This morning on the Today Show their real estate guru suggested that sellers should price their homes 10% to 15% below market value.  Her theory is that buyers are knowledgeable and will realize that the home is underpriced.  It will definately be the best home in its price range so buyers will come to see it, and they will immediately make an offer.  This will result in immediate multiple offers which will end up with the property selling over listing price and back up at market value.
