I had one of my best years last year, in spite of all the "negativity" in the marketplace. I can attribute this success to the many wonderful "reasonable" clients who entrusted me to work closely with them, in order to sell or buy their properties. They consistently listened to my suggestions, did their homework, and were prepared!

1. My list to sales price ratio's for the listings I marketed for my SELLERS last year, was over 99.4%. My Sellers kept more equity from the sale of their properties, marketed and negotiated by me.
2. My list to sales price ratios's for properties I negotiated on behalf of my BUYERS, was 91%. My Buyers paid 9% less than the list prices, of homes they purchased through me.
3. I work on the tough cases: Properties that had been previously cancelled or expired with other agents. One of the properties I decided to list, had been previously listed by another agent, with no results for over 15 months. MY RESULTS: Two FULL price competitive offers within the first week.
4. Every home I have ever listed or sold has appraised out.
I run a results oriented boutique operation which focuses on quality service consequently, I do not take every listing opportunity I am presented with. My goal is not to amass a large amount of listings and buyers, which could potentially sacrifice my exceptional service standards.
Every property has a unique story. Every client has unique circumstances and needs. Marketing plans, staging, pricing and negotiating strategies are unique to each property.
The economy, interest rates, the local market, trends, activity, feedback has to be consistently monitored, communicated and reported.
