🇺🇸 What Labor Day Means When You’ve Spent a Lifetime WorkingLabor Day is supposed to be a pause—a long weekend set aside to recognize the contributions of American workers and ideally, give them a well-earned break.Some of us apparently missed the part about the break!!After a lifetime of working, slowing down doesn’t always come naturally. Work becomes more than something we do. It shapes our routines, gives structure to our days and, when we’re fortunate, provides us with a sense of purpose.My work has changed considerably over the years. I’ve been a nurse, a stay-at-home mother and a real estate broker. Each chapter has required something different from me, but they have all had one thing in common: other people were counting on me. Perhaps that’s why it can be difficult to simply flip the switch to “off.”This Labor Day weekend, while others are gathering around the grill, heading to the lake or enjoying one final unofficial weekend of summer, I’ll be showing homes to two different buyers.Apparently, my celebration of labor will include actual labor!! 🤣But here’s what I’ve learned: slowing down doesn’t necessarily mean doing nothing. Sometimes it means becoming more intentional about what we agree to do. It means recognizing which responsibilities still bring us satisfaction and which ones we’ve simply carried for so long that we’ve forgotten we’re allowed to put them down.At this stage of life, I don’t want to stop being productive. I still enjoy helping people, solving problems and doing work that matters. I simply want to leave a little more room around it—for family, friendships, travel, laughter and the occasional afternoon when absolutely nothing needs my attention. I’m still learning that part.Maybe Labor Day isn’t only a celebration of the work we’ve done. Perhaps it’s also an invitation to consider what we want our relationship with work to look like in the years ahead. If I Could Eliminate One Task Forever, It Would Be Repair NegotiationsThis post spawned from a question in the Q&A by John Palmer, asking if you could eliminate one task in your daily routine, what would it be? Of course, besides eliminating at least 20 spam texts from my phone each day, my other strong reaction was repair negotiations!And before anyone says, “It’s your job—get used to it!” I know. Believe me, I know.Negotiating repairs is a significant part of representing buyers and sellers, and after decades in real estate, I’m certainly not surprised when the process gets complicated. I’m simply answering the question: If I could eliminate one annoying task from my workday forever, what would it be?Repair negotiations. Without hesitation.No matter how thoroughly we prepare buyers, many emerge from the inspection wanting everything repaired. The dripping faucet. The loose doorknob. The fogged window. The HVAC system that is older—but still performing the function for which it was intended.Suddenly, an inspection report becomes a shopping list.On the other side, no matter how carefully we prepare sellers, some respond to the first repair request with:“Let them walk! I’m not fixing a thing. They aren’t buying new construction!”And there I am, trying to prevent a perfectly good transaction from imploding over an aging water heater, a few questionable outlets and approximately $7 worth of caulk.Inspections Don’t Come With Automatic UpgradesAn inspection is meant to help buyers understand the condition of the home they are purchasing. It may uncover legitimate safety concerns, defects, deferred maintenance or systems that are no longer functioning properly.Those issues deserve thoughtful consideration.But an inspection is not necessarily an opportunity to have every older component replaced with a brand-new one. A 15-year-old HVAC system may make a buyer nervous—and understandably so—but if it is operating properly, replacing it is not automatically the seller’s responsibility.Of course, explaining that during an inspection period can be like trying to calmly discuss umbrella etiquette in the middle of a hurricane.Then There Is the Principle of the ThingNorth Carolina’s Due Diligence Fee adds another layer of drama. It is paid directly to the seller and is generally nonrefundable if the buyer terminates the contract during the Due Diligence Period. The buyer may walk away for any reason—or no reason at all—but the seller typically keeps that money.I have seen buyers put down a $10,000 Due Diligence Fee, receive a repair estimate of approximately $3,000 and threaten to walk away from the entire transaction if the seller refuses to make the repairs.Yes, you read that correctly.They are willing to lose $10,000 over a $3,000 disagreement. Let me repeat that: they are willing walk away from $10,000 over a $3,000 disagreement. Why? “It’s the principle.”Meanwhile, I’m quietly