nyc: Baby Boom + New Construction Boom = School Overcrowding - 08/09/10 02:36 PM
Three years ago I wrote a blog titled Baby Boom in Manhattan: Suburbia in the 21st Century. I reported that since 2000 according to census figures, the number of children under age five has increased by more than 32%. Children under 5 account for more than 1 in 20 Manhattan residents.
Any one who has been to Manhattan especially the Upper West Side in the last decade could not help noticing the cavalcade of baby strollers through out the city's broad sidewalks. The blog was about the demographic shift and how Manhattan has become suburbia in the 21st century. It was about … (23 comments)

Proposed changes in state and federal law, with respect to the sale and possession of firearms that have been transported from outside New York State.
For those not familiar with NY politics Kristan Gillibrand was appointed by Governor Patterson to fill Hillary Clinton's Senate seat. A relatively unknown conservative democrat congresswoman from a rural upstate NY district, Gillibrand had a 100% approval … (11 comments)

nyc: Diversity=Tolerance=Talent= Economic Growth: NYC Above The Rest - 08/03/09 09:03 AM
What makes New York City "The Empire City", "The Big Apple", "Gotham" different from the rest of the United States?
Diversity, Tolerance and Talent. Although most major American cities are diverse, New York represents the widest variety of cultures and ethnicities. With more than 8 million residents, one can see people from hundreds of different cultures every day. Diversity is responsible for making New York City such a tolerant place.
The city's reputation for diversity and openness explains why New York's population density is steadily increasing in contrast to many other American cities.
Multi ethnicities and socio-economic demographics can be found on every NYC … (4 comments)

nyc: Hillary Clinton's Bill: Millions for City Transit - 08/01/08 10:50 AM

NY1 reported Senator Hillary Clinton is pushing a bill that would send millions of dollars to the city for mass transit. The Saving Energy Through Public Transportation Act of 2008 would provide $1.7 billion over two years to systems across the country that show dramatic ridership increases. New York City would receive $237 million out of the pot for handling nearly one-third of the nation's transit passengers. Clinton says the funds would allow mass transit systems to lower fares and expand operations.

nyc: New York Legislature Update: Taxes - 06/24/08 01:03 AM
The New York State legislature with strong support from REBNY (Real Estate Board of New York) has passed and the Governor has signed a bill (A10688/ S07714) that extends the coop and condo real property tax abatement for four years. The passage of this legislation extends the 17.5% reduction in a property's assessed value (25% for properties assessed at less than $15,000).
In these difficult economic times, with financing more difficult and rising prices, this continued significant reduction in property taxes is needed more than ever.
The Governor also at REBNY's urging signed a bill (A11114/S7066) that would permit multi-year tax exempt financing … (7 comments)

nyc: Green NYC Less Vulnerable to High Oil Prices - 11/08/07 04:56 PM
According to an article in Crains New York Business NYC is less vulnerable to increases in oil prices.
New Yorkers save gas money by taking the city's subways and buses, while local utilities avoid relying on crude oil to power homes. With oil prices at $100 a barrel, New York City's economy is better positioned than other urban areas, primarily because of its extensive public transportation system. The majority of New Yorkers other than taxi drivers don't pay for gas. 55% of the city's commuters took public transportation to work in 2006, according to the Census Bureau, while only 29% drove or carpooled. The money saved by taking the city's … (8 comments)

nyc: "Recent Sales Information" Now On NYC's Department of Finance Website - 06/02/07 11:39 AM
Last August, a state law went into effect allowing the city to make co-op sale prices available to the public. I wrote a blog about the new transparency Coops sale prices public record. I've also wriiten several times about ACRIS the city's Automated City Record Information System.
While it is great that the information is public it is difficult to use and understand by most non real estate professionals. First you need to know the block and lot number for records you are looking to locate once you find the record it only has a sale price and does not give any … (2 comments)
