Marketwide SnapshotMay was an improved month for condo and co-op sales in Manhattan, as contracts signed of both reached their second highest point in the last year. Inventory remained virtually unchanged versus last year, with just a 1% rise overall.  Inventory grew in the condo market, but fell for co-ops. Every price metric for both condos and co-ops saw annual increases with some significant gains. Listings spent more time on the market for both the condos and co-ops, as days on market rose by 10% and 28%, respectively. Negotiability was still present market wide as the average sale was made slightly below ask.Condominium Market Snapshot After April’s double digit decline in contracts signed, May experienced a slight increase in condo contract activity of 4% year over-year. Average price and median price both reached record highs in May, rising by 30% and 29%, respectively. This rise was largely attributable to a handful of high-priced transactions occurred over $5M, including a penthouse at 56 Leonard.  Marketwide, average price per square foot increased by 14%, with all bedroom types increasing except for studios. The trend of annual increases in days on market continued in May, as the average number of days increased 10% versus last year, the 16th consecutive month of annual increases. Negotiability on the other hand is similar to this time last year, as buyers continue to expect discounts, especially at the high end. &lt;img src="https://activerain.com/image_store/uploads/agents/mitchellhall/files/May1.jpg"&gt;
Cooperative Market Snapshot Co-op sales saw a slight rise in number of transactions over the last year, with a 2% increase. This rise in sales, and lack of new units coming to market, led to a 1% decline in inventory. For the second consecutive month, all price metrics increased, with average and median sale price increasing 9% and 10%, respectively.  Average days on market grew 28% from last year, largely as a result of sales of more expensive inventory that had lingered on the market. While discounts are common, they remain minimal within the co-op market, with sale price only 1% below asking price, on average.
&lt;img src="https://activerain.com/image_store/uploads/agents/mitchellhall/files/May1_1.jpg"&gt;Manhattan Total ListingsIn May inventory was up only 1% annually and month-over-month, but this was enough to reach its highest level since October 2012. This increase has been almost totally caused by a rise in condo inventory, as condos experienced their 21st consecutive month of year-over-year increases. Townhouse inventory on the other hand decreased 3%, despite only five townhouse sales occurring in May. &lt;img src="https://activerain.com/image_store/uploads/agents/mitchellhall/files/May1_2.jpg"&gt;
Ask Versus Sale Price Comparison
After a significant drop in sales made below ask in April, the share of sales below the asking price jumped back up to 59% in May, roughly in line with the past year. Negotiability remains common, with the majority of sales continuing to be made below ask, thought the trend appears to be a flattening, rather than a rise in the proportion of such deals. Sales made above ask also appear to be flattening, as every month since February has had nearly 20% of deals over the asking price.©Mitchell Hall 2022

&lt;/tbody&gt;&lt;/table&gt;The 4th Qtr. 2016 saw continued 2016 trends of record sale prices achieved and challenged inventory levels – less availability at the lower end of the market and increased inventory at the high end.
Contracts signed this quarter were almost level with the previous quarter, but market-wide closed sales and contracts signed were lower this quarter than a year ago.
Closed sales, which reached an all-time high in the fourth quarter of 2015, declined 26% in the fourth quarter of 2016. Contracts signed were 1% less than 3rd Qtr. 2016 and 12% below a year ago.
Inventory played a role in the softening of sales this quarter.   Despite a 13% market-wide overall increase in inventory to 2,267 units, the persistent lack of inventory at the lower end of the Brooklyn market continued in the 4th Qtr. The number of available resale co-ops – Brooklyn’s largest property category with generally more accessible and affordable prices – had little inventory gain, increasing just 2% vs. a year ago and resale condominiums declined 5% compared to last year.   This was a significant barrier for buyers looking to enter the market and for buyers looking to move up to larger properties.
4th Qtr. 2016 average and median sale prices both rose year-over-year by 33%, to record levels: $908,000 (average price) and $732,000 (median price).  This reflects the effect luxury new development closed sales had of driving prices upward this quarter.
The new development sector had the highest sale prices this quarter. The average new development sale price rose 45% to $1.54 million and the median new development sale price rose 14% to $950,000.
Brooklyn’s new development inventory rose a dramatic 96% in the 4th Qtr. 2016.  The number of new, development properties, generally priced at the higher end of the market, almost doubled compared to 4th Qtr. 2015, increasing from 289 units to 566 units.

      <description>Year in and year out, I am asked about New York City holiday tipping etiquette, especially for apartment building staff.

