As Your Listing Agent: (ABC's)I work with you to make sure your home as attractive to buyers as possible.  We will sit down with a Market Analysis to establish a competitive selling price, review your home and yard for suggestions on simple changes to improve that so important "First Impression", and even go over possible enhansements and repairs that may be necessary to make prospective buyers love your property.

I'll prepare all the flyers, in home Presentation Booklets, place your property in local advertising media through Real Estate Publications and advertising packages to properly market your property in an aggressive manner.  Your property will also be listed on the regional MLS (Multiple Listing Service) to be seen by prospective buyers and all area Realtors, listed on my web site , as well as, many highly visible consumer web sites.  Of course there will be the "old reliable" yard sign in your front yard and "home for sale" pointers at nearby intersections.  You will always be informed of the status and activity of your property listing, as well as, being able to consult with me about current market trends and the resent showings feedback.  I'll take care of the marketing, the scheduling of showings, the preliminary work with other agents, and we'll work head to head on your aggressive contract negotiationgs.  When it comes to that wonderful closing, I'll be there to make sure you are comfortable with the process.  Throughout the process, I'm always available to answer any questions and help in anyway possible.

As Your Buyers Agent: (ABC's)As your Buyer's Agent I work for you.  It's my job to make sure you are exposed to all properties on the market that fit your wants and needs.  I'm a great listener, and I feel that is the first and strongest quality required of a Buyer's Agent.  It is so very important that I understand exactly what you are looking for, otherwise your time will be wasted.  During this period, it is most important for you, the Buyer, to speak to a bank or mortgage loan consultant.  Knowing what you can afford, what type of payments you will be comfortable with and what kind of interest rate and terms you will need is SO very important.  We can work face to face using print-outs of property specs and photos, or through emails to look at and compare properties.  Narrowing the search in this manner can save you hours of endless riding around and walking through properties that you care nothing about.  Once we narrow the search through research, we start visiting until you are satisified with your choices.  Through this process, I'm watching and listening to your reactions to see if we need to vary our search.  If you're not happy, I'm not happy!  When we find that perfect property, then we're ready to do a CMA on the property and make an offer.  Once we get through the negotiating, you're ready to get back to your bank or mortgage loan consultant, we're ready to discuss types of Home Inspections and schedule a closing.  Always, I'm available to you to discuss any questions or concerns you may have until closing and beyond.
