We were going to our lake cottage this weekend at Manitou Beach, Mi. and passed the most amazing sunflower garden. We were driving too fast to stop but on the way home, I made my husband pull over to get some photos.
There were at least 6 other cars doing the same thing.
When I think of sunflowers I think of being in college and staying up all night playing bridge and eating sunflower seeds. I also think of all the baseball games I sat at with my boys, seems like that is a stable with baseball players.

"Market value is what a buyer in any given market is willing to pay for your home given the current conditions... based on what other homes are available and who is looking to buy at that particular time."
I coorelate market value to a credit report, it can change frequently and it just depends on the day the credit report is pulled.
In the Ann Arbor area marketyour house ABSOLUTELY had to be "priced to sell". The market is changing and CMA's need to be updated every couple of months.

All Realtors are not the same. We all know that, we all do things differently. For instance, I have found it is better to under promise and over produce. If I say, I will return all calls in an hour, then I try to return them right away.
When I meet with my sellers for the first time face to face, they have already been sent my marketing materials and a package of information electronically for their review. With all the chat last week about the new Localism, I forgot to introduce my new Activerain outside blog.

I don't know, I just liked it and I bought the domain months ago.

Most of us celebrate the 4th of July in America. We gather together with family and friends, shoot of some fire-works, grill out and have a wonderful time. July 4th, 1776 is the day our forefathers signed the Declaration of Independence. It is more than a piece of paper. It set forth our ideals and principals that have guided us well into this century. Monday was a blue day, so many issues came up over the weekend. I hate to write about negative things but all the issues in my last post were happening all at once, and that was what was on my mind.

March Condo Reports

Just like the residential market in Ann Arbor, the condo market saw a reduction of the number of listings that came on the market in March by 47%.

The average sales price of condo's in Washtenaw County was $145,930. That is down over 28% since March of 2007. The number of closing is down 12%.

With both those things declining, sellers are noting that the lower priced condo's are selling faster. Buyers are very picky and with so many units on the market, they have a chance to be extremely picky. Sellers need … (11 comments)

The condo market in Ann Arbor continues to have a large amount of inventory. Usually being in the college town of The University of Michigan our condo's have sold well. The list price was up by .5%, but the sales were down by 8.5% from January 2007. 
In March the residents assigned to the University of Michigan will get their "match letters" and they tend to be big condo buyers. Why? They are too busy to do lawn care, snow removal and many are single and just starting out their careers.

January 2008 was a good month for closings in Ann Arbor and Washtenaw County. We are up 10% compared to January 2007. Even better news for home sellers is that the number of listings was down 13%. 
The homes with the best value, perceived by the buyers are still selling and selling first. For home sellers that can't walk into closing with money to help pay off their mortgages and must stay at a certain price it is a difficult situation as the homes that can be priced "below" market value are selling first.

The housing market in Ann Arbor, MI and Washtenaw County continues to show favor to buyers. Our MLS is coordinated by the different areas in Ann Arbor, (nine of them) and in Washtenaw County the MLS is coordinated by school districts.
The areas of Saline, Dexter, Chelsea, Ypsilanti, Ypsilanti Township, Manchester, Milan, Whitmore Lake, and other areas a little further out are separate searchs.
The list price of homes is down 13% from May 2006 to May 2007. With the average list price $217,559. When I became a licensed Realtor in 1995, the average list price was aproximately $269,000.
