In my daily readings I came across the writings of Twyman Towery PhD., where he noted the various stages of change and how it compares to grief; it is on the mark for what a distressed Seller experiences prior to listing their home to sell as a Short Sale.

It's always nice when a Short Sale is approved in a quick time period, such as 14 days, AND the Seller is relieved of any deficiency balance of their outstanding mortgage balance. My exasperation and disbelief has hit me again as I search for homes for my Buyers to view only to run across Short Sales that have been listed for months on end at their initial List Price. Perhaps this can clarify the importance of watching over a Short Sale Sellers List price:

I'm always hearing or reading about failing Short Sales. I don't know about you but I like to view the glass as half full and not half empty.
 
Sure there are reasons why a Short Sale can fail yet isn't it better to inform Sellers, Buyers and Agents that Short Sales can succeed. This puts the Short Sale in a whole different mindset which is one of winning and not losing.

What? Yes, there are Buyer's Agents with this mentality running rampant. With all the talk you hear of Code of Ethics within posts, I would say a Real Estate Agents's ethics would be questioned if they do not show Buyer's listings that are marked as a Short Sale. 
I was fortunate enough to benefit from receiving a customer recentlly who found me on line because she wanted to look at Short Sales and her Agent wouldln't show her any Short Sales. Yes, you heard me, the Agent wouldn't show her any Short Sales.  This is wrong, dead wrong.
