manhattan: Square Footage is Only an Estimate in Manhattan - 09/20/10 01:03 PM

Disclosure of Square Footage Estimates to Potential Buyers
We all know that buyers of apartments and townhouses in New York City often look to the approximate square footage of a property as a measurement for a property’s value. Indeed, often one of the key factors for a buyer in their decision to purchase is a calculation of the cost or price-per-square foot of an apartment or townhouse.
It is important to keep in mind, however, that the approximate square footage of an apartment is often just that – an approximation. Different appraisers or professionals may use different methods or … (7 comments)

manhattan: Friday Foto's: Calm Before the Storm - Happy Labor Day Weekend! - 09/03/10 02:59 PM

Hurricane "Earl" watch is in affect for New York City and surounding areas. In the event of a hurricane, the City will activate its Emergency Operations Center on a 24-hour basis.
If your apartment has a terrace or balcony, make sure nothing can become airbourne during a high wind condition. This includes awnings, umbrellas, boxes, plants or trees, outdoor furniture, toys etc. At the same time, make sure the drains on your terrace are free from debris that can create a flooding condition. Before, during or after a hurricane, residents can call 311 for information.
Enjoy the Labor Day weekend … (13 comments)

manhattan: Low Appraisal: Be Prepared! It Shouldn't Be A Deal Breaker! - 08/20/10 04:32 AM
There has been a trend for low appraisals. Banks are pushing for low appraisals, and often won't accept a second appraisal or if they do they take an average of the two. In NY banks are no longer allowed to hire appraisers. They have third party management companies hire appraisers. They come off a rotating state roster so they are not always familiar with the area, neighborhood or buildings. Not that many ever were!
One of my first buyers was an attorney from Atlanta that wanted a Manhattan pied-a-terre. Size was not an issue since the apartment was only going to … (7 comments)

manhattan: Baby Boom + New Construction Boom = School Overcrowding - 08/09/10 02:36 PM
Three years ago I wrote a blog titled Baby Boom in Manhattan: Suburbia in the 21st Century. I reported that since 2000 according to census figures, the number of children under age five has increased by more than 32%. Children under 5 account for more than 1 in 20 Manhattan residents.
Any one who has been to Manhattan especially the Upper West Side in the last decade could not help noticing the cavalcade of baby strollers through out the city's broad sidewalks. The blog was about the demographic shift and how Manhattan has become suburbia in the 21st century. It was about … (23 comments)

manhattan: FHA Loans No Big Deal in Manhattan Because All Real Estate is Local - 08/03/10 03:25 PM
There has been a lot of discussion lately about FHA loans. There have been numerous articles not only in respected publications like the NY Times and the Wall Street Journal, but from local blogs and websites. Many seem to confuse Manhattan with the 4 other boroughs that make up the City of New York. There are many single family houses in Queens and Brooklyn, the Bronx and Staten Island. In Manhattan about 75% of available housing is in rental buildings. Of the approximately 25% of housing available for ownership about 70% are cooperatives.     * FHA does not give loans in … (10 comments)

manhattan: Manhattan Second Quarter 2010 Market Report - 07/01/10 06:15 AM
Manhattan 2nd Quarter 2010 Corcoran Report has been released. The report is a quarterly examination of Manhattan's residential real estate market. This report utilizes market wide data based on deals that closed in the Second Quarter 2010 (April 1 through June 30) and compares it to closings that took place last quarter and during the same quarter one year ago. Closings usually occur eight to twelve weeks after a contract is signed (in a new development, the wait can be as long as two years); for that reason, the sales activity charted here trails actual market conditions.

The Second Quarter … (0 comments)

manhattan: Pomander Walk: The Upper West Side's Best Kept Secret - 04/18/10 04:30 AM

One of the Upper West Side's best-kept secrets is a tiny Tudor village tucked between Broadway and West End Avenue. Pomander Walk was built in 1921 to resemble the London set of a hit play of that era called Pomander Walk.
The Pomander Walk enclave of European-styled townhouses runs a full block on the Upper West Side. The townhomes align a narrow block which stretches from 94th to 95th Street between West End Avenue and Broadway. There are 27 Tudor-styled townhomes, with 63 co-operative apartments behind the exclusive gated enclave.

manhattan: West End Avenue: Manhattan Neighborhood, A Special Place To Live! - 03/31/10 03:31 AM

The West End neighborhood is one of Manhattan's most beautiful and quiet residential neighborhoods. The majority of buildings along West End Avenue are architecturally distinctive pre-war coops. West End Avenue has the longest stretch of pre-war architecture and ambience in Manhattan. From neo Renaissance to Art Deco, West End Avenue is a neighborhood, an address with its own special cachet.
WEA has stretches of late nineteenth century town houses and several churches and synagogues, but it is almost entirely made up of handsome residential buildings built in the first decades of the twentieth century. The near total absence of … (2 comments)

manhattan: Not in My Backyard: Anywhere but Downtown Manhattan! - 01/28/10 10:15 AM

The Manhattan business community and members of the Real Estate Board of New York led by REBNY President Steven Spinola and Bill Rudin, the landlord and Association for a Better New York chairman, are spearheading an effort to move the 9/11 terrorist trial anywhere but downtown Manhattan. Today Mayor Michael Bloomberg came out in favor of moving the trial to another location.

manhattan: Crowds at Open Houses on Upper West Side of Manhattan Today! - 01/24/10 07:57 AM

Despite the rain, cold and dreary weather open houses were mobbed today on the Upper West Side of Manhattan. Buyers are out and buyers are buying. One pre-war 2 bedroom condo priced at $1,399,000 must have had about 40 people when I arrived with my buyers just 15 minutes after it opened.
About 30 people were at the 2 bedroom 2 bath apartments on the third floor of a post-war full service luxury building. One 2 bedroom condo that came on the market the beginning of the week at $1,150,00 that I showed Wednesday evening is already in contract … (5 comments)
