I am connected with a bulk NPN & REO tape/portfolio provider. Commercial NPN is currently available, REO/residential is in limited supply. Minimum tape size is $25M for direct buyers. The REO lists are supplied for buyer approval. Residential and commercial real estate is available. Proof of funds is absolutely necessary and there is a non-negotiable 4% purchasing fee.
A "proof of funds" letter (*on letterhead or financial statement) is necessary to show the seller that the buyer is ready & capable of buying. Since this is a live product - a list of properties will be provided to a buyer that is ready to purchase; this limits "window shoppers." The REO portfolio is provided to the buyer & all properties contained within are pulled off the active market. The list of properties is generated in 7-10 business days. After a list is obtained, there is a 7 day due-diligence period & 3 day funding period. Buyer (i.e.: funding source) can request the title and escrow companies. Failure to purchase for an reason will result in being black listed.
