trusted business relationships: Consumers Can See Right Through You - 09/14/22 11:30 AM
Consumers Can See Right Through You!

Some people think that transparency means letting it all hang out online in party scenes, showing off the golden globes or divulging confidential information (TMI). All of these things have a place in business, if...
You are a:
nightclub owner that is attracting patrons to partake stripper or escort wanna be, looking for supportive money sources main stream media outlet, driving traffic with salacious headlines
In my opinion, transparency in real estate is sharing part of yourself that matters to homebuyers / sellers. They may also look for longevity and experience when researching a real estate … (50 comments)

trusted business relationships: Not every relationship needs to be saved. - 08/22/22 07:11 AM
Not every relationship needs to be saved.

A woman borrows $1,500 from a friend, promising to pay it back as soon as possible. For several years, she was asked to honor the past agreement. Instead of doing the right thing, she sends a letter from an attorney, with a cease and desist demand to stop harassing his client.

Is that any way to treat someone who was there to help?

Every relationship depends on honesty between parties. If that is lacking, there is no trust. When someone gives you their word, they are bound by a promise but do not always follow through. This is … (16 comments)

trusted business relationships: Stupid is as Stupidous - 12/14/21 10:23 AM
Stupid is as Stupidous

Part of being looked upon as a real estate professional pertains to a higher level of conduct. An ever important aspect is how we are perceived by consumers and fellow colleagues. The lines often become blurred.

For example:
A Women's Council of Realtors meeting at a residence, later turned into getting naked and jumping into the homeowner's pool. While the people engaged in that activity thought it was okay. It really wasn't!
Agent fell short of honoring the agreement to specifically be present to show the home. Seller discovered that he was on an extended trip to Florida with his wife. … (34 comments)

Thanksgiving 2021: TRUST in BUSINESS

Trust, to me is the foundation of all relationships, built strong, it will last a lifetime. Build it upon lies, weakness and deceit and there is no other course but to eventually come tumbling down.
Trust is the glue of life. It's the most essential ingredient in effective communication. It's the foundational principle that holds all relationships.
~ Stephen Covey

For some, trust doesn’t come easy, and once gained, ought not be intentionally broken because once gone, it might never return. A lifetime may be spent trying to get back into good graces.
Trust is the easiest thing in the world … (12 comments)

trusted business relationships: Kibitzed with clients lately? - 07/26/21 09:21 AM
Kibitzed with clients lately?

Excellent communication is good for business relationships and can encourage successful outcomes. Picking up the phone and making the call or visiting in person shows sincerity.

Following through quickly when I agree to do something for clients is just as important. If something keeps me accomplishing that, I relay that as soon as possible as well.

At this point in my career, more than 85% of business is referral based. Past clients refer me to friends and family members due to an established trust relationship.

The work pipeline continues to grow as buyers wish to make southern Utah their final destination … (14 comments)

Nerdin Gardens: Beanstalk and the Corn has Ears!

Trusted relationships are maintained with tried & true methods but do you know why it's important to avoid telling secrets while in the garden?

Because the corn has ears, the potatoes have eyes and the beanstalk!

Part of a real estate agent's fiduciary duties is to keep client information, both personal and financial, private and safe from all outside parties, further acting in the best interests of buyers/sellers.

Making reckless, false or misleading statements may adversely affect everything in progress. Only the signed names on a Listing Agreement or Buyer Broker agreement are privy to the transaction.

Never relay details of a Real Estate Purchase Contract such … (33 comments)

trusted business relationships: Little lies, blatant deceit and skewed statistics. - 04/11/20 03:18 PM
Little lies, blatant deceit and skewed statistics.

Verifying data from Internet super-highways and bi-ways is crucial. Otherwise, the result may be hearsay, scuttle-but, Fake News or National Enquirer-esque sensationalism, which is currently running rampant in the world.

As real estate industry professionals, we are held to a higher standard by detailing facts to clients when buying or selling property. Getting caught in a teensy-weensy, little lie can destroy the strongest of relationships.

Another reason to educate clients on some national real estate related websites. They are ineffective, touting blatant deceit. In other words, their statistics are incredibly skewed and undependable.

