Hurricane "Earl" watch is in affect for New York City and surounding areas. In the event of a hurricane, the City will activate its Emergency Operations Center on a 24-hour basis.
If your apartment has a terrace or balcony, make sure nothing can become airbourne during a high wind condition. This includes awnings, umbrellas, boxes, plants or trees, outdoor furniture, toys etc. At the same time, make sure the drains on your terrace are free from debris that can create a flooding condition. Before, during or after a hurricane, residents can call 311 for information.

manhattan: Low Appraisal: Be Prepared! It Shouldn't Be A Deal Breaker! - 08/20/10 04:32 AM
There has been a trend for low appraisals. Banks are pushing for low appraisals, and often won't accept a second appraisal or if they do they take an average of the two. In NY banks are no longer allowed to hire appraisers. They have third party management companies hire appraisers. They come off a rotating state roster so they are not always familiar with the area, neighborhood or buildings. Not that many ever were!

Three years ago I wrote a blog titled Baby Boom in Manhattan: Suburbia in the 21st Century. I reported that since 2000 according to census figures, the number of children under age five has increased by more than 32%. Children under 5 account for more than 1 in 20 Manhattan residents.
Any one who has been to Manhattan especially the Upper West Side in the last decade could not help noticing the cavalcade of baby strollers through out the city's broad sidewalks. The Upper West Side extends north from 72nd Street up to 96th Street and is bordered by Central Park West and Riverside Park. There are two #2 and #3 express subway stops on the Upper West Side at 72nd Street and 96th Street on Broadway. Both station head houses have have been recently renovated. The 96th Street station  has a futuristic looking glass dome. The new station opened but is expected to be completed next year. Both stations are located in the Broadway median. The 8th Avenue subway B & C trains run along Central Park West.

There has been a lot of discussion lately about FHA loans. There have been numerous articles not only in respected publications like the NY Times and the Wall Street Journal, but from local blogs and websites. Many seem to confuse Manhattan with the 4 other boroughs that make up the City of New York. There are many single family houses in Queens and Brooklyn, the Bronx and Staten Island. Mayor Bloomberg announced NYC public schools will be closed Wednesday, February 10 due to the snowstorm. All after-school, PSAL and school-based activities are cancelled Wednesday. The status of schools for Thursday, February 11 is not available at this time. Alternate Side Parking regulations are suspended Wednesday, February 10 to facilitate snow removal. However, parking meters will remain in effect. Use mass transit.

Today Mayor Michael Bloomberg came out in favor of moving the trial to another location.

Despite the rain, cold and dreary weather open houses were mobbed today on the Upper West Side of Manhattan. Buyers are out and buyers are buying. One pre-war 2 bedroom condo priced at $1,399,000 must have had about 40 people when I arrived with my buyers just 15 minutes after it opened.
About 30 people were at the 2 bedroom 2 bath apartments on the third floor of a post-war full service luxury building. One 2 bedroom condo that came on the market the beginning of the week at $1,150,00 that I showed Wednesday evening is already in contract … (5 comments)
