Ontariorci was created to provide our clients full real estate solutions in the South Western Ontario Region. As our clients have grown, so have we; our system has continually improved, and will continue to improve, in order to strive to provide some of the best service that can be provided in the real estate industry. People often ask what the RCI in our name represents: this stands for Residential, Commerical and Income properties. We have found that these are our three areas of expertise and continual success. Residential Collectively we sell millions of dollars of residential real estate each year, but perhaps more impressive than our volume, is our rate of success selling residential listings; we have sold over 75% of these listings through 2008, and this being in a tough market where less than 40% of total listings are selling. Ask us about our techniques (including the traffic based approach to selling) that beat out the competition time and time again. And Buyers: we actually listen to what you're looking for in a house, and do not chase commissions. We promise this means a leaner, faster, and more enjoyable home search. And a final note: if you have some modest equity in your home (or income property), let us show you how to pay off the remainder of that mortgage in approximately 10 years without your monthly payments going up, rather than that 25 year plan your bank was nice enough to give you. Commerical Commercial properties can be tricky, and you have to have a Realtor with a knowledge base to maximize the chances of sale, and matching buyers with the best properties possible. For example, some commercial properties are basically the sale of a building; some are the sale of an income property, and some are essentially the sale of the business. Each situation has a very specific, and very different approach. We know these approaches, we know where to advertise to maximize interest, and we efficiently anticipate various snags and pitfalls long before they happen, saving you time and money (and aggravation). This is an area we have to deal with on a regular basis, and are quite comfortable dealing with its complexities. Income Properties We have a strong reputation in the South Western Ontario corridor for income property sales. Not only do we act as Realtors for income properties, we own income properties. We even teach income property investment at some of Canada's largest private institutions. We know the difference between cap rates, coverage ratios, and GRMs. We understand what appraisers and lenders are looking for, and we have a long list of property managers, contractors, tradesmen etc. that you can utilise. Over 80% of our client base does not live in Windsor; that means we have to have a top end network in place to support your investments in the region. Think of us as your income property financial advisors; we focus on the long term growth of your real estate portfolio.