Using reliable sources with clear and concise language with clients, creates trust on important commitments when achieving their real estate goals. This allows the truth to guide, … (12 comments)

trusted business relationships: Wanda, we only trust one agent. You! - 02/15/19 02:52 PM
Wanda, we only trust one agent. You!

Music to my ears from a long-time past client who has referred my services to family members and friends. No prompting necessary, just a sincere statement made during a recent face-to-face conversation.

Maintaining personal and professional relationships means a genuine effort must be made to stay front of them. Monthly newsletters, quarterly mailings, an invitation to a favorite, local event are good, soft touches.

This particular client told me when first meeting, that he did not trust any real estate agents due to a past negative experience.  I became determined to change his mind. We started looking for homes and finally found one … (5 comments)

trusted business relationships: Do What Works. - 08/22/18 07:14 AM
Do What Works.

Tried and true methods implemented consistently gain desirable results. Hard work remains a priority for most of us, though some think taking an easier approach takes precedence. Have you ever been taken by a heavy hitting, high pressure salesperson who promised spectacular results but instead were lackluster?

You were enamored because it sounded so good!

I have and apparently many others have experienced the same thing, whether it involved purchasing a vacuum cleaner, high cost alarm system, grocery cart advertising, bus stop bench ads, timeshare, hair care products, diet pills, etc. The list goes on and on as emotions are targeted with a … (20 comments)

Residential Relocation/Referral. Rinse and Repeat!

This is an entry to the July contest, Your Riches Are in The Niches! When first starting my career, I thought that on-site sales was THE place to be. That did not last long as I prefer to be consistently on the move.

Besides, people at that time, were buying or building few upper-end homes in the area. Those in the industry that survived that last downturn in the market can attest to the importance of trusted business relationships.

That time was difficult for everyone in real estate and no one was immune to some of its devastating effects. Wanting to make a positive difference, … (8 comments)

trusted business relationships: A ‘no compete’ referral? - 03/24/18 07:45 PM
A ‘no compete’ referral?

This is the second time to be presented with this offer in my career. The opportunity to meet with potential sellers without interviewing other real estate agents to list a home. We discussed wants and needs and then familiarized ourselves with each other.

And the answer was: Yes! yep, affirmative, uh-huh, agreed, all right, aye, beyond a doubt, by all means, certainly, definitely, even so, exactly, fine, gladly, indubitably, just so, most assuredly, naturally, of course, okay, positively, precisely, sure thing, surely, true, undoubtedly, unquestionably, very well, willingly, yeah, head moving up and down.

No need to ask me twice about this unusual situation and what a … (21 comments)

Sending out L♥VE Letters!

Past and present clients will be receiving a special Valentine's Day sweet treat in the mail to show appreciation of our continued relationship. A soft touch is my approach of choice with a follow up call.

Consistent methods gain positive results, especially when clients are in need of real estate related services. Of course, I am also the reliable local source for recommendations on car repair, hair salons, doctors, etc.

Try sending out something of value to those who matter in your business sphere. The pay off is huge when a call comes in with a simple Thank You or when it prompts an unexpected quick visit to … (9 comments)

trusted business relationships: Be genuine and unique up on yourself! - 01/03/18 11:29 AM
Be genuine and unique up on yourself!

Individuality sets you apart from anyone else. When trying to impress sellers in a competitive listing appointment or when first meeting buyer clients, remember that you offer something of value that no other can.

A great place to start is to:
Be confident with the information you convey  Tout your business model and organizational skills Show market savvy in the communities you serve Discuss your real estate strengths not weaknesses Avoid comparing yourself to others in the industry
Remember, there is always someone else working harder but a sincere connection can be felt immediately by those on the receiving … (15 comments)

MAKE a WISH Before You BLOW IT!

Starting out a new career in the real estate industry is often met with excitement and high expectations. This is a business that depends on creating trust relationships to build upon for success.

The following are some things that have worked for me during the many years in the business:

Be sure to report facts based on reliable information. Refrain from haphazardly throwing information out there just to capture attention, otherwise you may lose integrity with consumers.
Practice only within the scope of the industry in which you reside. Avoid giving mortgage, tax or legal advice unless licensed as a mortgage professional, accountant or attorney.
