east sacramento: Even This Old Sacramento Real Estate Agent Works Out - 01/16/13 12:32 AM
Growing old and losing my mind doesn't bother me at all -- not that the two are necessarily synonymous with each other but what the hey -- because I've got a quick glimpse of what life would be like. Yup, just pick up the Wii, slip in a game disk and turn on the TV. Instantly, you slip into that video and all sense of what goes on around you vanishes. You become part of the video game. It's a good stress reliever, and it's fun, which is probably why so many millions of people have a Wii or a similar … (6 comments)

east sacramento: A Gift Certificate to Mulvaney's Building and Loan is a Treasure From the Heart: Thanks, Sarah! - 09/11/10 03:41 AM
Years ago, my husband and I signed up for the National Marrow Donor Program, just in case we could save somebody's life. It seemed like a good thing to do. In fact, I had forgotten all about it until I received an email the other day from the National Marrow Donor Program. My heart stopped. Because you know what they probably want. Oh, yeah, I heard that little voice inside my head scolding me. You know, Weintraub, being a good citizen is easy to do when demands are unlikely to ever happen. Now you've got to step up to the plate … (9 comments)

east sacramento: The Secrets to Happiness as a Short Sale Agent - 04/12/10 02:14 AM
Agents and clients sometimes ask me how I can be in such a good mood when I'm a Sacramento short sale agent.  Why is my voice mail message so cheery? In part, I suspect it's because they hear all the horror stories about short sales and the toll they can take on an agent. How sometimes lenders demand seller contributions from people who don't have two nickels to rub together; how banks don't respond and lose documents; how buyers vanish at the moment of short sale approval, and all the other compounding problems that can exist in a short sale.
How … (10 comments)

east sacramento: Does Being a Sacramento State Worker Jeopardize Home Buying Dreams? - 06/08/09 03:54 AM
An agent who represents a Sacramento home buyer for one of my short sales called last week to say his buyer is facing a 5% pay cut and may no longer be able to afford the home he wants to buy. The agent wanted to give me advance notice so I could put a different buyer into back-up position on that home, which I truly appreciated. Many of my short sale listings have 5 to 20 offers each.
But it made me wonder about Sacramento state workers and whether some might be stretching themselves a bit too thin to get into … (10 comments)

east sacramento: 19 Short Sale Offers and They Just Keep Coming for This Sacramento Short Sale - 06/02/09 03:37 AM
Home sellers in Sacramento are enjoying an unusual window of opportunity right now. If your home is priced attractively, in good condition and located in a desirable area, you are most likely receiving multiple offers. It's very tough to be a buyer in this type of market, especially if the mindset is lowball offers. You can submit an offer at list price and get it rejected.
Sellers are in the driver's seat. Sacramento sellers -- and especially Sacramento short sale sellers -- have the chance now to get possibly the highest price for their home that we may ever see over … (19 comments)

east sacramento: Many Sacramento Short Sale and REO Listed Prices are Fabricated -- Not Real -- Teasers - 05/12/09 03:45 AM
The home buyer sign calls I get in Sacramento start out like this:
"I was driving by your listing and would like to find out how much the seller is asking."
First, when you're an agent like me who is managing a couple dozen listings all over Sacramento, it helps to define which particular home the caller is inquiring about. Then I question whether the caller is a home buyer or an agent. Lots of agents don't identify themselves, for some reason.
After describing the property, I feel it is necessary to level with callers. I tell them upfront: … (19 comments)

east sacramento: Making Homes Affordable in Sacramento: How to Qualify for Obama's Housing Rescue Plan - 03/06/09 02:55 AM
At first blush, many Sacramento home owners may believe they do not qualify for the making home affordable housing rescue plan rolled out by President Obama, but I know who may, and I'll get to that. First, there are a ton of hoops to jump through. It involves sitting on the phone trying to get through to Fannie Mae or Freddie Mac. The two of the three important qualifications for the refinance program are your loan must be owned by Fannie Mae or Freddie Mac, and you must be current on your payments.
However, Sacramento home owners can save themselves a … (25 comments)

east sacramento: When that Midtown Sacramento Home is "Just Right," You Know It - 08/28/08 03:16 AM

It doesn't matter whether I'm showing homes in Land Park, East Sacramento or Midtown, when I spot the perfect home for certain buyers, I instinctively know which home is the right home. I suspect most agents have this built-in intuition. That's because we tour homes weekly, if not sometimes daily. It's not until the second or third visit, however, that the "perfectness" of a home might strike.
Of course, the homes in these Sacramento neighborhoods are unique. Each has its own vintage details, filled with a sense of history and purpose. In a way, the homes speak to you. One … (3 comments)

east sacramento: The Best Way to Find Homes in Land Park and East Sacramento - 08/10/08 03:19 AM

Since it was Saturday, I thought I would have a free day to work on my new short sale book, but you know how those assumptions tend to go, right? In real estate, we are always on call. OK, not all of us are. There are lots of real estate agents who turn off their cell phone Friday evening and don't flip the phone back on until Monday morning, but I'm not one of those. Listings in the Land Park and Curtis Park neighborhoods, including Midtown and East Sacramento areas often get the most showings on the weekend.
First, a … (8 comments)

east sacramento: Here is Ronald Reagan's Former Home in East Sacramento - 07/12/08 03:16 AM
Ah, I remember it like it was yesterday. But it happened in 1967. When the news reported that Nancy Reagan declared the Governor's Mansion a "fire trap" and that she refused to live there, tongues lashed out, calling her a snob. Why, the Governor's Mansion, built in 1877 and purchased by the State in 1903, was good enough for 12 California governors, and many critics viewed Mrs. Reagan's snub as elitist.
Ronald and Nancy Reagan moved into a $1,200 a month rental in East Sacramento, located at 1341 45th Avenue, in an exclusive area called the Fabulous 40s. Many newspapers of … (11 comments)

east sacramento: Macy's Downtown Sacramento Adventure - 12/03/07 01:28 AM
It's unbelievable, but I actually finished all my holiday shopping in November this year, thanks to online shopping. Well, except for one present. It's not that I don't enjoy fighting crowds, waiting in long lines at cash registers or sitting behind rows of cars trying to get out of the downtown plaza parking garage in Sacramento, but it's much more efficient to tap a few keys and watch merchandise show up on my doorstep.
One thing I have learned over the years is the closer it gets to Christmas, the more insane the crowds become. Since I knew exactly what I wanted … (2 comments)

east sacramento: Buying Newer vs. Older Homes - 12/02/07 02:36 AM
So many times I come across online advice that is wrong, especially about buying newer homes versus older homes. I am not certain if some of those writers deal specifically with one type of construction over another -- and therefore possess little knowledge about the differences between older and newer homes -- or if it's a preference that overshadows the truth. While I am not a fan of new subdivisions, I appreciate facets of new construction, but I also enjoy older, vintage homes. I've owned both, and I certainly sell both newer and older homes. Each has its own quirks, selling … (5 comments)
