Having earned my Certified Commercial Investment Member designation or CCIM and after spending 98% of my entire 28 year real estate career in property management and commercial brokerage I needed a change and decided to switch gears and get into residentail. I do know how to structure a good deal where everyone wins and have developed some excellent negotiatating skills having done deals with Wal-Mart, Chase, Jiffy Lube, Dunkin Donuts and many other retailers. I believe my commercial skills transfer nicely into the residential side of the real estate business and look forward to serving my clients real estate needs.


Pat is a preferred partner of Chase bank working with people facing foreclosure under their "List Assit" program. In this program Pat helps people in foreclosure receive some money to do a cooperative short sale. His team ensures the lender does not pursue a deficency judgment against the homeowner, saving them thousands in tax liabilty. Pat understand homeowners must consult thier tax advisor and insists all homeowners do just that when going thru a short sale, cooperative or not.

Pat enjoys working with homeowners looking to buy and sell and while he wishes the situations people face in today's market were not so challenging, he always goes the extra mile ensuring his clients get the best possible deal they can. Pat also enjoys helping people who have suffered thru a short sale or foreclosure in finding a new home. While banks will not lend to many of these clients Pat has been able to help many of these former homeowners with thier goal of owning again by introducing them to working with investors. One program in particular gives his clients the opportunity to own a home again thru leasing with the option to buy. Thru a large institutional buyer Pat helps people who banks will not lend to qualify for the opportuntiy to lease a home. Prior to commencing a search for a home to lease the client is told the sale price range of homes they qualify for and the subsequent rent the lease will reflect. They are given a one year lease where they can exercise an option to buy the home at the predetermined price, for up to 5 years. This large institutional buyer will also upgrade the kitchen and baths of the home Pat's clients choose for much less than the homeowner is able to thru the economy of scale the investor enjoys by purchasing so many homes to rent.