trying to determine when principle stopped understanding basic math!!Sellers can become just as entrenched. They may risk losing a qualified buyer, returning their home to the market and explaining why the previous contract fell apart—all to avoid addressing repairs that the next buyer’s inspector may identify, too.At that point, it is no longer entirely about the repairs. It becomes emotional. Buyers feel the seller is being unreasonable. Sellers feel the buyer is taking advantage of them. Both sides begin digging trenches and preparing for battle.The Real Negotiation Is Often About PerspectiveAnd thank goodness for a skilled, communicative agent on the other side! A good agent keeps the conversation moving, presents the options to their client and helps everyone remain focused on finding a workable solution. Heaven help us, however, when the other agent is non-responsive—or worse, attempts to negotiate based on what they think should happen without even consulting their client. A repair negotiation that might have been resolved with one thoughtful conversation can quickly become unnecessarily contentious. But that, my friends, is an entirely different blog post!This is where experienced agents earn their keep. We help buyers separate true concerns from wish-list items. We help sellers understand the difference between saying no strategically and saying no simply because they resent being asked. We even help other agents understand too sometimes.We gather estimates, explain the risks, suggest credits or price adjustments when appropriate and keep reminding everyone of the bigger picture:Do you still want to buy or sell this house?Most repair negotiations do eventually reach a reasonable resolution. The buyers get help with the concerns that matter most. The sellers avoid making every requested repair. Everyone takes a breath and moves toward Closing.But if someone offered me a magic wand that could make one part of every real estate transaction disappear forever? Yep, you guessed it! Everything is new, the work has been permitted and the home has passed municipal inspections. What could possibly go wrong?Quite a bit, actually.THE MYTH“New construction homes don’t need an inspection.”THE REALITYNew homes are built by people, using hundreds of components installed by many different trades—and people occasionally make mistakes. Even an excellent builder can have a missed connection, an improperly installed component or work that simply needs correction.Municipal inspections are important, but they are performed to determine whether work meets applicable building codes at specific stages. An independent home inspection serves a different purpose: It gives the buyer a broader evaluation of the home’s visible systems and components.In fact, the North Carolina Real Estate Commission specifically advises that even buyers of newly constructed homes should have home inspections. In North Carolina, the individual performing a home inspection for compensation must be licensed.MY TAKE“Brand-new” should never be confused with “guaranteed flawless.” I encourage buyers to include independent inspections in their new-construction plans whenever their contract and the construction schedule permit. Depending on the stage of construction, that may include a pre-drywall inspection, a final inspection before closing and another review before the builder’s warranty period expires.The goal is not to create an adversarial relationship with the builder. Charlotte Broker Brief — August 31, 2026The newest complete market statistics are for July and were released Monday, August 31.More inventory—but not a true buyer’s marketThe Charlotte region finished July with approximately 3.8 months of supply, compared with 3.6 months in June. The regional median sales price was approximately $410,000, 4,142 homes closed and properties averaged 47 days on market. Sellers received roughly 95.9% of their original list price.What changed: Inventory continued climbing while prices remained relatively stable.Why it matters: Buyers have more choices, more time for careful evaluation and greater negotiating leverage—especially on stale or overly ambitious listings. But 3.8 months of supply remains below the roughly six months generally associated with a balanced market. This is increased leverage, not unlimited leverage.For sellers, the gap between original list price and final sales price reinforces what we’ve been discussing: pricing correctly at launch matters more than ever.The market is increasingly segmentedThe headline numbers disguise significant differences by location, price and property type. Charlotte’s strongest listings can still move quickly while overpriced, dated or poorly presented homes sit.The South Carolina segment illustrates the variation: York County inventory