My 3 Tech Tools That I Started Using 2024

It does feel like we are drowning in a sea of new technology! To be honest, I was hesitant about using it, mostly lazy! I didn't want to learn anything new! I have always said though "if you ain't learning, you ain't earning!" So I decided get off my lazy behind and check out some new technology and hopefully make my business easier. 

1. CHATGPT 

I have no idea what it stands for but my office had a zoom training on it so I joined the meeting. HOLY COW! I use this feature everytime I have to write a description for a new listing. It made me realize how uncreative I really am when it comes to describing a home. 

MY Description

3. Apple Podcasts

Since I moved to the country, almost everywhere I drive is 30 minutes to an hour. This is a personal app I use when I am driving. I listen to a few Real Estate podcasts, but I love true crime & scammer podcasts!  The two I reccomend to you are Scamanda & Noble.

How fun, Tracy.
I also love ChatGPT (Chat Generative Pre-trained Transformer). I use it quite a bit to generate prompts for creating AI images. I've also had success using it for outlines. I'm retired, so I don't need it for listing descriptions, but it's a very useful tool for lots of things.

I'm not familiar with the Staging software but that might be kind of fun to play with. Is it Free or have a fee?

I drive a lot and mostly listen to Audible books, but podcasts are an excellent option, too. Most of them are free, aren't they?

Hi Carol, Thanks for the definition.  I need to use it for more than descriptions it looks like !

Staging software is not free. Box Brownie is the best IMO, but Virtual Staging Ai is cheaper. They don't always get the room right, like putting a couch in a kitchen! Box Brownine lets you list what you need in the room, but more expensive to use! 

The podcasts I listen to are free. I would probably not pay to listen!

I have never used virtual staging, but I am seeing it used more and more. Yes ChatGPT is a god send for descriptions and all sorts of other things too.

Hi Tracy- love all 3!!!  I'm using ChatGPT to help me write prompts for pictures. I am a fan of virtual staging. It can be less than having a stager bring in furniture and accessories.

Hi Brian, Try it you will like it! See if you can find a title company that may be doing a class on ChatGPT. It is really easy and I know it does more, I just have to find the time to explore it more!

About half of the downloads of my podcast are coming from Apple Podcasts. Mind you my podcast is a niche of a niche of Real Estate but no other podcast platform is even close to delivering like the Apple site.

Hi Kat, I like it better than books on Audible. You just have to find what topics you are interested. I have stopped and started many podcasts that I thought interested me but they had foul language or was boring. It takes a bit of time, but I think you will like it. I mostly listen while driving in DFW traffic!!!

Hi Doug, Put this example in the ChatGPT prompt: "Write a compelling listing description for 123 Easy St, ranch style home, near the lake, with 3 beds, 2 baths and a 2 car garage. Updated kitchen with granite , primary bedroom with tiled shower. 2 other bedrooms are nice size.  Large covered patio backing to a greenbelt, in 2000 characters or less" See what it comes back with! You have to stilll tweak it to make it match your listing.

Tracy, great that you found the tools that helping you in work and personal time. I see more and more of the virtual staging, it does give a better sense of space in photos.
