We read so many posts here on Activerain, about the market, the inventory, the lack of buyers, frustrated sellers, the economy, and the sub-prime mortgage industry, foreclosures, and the media. 
There is tons of finger pointing.........the buyers signing things they didn't understand, the lenders for selling mortgages to uncredit worthy people, the appraisers for appraising houses higher than they should have, Realtors pricing too high. We have seen and read it all.

I love it when Friday comes and most of my listings in Ann Arbor and Saline have a least one showing. This is a good weekend as I have at least one showing on some of my homes that have been moving rather slowly.

If you were a buyer which home would you buy? This past week, I had two of my homes staged in Ann Arbor, Mi. I have been commenting on some of the Stagers posts on Activerain that I am now going to make it mandatory that if my sellers move, they must have  their home professionally staged.
As a listing agent, it is my job to get the house SOLD. With inventory high, and the buyers few, a staged home shows much better.

I heard a quick sound bite this morning, upon awakening. Today at 11:00 EST, President Bush will speak on mortgage issues and what can be done to stop the amount of foreclosure's occurring.
On my station, it was specifically mentioned Michigan and Ohio,where the amount of foreclosure's are killing our markets.
As many of us know, many adjustable rates are starting to come up for adjustments now and through 2008. The policy is set to have the Federal Government guarantee loans for those at least 90 days behind on their payments.

Today I listed this house in Saline, MI. The sellers had interviewed me last May and I didn't get the listing. Why ? Because I told them the truth. The house should be priced in the 470's. They chose a Realtor that listed it at 515,000. That was fine, they had only owned the home for 2 years and they were going to be losing 25,000 just on the list price with a full price offer and that is not going to happen in this market. Last week, we had a Grand Opening of our new office in Ann Arbor, Mi., RE/MAX Platinum - Ann Arbor. It was a celebration and a welcome reception to our new Manager, Gregg Koepp. We actually moved a few months ago but it took awhile to get all the decorating and the furnishing finished. We invited all the agents in our board, 1200 of them, our Board Staff and all the affiliates in our board.  Washtenaw Dairy in Ann Arbor, MI is with out a doubt THE best place to get ice-cream. Started in 1934, it is a legend in Ann Arbor, MI. It is owned by two partners Jim Smith and Doug Raba, and many of the employees have been there for 30-40 years.

Wow, for 2 straight months now, the amount of homes listed in Washtenaw County, including Ann Arbor, MI has declined. That is great news. The Pfizer homes that are listed are selling first. Why? As I have posted for months now, they had the benefit of a "loss on sale" clause. So those sellers could price their homes the lowest in the subdivision and those homes are selling the fastest.

Ann Arbor and all of Washtenaw County continues to feel the effects of the Pfizer move to Conn. These homes are so undervalued that buyers are snapping them up quickly. For instance, I have a transaction closing in August that the sellers paid 525,000 for last year and we are closing at 425,000. Why do we do this ? Well, I usually don't but I find myself in the middle of 4 Relocation Companies paper work. I currently have 3 offers bouncing back and forth between 4 Big Relocation Companies, Serva, Weichart, Prudential and Relocation Properties Management LLC.
My client moving to the Ann Arbor Area  from Ohio, found a house they wanted on Tuesday of last week.  But, the relocation company had not got their 65 pages of documents over to the listing agent and the sellers were out of town.
