Have any of you checked out Craigslist in your location lately?
I post all my listings on Craigslist, every 45 days. I get more emails and calls on my rentals and lower priced homes.
Today I posted my new listings on 7185 Dell Rd, Saline, MI. which is the post right before this one. I really never take a look at all the postings there, I check out the one I just posted and move on to something else.  Today I decided to see how all the listings looked. (or so I thought)

It's May, it's May the lovely month of May ?
First the good news is our inventory is down over 30% from last year.
Closings are up 23%.
The bad news is that the average sale price is down 10.5% from last year. Overall the list price on new homes coming on the market was down 6% compared to May of 2007.
I am now telling my sellers to price in the TOP 5 of all homes in their price range and location.

Average Days on the market condos in Ann Arbor was 105.
Average List price was $239,945, up 13.5% from April 2007.
Average Sales price for condos in Ann Arbor and Washtenaw County was $172,938.00 in April. This is down nearly 17.5% compared to April 2007.
April is the time of year when many U of M. Residents come to Ann Arbor and we have seen a number of condo's come off the market near the U of M. hospitals. There were 42% more closings on condos in April of 2008 than in April of last year.

Is the market stabalizing in Ann Arbor and Washtenaw County ?
Compared to last year, we are seeing less homes on the market, and the closings are definately up. Even though the average price of homes is down, buyers are moving and taking advantage of the homes in the best condition.
Average price home price is April was $258,017, down only 2% from April 2007.
Average sale price in Washtenaw County was $203,798 for April 2007.
Now for the GOOD NEWS......
Closing are up by 78% !! This is also a 16% increase in closings year to date.

This afternoon I received a call from a potential seller who owns a condo in Barclay Park Condo’s. I asked him how he found me and he said on the internet, I Googled Ann Arbor Re/Max Agent and you came up twice on page one. I had to inform him that I was not with RE/MAX anymore as there is no RE/MAX office in Ann Arbor and was that a problem.
It wasn’t.

ann arbor: April showers bring May flowers in Ann Arbor and a Brighter Market - 05/01/08 07:05 AM
The 1st day of May is here and it is chilly outside and it has been chilly in market too.  
Last year from April 1st 2007 to April 30th, 2007, we had closed on 148 homes in Ann Arbor.
This April from April 1st to April 30th, 2008, we only closed on 29 homes in Ann Arbor.  Now if that is not discouraging enough, of the 29 that sold, 9 were rentals and three were foreclosure's.
This is discouraging for home sellers who have a home to sell in either Saline or Ann Arbor.

Today my daughter and I went out and shot a video of a home listed at 409 Fountain in Ann Arbor, MI. We are working with a client who is interested in this house and lives out of town.
We found out another person is flying in on Monday to look at it and we need to have her take a look in more detail, if she is going to purchase sight unseen.
I have been trying for an hour to get OUTLOOK to send a wva file out at 77MB.

Monday was a blue day, so many issues came up over the weekend. I hate to write about negative things but all the issues in my last post were happening all at once, and that was what was on my mind.

Just like the residential market in Ann Arbor, the condo market saw a reduction of the number of listings that came on the market in March by 47%.

The average sales price of condo's in Washtenaw County was $145,930. That is down over 28% since March of 2007. The number of closing is down 12%.

With both those things declining, sellers are noting that the lower priced condo's are selling faster. Buyers are very picky and with so many units on the market, they have a chance to be extremely picky. Sellers need … (11 comments)

Homes are selling in Ann Arbor and Washtenaw County, but they absolutely MUST be priced right. When I say, "priced right", I am not referring to market value. I am talking below market value. Buyers want a deal, a bargin. The average sale price throughout Washtenaw County is down to $205,400. When  I started my journey in Real Estate the average sale price was $269,900.  This is down 11% compared to March of 2007.

We had and inspection on 1941 Geddes in Ann Arbor, the seller is in Arizona, an elderly woman. Before the Realtor, who is also their neighbor left for her vacation she had the house winterized.

To those of us who live in Ann Arbor, we have always thought we were exempt from the rest of the state of Michigan when it came to the housing industry downturns. Not this time. A quick look at Foreclosurenet.net will give you a list of all the foreclosure homes in Washtenaw County. There are 298 homes listed on this site.
Most of foreclosed homes in Ann Arbor and in the State of Michigan are due to homeowners either loosing their jobs or being transferred and not being able to sell their homes for what they owe.

This is one of the most preferred condo communities in Ann Arbor for the University of Michigan Residents.Located only 4 miles to the hospitals, you can stand at the entrance and watch the Dr's. drive in in their scrubs. In case you didn't know Resident Dr.'s don't get much sleep and work really long hours.
We have sold of number of them in Northside Ridge in Ann Arbor over the last couple of years.
