ann arbor: Pfizer's Relocation Package - 02/25/07 10:06 PM

I was called for an interview on Friday by the Ann Arbor News. They were doing a article on Pfizer's relocation package out of Ann Arbor. I was happy to talk to the editor doing the story and my thoughts were it's a good thing I did as she really did not understand the "lose on sale" clause attached to the package. Basically, Pfizer has agreed to pay their employees the loss difference in what they paid for their home and what they can get for their home in today's market up to one hundred thousand dollars.

Ann Arbor breaks the number of sales to over 200 in January !! The highest it has been since January of 2002. That is fantastic news even when we were all punched in the gut with Pfizer leaving. The average sale price in Ann Arbor was 248,500 DOWN from 269,822 in 2006. The real problem and has been for years is the number of listings coming on the market. WOW, 1318 new lisitngs is a all time record.

Here in Michigan we are seeing Ann Arbor homes stay on the market for longer periods of time. I remember the good ole days when a month was about average, and if it was over that we knew it was over priced. Here is a formula that I have been using for several years to determine how long it should take a property to sell.

A graph was put together by a agent in my office, that shows where the buyers and sellers are coming from in Ann Arbor.
This study was conducted by NAR Research Division. Click here to see the graph results of the study. The interesting thing about the results of this is that only 7% were from the main newpaper and 0% are from the Homes Magazine. That is great data. No wonder HOMEGAIN was bought by the Chicago Tribune.

With Pfizer announcing it was closing it's doors on Monday, the city is in shock !! Pfizer is the second largest employer in Ann Arbor next to the University of Michigan and that is non profit. Over 3100 jobs will be lost and N.E. Ann Arbor will be the hardest hit. The fallout is yet to be determined. I just got back from Nashville, actually Brentwood, Franklin and Hendersonville. It is still a sellers market there. While I was gone, Pfizer decided to close its doors in Ann Arbor. WOW, tons of emails from agents in my office.
No one knows quite what to think............or hope for...........we are already 5000 homes and condos' over our normal inventory. With Pfizer closing the doors, over 3100 people will be laid off. Well Saturday the Ann Arbor news revisited some of the stories it carried for several weeks this morning. It was a update on whether the people had sold their homes since last interviewed. Some had, some hadn't, most have had to reduce their prices to get them sold.
I always tell my sellers and buyers, " Market value is what a buyer in any given market is willing to pay for your home given the current conditions, what other homes are available and who is looking at the particular time." I recently read an article by Ralph Roberts who is covering the Inman conference in New York. He says a midst the conference no one is talking about the "elephant in the room". That elephant being the amount of foreclosures and mortgage fraud in our industry and how it is eroding our industry. In S.E. MI mortgage fraud is at a all time high. However, we are trying to do something about it.

It has taken years to get through our legal system, but it has finally made it! Brand new legislation now allows homeowners to deduct mortgage insurance premiums from taxable income. The law is effective for the 2007 tax year. A couple of things to know: It is only for new purchases starting 1/1/2007. Homeowners combined income cannot be more than $100,000. It will be re-examined at the end of the year to decide what changes need to be made.
