Forty-two new listings went on the market in Crofton during July. Twenty three of the new listings were detached homes, four were condos, and fifteen were townhouses. Eight of these new listings are already under contract. (Down from 55 last month, up from 39 in July 2013)

Crofton Real Estate Sales UP (and down) in September 2013 Crofton real estate news in September was very good, when compared to September 2012 - at least in most categories we track monthly.  Month to month statistics were not quite so positive, however, in the face of rising interest rates in July and August when contracts were written for most of the sales that closed in September.
Units sold: 22  - Up 22% over 18 last year, but down 50% from the 44 of August 2013. Days on market: 48 - Down over 27% from 66 last year, but up 60% … (2 comments)

The CNN Money annual list of the Best Places to Live 2011 includes Crofton MD at #82.
Most people in Crofton and the greater Crofton area would agree that our community is a “Best Place to Live,” but Money has some stats to back up their claim.

In my experience, the primary reasons most people choose to live in Crofton and the surrounding area are not reflected in these statistics.

The real estate market in Crofton, Maryland, is alive and well, even though the tax credit has ended.
The median sold price in Crofton, last month ($335,000) was the highest we’ve seen all year, except for June when most tax-credit properties closed.  In other words, half the homes which sold were higher-priced and half were lower-priced. 27 homes sold in Crofton during August, up two from the previous month and up one from August 2009. If you live in the greater Crofton area and haven't yet discovered Gambrills Flower Farm, you need to head on over there today!  It's located on Route 175, about a mile or two west of Route 3, and about 5 miles east of Fort Meade.

 
They brought three truck-loads of hanging baskets, annuals, perennials and patio-size containers to display in front of Crofton Country Club at the garden club fashions show last week.  I've never seen such magnificent flowers... 'not surprising that they nearly sold out.

Good news for home owners in Crofton MD...  The number of homes sold in January 2010 was UP 160% from the same month in 2009.  This year's magic number was 13 compared to only 5 units sold in January 2009.
Unlike some other months, when there was just one item of good news to report, we have other positive indicators for real estate in Crofton - at least for January 2010:

This memorial service will be held at 7:30 p.m. tonight at St. Elizabeth Ann Seton, 1800 Seton Drive in Crofton, off Rt. 424 near Crofton Middle School.  It will be the premier of this music East of the Mississippi and the National premier of the arrangement created especially for parish performance.

Long and Foster agents in Crofton, Maryland, jumped into action when I told them about Operation Christmas Stocking, just five days ago.
There were so many bags and boxes of goodies in my office, two days later, that I could barely make a path to my desk.  Yesterday, several agents and family members showed up to fill 101 holiday gift bags!
 


Toiletries, toys, playing cards, puzzle books and pencils, notepaper and pens, candy and lots of other things overflowed the holiday gift bags, along with a hand-wrtten Christmas card to say "thank you" to the gift bag recipient.

Good news:
More homes sold/settled during September 2009 in Crofton, Maryland, than September of the two most recent years, although we’re nowhere near the number of the bubble year 2006.  More good news:  “Days on Market” are down almost 15% from the same month last year, and Both the average and median prices are up slightly from September a year ago. Chapman Farm is a community of more than 500 detached homes built in the 90's on the west side of Reidel Road in Crofton, Maryland.
It's a beautiful community of well-kept homes built around a designated "historic" home and outbuildings on a site now used as a community clubhouse and playground, with ample parking.
No doubt about it... home buyers love Chapman Farm!  Nearly 30% of all detached homes that went under contract during August in Crofton were located in Chapman Farms.  These homes ranged in price from roughly $485,000 to $585,000.  Now there are only four active listings remaining on … (2 comments)

Real estate statistics for Crofton in July 2009 were much improved over last month and, in some categories, over the same month last year. 
Average days on market for sold properties declined over 45%, from 122 in 2008 to 66 July this year -  which was nearly the same as the difference between last month and this. The number of units sold in July 2009 (33) is stable, compared to the same month last year (34). Median and average sold prices are down less than 5% from last year.