Here is my take on the situation:  So many ask, “why tip at all for someone who is merely doing his job?” We feel that an additional reward for work well done is a welcome gift. It is good manners, and customary to show one’s appreciation by giving a little something extra during the holiday as a way to say “thank you”.  Keep in mind the following factors in determining what to give:
How pleased are you with the service
The frequency of the service
How long you’ve known the person
Your budget
The local custom
The type of establishment (deluxe vs. moderate building)The following are ranges of suggested gratuities:Apartment Building Superintendents: $75 - $175 There is a wide range here ($50-$500) depending on the services offered by your building and how much the staff are at your beck-and-call during the year.
Doormen: $25 and up Take into consideration how nice they are to you, if you get lots of visitors and deliveries, and if they actually open the door for you. To maintain a level of quality service, you need to pay for it.
Porters: $15- $30 These people have a difficult and sometimes unpleasant job. If you’ve spilled Styrofoam packaging stuffers in your hallway or incinerator room, you owe it to your custodian to remember.
Handyman: $15 - $30 This is an instance where your tip can be proportionate to the amount of the work you’ve requested during the year. If you merely greet the handyman in the hall, the lower end of the range should suffice. If you’ve gotten him out of bed in the middle of the night to repair a gushing water leak, ask yourself how much such a task is worth to you and show your appreciation accordingly.
Mail Carriers: $10 - $20
There is a long list of other people to remember during the holidays-garage attendants, personal trainers, housekeepers, babysitters, stylists, etc., and the range of what is considered appropriate is wide and left mostly to personal judgement.&lt;img src="https://2.bp.blogspot.com/-iJ-uLhNxR2Y/UpNnMXz99sI/AAAAAAAAHKc/gEcEaZMHsLU/s200/doorman.jpg" border="0"&gt;
Regardless of the cash value of any gift, however, it is important that a gratuity be given as a present. Include a nice card with a handwritten note and deliver it personally.  Cash is appreciated, rather than checks.In what can seem like an uncivilized city, it is important to remember to make a gesture of appreciation to those who make your life easier. The holiday season is the perfect time to do so.

Have these conversations early in your relationship with your seller — they’re hiring you to get the highest price possible for their home and that may very well mean conversation about clutter. Display fresh flowers and perhaps aroma therapy if needed. An ipad is a great tool to use at open houses too.Do you have all the information you need?  Do you have the answers to all the anticipated questions...and then some?  Of course you know about the property and the usuals but how about comps, the closest bus stop, the nearest dry cleaners and other relevant info that sets you apart?  You may be used to seeing a Purchase/Mortgage Cost Analysis but it may be new and valuable information to the buyers visiting your open house.  It will also position you as a resource who can assist them in all of the aspects of purchasing a property—which is good “branding” of you, the agent, against the competition.  &lt;img style="border: 0px;float: left;" src="http://activerain.com/image_store/uploads/9/4/3/1/4/ar135729901041349.jpg"&gt;Then, can you take the information just one step farther? What else can you provide that will educate your visitors: maps of the neighborhood, articles about the area or the building’s historic significance, a list of the closest restaurants, buy vs rent analysis, a hand-out of websites that provide information useful to a buyer?Potential purchasers will remember you as the broker with all of the answers.  However, potential sellers will be impressed as well—and one never knows when a visitor is NOT a purchaser but a potential seller who is “auditioning” brokers for the sale of their home! &lt;img style="border: 0px;float: left;" src="http://activerain.com/image_store/uploads/6/3/4/9/9/ar128306087599436.jpg"&gt; Use marketing materials, but make sure they’re perfect. Was the copy proofed?  Is the floorplan photocopied upside down on the back of your handout? Remember, this is the information a potential buyer takes away from the open house for reference, so it is a continual reminder of the property and must be perfect.Try to sign the person in personally.  I use an iPad with Open House Pro App. In extremely busy circumstances, this is not always possible but when time allows, it’s a great way to begin a conversation as well as to get complete and (more) accurate informationAsk why they chose to visit your open house specifically.  The visitor had a choice of dozens of open houses to visit on that particular day and they chose yours.If you get the answer to this question, you usually get about 80% of what they’re looking for in their new home. You can then tailor your presentation of your exclusive to their response.  In most cases, talk less and listen more.  Most people can determine it’s the kitchen without having that pointed out to them, yet you hear that type of thing over and over again.  If you hear “view,” you might stand by the window, subtly directing their attention to the lovely panorama outside.  You don’t necessarily have to actually point at things to get people to notice them—and if you’re not talking but are listening, you’ll hear what they want to see.  If you have to say something, try putting even that in the form of a question:  “I see you’re heading directly to the kitchen—do you like to cook?”  It’s more personable to get them to say something about themselves rather than about “their search.”  After all, they’re buying a place to live, not just four walls, and how they see themselves using a space will determine whether or not this is the home for them.Getting Attendees: Advertise open house date and time on internet RE portals and websites. I target buyers that attended my previous comparable neighborhood open houses and buyers that have inquired about other similar properties I've previously listed and send them an email.Follow up. Contact them.  If they provided you with an email address, you can follow up unobtrusively. It doesn’t have to be a “so what did you think?” follow up.  If it’s your exclusive (dependent upon what you found out in your conversation with them), send them some information on the neighborhood, some information on the history of the building or other non-threatening, non-hard sell material, along with an offer to answer any questions they might have about the apartment, the market, etc. If you’ve determined that they’re not interested in the home you’re representing, (based on comments they’ve made or other qualifying factors, since obviously your first duty is to the property you are representing), send them other listings with a cover note.  “At the open house today you said you realized you really need that third bedroom so my two bedroom isn’t going to work for you.  However, here are some other homes in the neighborhood that have that same great view, and three bedrooms. I’d be happy to arrange for you to see any of these that catch your eye.  Are you available in the evening or do weekends work best for you?”  End the inquiry with a question that CANNOT be answered yes or no.Timing is Everything. Try different times, have shorter open houses, try evening open houses. Two hour maximum.Remember to report.  Naturally, your sellers want information on attendance and feedback on their home, but can you take it one step further?  Perhaps you can share anecdotal information with them and then show how you’ve incorporated that information into points made on future marketing materials. "You and your listing have to stand out from the crowd" Barbara Corcoran (Founder of The Corcoran Group) ©Mitchell Hall 2022
