and general interiors. return to top-CAN A HOUSE 'FAIL' INSPECTION?No. A home inspection is not a pass or fail process. It is not an appraisal (for value) or a Municipal Code Inspection either. Therefore, Bill Sutton will not "pass" or "fail" a house but will give you his professional opinion of the current condition of your prospective home in accordance with the Standards of Practice. return to top-HOW LONG DOES THE INSPECTION TAKE?The average time of a home inspection is approximately three hours for a typical 3-4 bedroom house. Larger, older and more complex houses may take longer. Other factors which may effect the inspection time include houses with many problems, houses that have not been properly maintained and the number of questions arising during the home inspection process.- return to top-SHOULD I BE PRESENT AT THE INSPECTION?Absolutely. Bill Sutton strongly encourages you to get involved in the inspection process. You may be asked to hold the flashlight while he probes a damaged beam. You may operate the plumbing fixtures upstairs and observe the pressure, flow and drainage while Bill is in the basement looking and listening for possible leaks. By accompanying Bill Sutton around the entire house, by observing and asking questions, you will learn about the condition of your prospective home. You will also learn how its systems work and about any problems and concerns he may find. Additionally, you'll be given suggestions on proper maintenance...information that will help protect your investment and increase its worth over time. When you get involved and directly participate in the inspection process and see that Bill Sutton has examined all that's humanly possible, by all reasonable standards, you will have a much clearer understanding of the house you wish to purchase. You will also understand another very important aspect of home inspections...you will realize that there is no crystal ball to forecast the exact life of the systems and building components and there are no X-ray eyes that can see what's not visible and not accessible. You will be much more cognizant of the limitations with which we all deal. Realistic expectations are vital for a good home inspection and a satisfied Client. Therefore, we strongly encourage your presence at the inspection so we can help you learn: About the condition of your prospective home...both the good and the bad. To understand the significance and perspective of the inspection findings and your written report. How systems work. The importance of maintaining your home What can and will be inspected. (Standards of Practice) What can't and will not be inspected. (exclusions and limitations of the Standards and the inspection) Realistic expectations of an inspection. To be an informed Client. To make an informed decision. To become a "partner" in the inspection process, a friend and a long standing satisfied client. These are our primary goals and objectives in encouraging your presence. Finally, by attending the inspection you will see the extraordinary efforts Bill Sutton undertakes on your behalf and you'll experience first hand the wealth of general knowledge that he has regarding home inspections. And, like thousands of his other satisfied Clients, we are confident that you too will be appreciative and impressed with his efforts during your inspection. return to top-IS THE INSPECTOR LICENSED OR CERTIFIED?Bill Sutton is a MA licensed home inspector #388 and a Certified Member of the American Society of Home Inspectors #224. return to top-WHAT WILL AN INSPECTION COST?Fees vary depending on size, age, location and type (single, multi- family, condo's or commercial) whether it has a basement or crawl space and if any out-building(s) are to be included. However, you should not let cost be a factor in determining whether or not to have a home inspection performed, or in choosing your home inspector. You should consider the money spent as an educational investment that will more than pay for itself. The most important considerations should be the qualifications, training, experience and objectivity of the inspector as well as any professional affiliations he may have. When shopping for a home inspection many people, for lack of a better gauge, rely on the price of the inspection as the determining factor. The dollar difference between the low-end inspection and the high-end is usually around $200 to $300 more. This may seem significant. However, let's put this in perspective. For many, the purchase of a home is the largest single investment they will ever make. If you were going to invest you life's savings, would you rely on the cheapest financial advisor or would you want the most competent professional... the best you could find? A home inspection is very similar. You are about to invest hundreds of thousands of dollars; an additional $200 - $300 is a relatively small amount of money to spend in order to best protect that investment. No matter how much you want it to be true, all inspectors, even if they are licensed, are not the same. As with most professionals, higher fees usually reflect those with a greater investment in their profession: better education, more expertise and experience, superior skills, qualifications and training, willingness to spend more time, objectivity, exceptional ethics, competence and thoroughness...intangibles...desirable qualities, things that increase the overhead, but ultimately provide better consumer protection and a far greater value. So be cautious, because a cheap inspector may not be indicative of a bargain and unfortunately is often indicative of an inspector who will not spend the time or have the skills, experience (the State of Massachusetts only requires 150 inspections to become licensed) or the inclination to do a thorough, professional job. Remember, every home inspection "Horror Show" you may have seen on the news and virtually every one I've ever heard of in my twenty-five years of inspecting, was performed by a low-end inspector. Consumers need to take responsibility for their choices. The inconsequential amount of money saved by choosing a low-end inspector may ultimately cost you much more. The simple reality is: "You get what you pay for". Finally, Bill Sutton is a pioneer in this business, has performed over 7,000 inspections, is loved by his Clients, respected by his peers and is the recipient of the most coveted awards in the home inspection profession both regionally and nationally. He is one of the best... so don't settle for less.
