Rental Rates Across Ottawa to Increase Another 9% in 2019

Rental rates in Ottawa have seen a significant increase in 2018. The vacancy rate for Ottawa according to CMHC's Rental Market Report released for 2018 had Ottawa at a 1.6% vacancy rate. The average rent for Ottawa was $1,174 up 5.6% over the previous year.Vacancy rates across the City have been similar across different types of rental types. The lowest vacancy rate being for bachelors units which has a 1.3% vacancy rate while two bedrooms have a vacancy rate of 1.8%.Rental demand continues to be strong with condominium rentals offerings declining slightly while the demand for such units held steady. Ottawa's employment and population growth is supporting the overall housing demand we've been seeing lately.Ontario has seen an increase of approximately 35,000 people in Q1 of 2018 largely due to the increase in inter-province and international migration. This is almost double the amount of Q1 2017. Immigration provides some of the increasing demand for rental accommodation as these people tend to rent for a few years before becoming homeowners.The newest mortgage rules changes and rate increase has also been a contributor to the rental demand. Many young professionals are choosing to rent instead of buying, as home prices in the City of Ottawa continue to rise at a rapid pace. The suburb of Orleans saw a total of 115 bungalows sell in 2018. This is a decrease of 4.9% over 2017. Bungalows have become quite popular as Ottawa's population is ageing and a large portion of people are looking for property types that could support them in the later years of their life. Elderly buyers or buyers with mobility issues will favour bungalows over 2 storey or other types of properties that have stairs.The suburb of Orleans continues to grow with lots of new constructions happening South of Innes Road. However, new home builders tend to focus their attention on single family homes and freehold townhomes that yield a higher return on their investment. This leaves buyers fighting to pick up the existing inventory of bungalows already built.The large majority of bungalows in Orleans are located in the area North of Innes which is considered the older part of Orleans. Most of these homes were built in the 70's and 80's and feature generous size lots with mature trees quite a different setting from the newer subdivisions such as Avalon where lots are smaller and homes closer to one another.The average sold price of bungalows sold in 2017 was $425,860. Ottawa Housing Market - Most Active Price Point

The Ottawa real estate market is seeing a low inventory of homes and condos. The City has seen good price growth in most urban and suburbans neighbourhoods since January. Although most homes are selling quickly with the average days on market for condos 51 days which is a 13.3% decrease from November of last year. Residential homes are also selling 10.5% quicker than November 2017. The average days on market for residential homes was 44 in November of 2018.The most active price point continues to be the $300,000 to $499,999 price range. This price bracket accounts for 47% of all home sales in Ottawa.
