Get to know Shane Karns

We started with Century21 out of San Marino, CA. After several very successful years we decided to open our own firm with a few partners. With a very unique marketing style our listings stand out from other agents. This is a must in order to make sure our clients properties receive the recognition they deserve. A few of these things include being members of 5 major MLS systems (most agents only use one). This is very important point as several areas in L.A. have more than one MLS (in a perfect world there would be/should be only one and most sellers don't know that).  In addition, we prepare very detailed presentations complete with digital pictures (enhancing each picture for color and clarity with photo shop), various maps to help with location and property boundaries, a very extensive email and web campaign, virtual tours, DVD's, full color flyers, surrounding mail outs...etc. We are very tech oriented and have immaculate digital filing systems (automatically backed up every day).  In fact, most of our contracts are signed digitally over the web and require very little effort on the part of buyers and sellers.  That said, we're certainly not opposed to meeting in person, using the snail mail or faxing. It's always about what's easiest for the client!


We specialize in working with sellers in the North East Los Angeles. Our office is based out of Pasadena (and we do business there to), however, we've sold many properties in and around Eagle Rock, Mount Washington, Highland Park, Echo Park, El Sereno and other surrounding locations.  In addition, we have a unique skill in selling vacant land. In fact, this used to be our main focus and it's the main reason our marketing presentations and programs stand out.  As you might imagine the pool of buyers for vacant land isn't as big as the pool of buyers looking for houses.  This simple fact required us to learn ways to make our clients properties stand out from the crowd and to market them to larger audiences.  When this same aggressive style of marketing is used on homes, the results always speak for themselves!
