I've sold homes with AHS policies and for the most part the buyers have been happy with AHS. Managing their expectations can help though. Any home owner can encounter long waits and difficulties when dealing with a repair service. AHS does as promised and the homeowner will get the repair or replacement if needed. But like any service there can be frustrating delays, mistakes or confusion along the way. One thing I've learned is to highlight any exclusions to the coverage. Depending on the type of policy, things like AC or the water heater may not be included. If the homeowners is assuming everything is covered they may end up feeling cheated. That isn't a failing of AHS, it's a mater of making sure the homeowner reads the policy. I like to empasize the exclusions to avoid these disappointments. Several clients have continued their policies every year since purchase. they are happy customers. Others find the deductible and policy cost is not worth it for their needs. For people who hate to do their own repairs or have some older appliances and want this insurance, a policy with AHS can be a good investment.