increased 10.8%, with 3.7 months of supply and 43 average days on market. Lancaster County inventory increased 10.6%, with 4.1 months of supply and 64 average days on market. York’s median price declined 2.3% to $425,000 while Lancaster’s remained essentially flat at $441,400. Why it matters: “How is the Charlotte market?” is no longer a one-number question. Neighborhood, price range, condition and competition determine leverage far more accurately than a metro-wide headline.Mortgage rates remain stubbornly steadyThe national average 30-year fixed rate was 6.66% on August 27, virtually unchanged from 6.65% the previous week. The 15-year average increased slightly to 5.98%.Why it matters: Buyers should not base their plans on an imminent dramatic rate drop. Comparing lenders, examining points and considering seller-paid closing costs or temporary buydowns may produce more immediate savings than waiting.For sellers, a concession toward financing costs can sometimes protect the contract price more effectively than a comparable price reduction.Lending procedures are beginning to change. The new federal ROAD to Housing Act creates forthcoming changes involving reconsideration-of-value procedures, veteran identification and VA-loan notices, small-dollar FHA mortgages and manufactured-housing financing. Many details still require agency implementation. The enhanced reconsideration-of-value framework may become especially relevant when challenging a questionable appraisal.Local growth to watch: Lower South EndPappas Properties is proposing a nearly 15-acre mixed-use project at 4405 Yancey Road with townhomes, apartments, retail, restaurants and hospitality uses. The site requires rezoning, with a City Council vote anticipated in December. Nearby homeowners may benefit from additional amenities and investment, but traffic, construction and increased housing supply should also be part of client conversations.Does It Impact You?Buyers have more choices and somewhat greater negotiating power—but the best homes are not suddenly bargains. Sellers can still succeed beautifully, but aspirational pricing is increasingly expensive because buyers now have alternatives.Charlotte isn’t experiencing a housing crash; it’s experiencing a return to strategy. Buyers have more choices and negotiating room while sellers still benefit from stable prices. The difference-maker now is understanding the competition surrounding each specific home, not relying on a broad national headline. RECIPE: Confetti Dot Cakes, a Nostalgic Little TreatEvery once in a while, a recipe takes something wonderfully simple and turns it into the dessert everyone suddenly must try.This time, it’s Dot Cakes—individual cups layered with soft cake and fluffy buttercream, then finished with a thick blanket of tiny, crunchy nonpareil sprinkles.They were made famous by New York’s Dotcakes bakery, where the little treats have reportedly sold for $11 each with a two-cake purchase limit. Naturally, someone decided to recreate them at home—and I can certainly understand why!They’re cheerful, nostalgic and easy to personalize for birthdays, showers, holidays, team celebrations or any ordinary day that could benefit from more sprinkles.My Prime Brand Collective version uses hot pink, Tiffany blue, white and gold, but you can customize the colors for absolutely any occasion.Viral Confetti Dot CakesPrep Time: 25 minutesBake Time: 25–30 minutesServings: 8–10Cake Ingredients 1 box white cake mix 1 box (3.4 ounces) instant vanilla pudding mix 3 large eggs 1 cup water ½ cup butter, melted 3 tablespoons sour cream ⅓ cup rainbow jimmies Vanilla Buttercream 1 cup butter, softened 4 cups powdered sugar 2 teaspoons vanilla extract 3–4 tablespoons heavy cream or milk For Assembly 1½–2 cups nonpareil sprinkles 8–10 clear 8-ounce dessert cups Instructions Preheat the oven to 350°F and grease a 9×13-inch baking pan. In a large mixing bowl, combine the cake mix, pudding mix, eggs, water, melted butter and sour cream. Beat until the batter is smooth. Gently fold in the rainbow jimmies. Pour the batter into the prepared pan and spread it evenly. Bake for 25–30 minutes, or until a toothpick inserted in the center comes out clean. Allow the cake to cool completely. To make the buttercream, beat the softened butter until creamy. Gradually add the powdered sugar, followed by the vanilla and enough cream or milk to create a light, fluffy frosting. Cut the cooled cake into small cubes. Place a layer of cake pieces in each dessert cup, followed by a layer of buttercream. Repeat the layers, ending with a smooth layer of frosting across the top. Generously cover the frosting with nonpareil sprinkles. Gently press them into place so every bite gets that signature Dot Cake crunch. Serve with a spoon—and perhaps a vacuum cleaner nearby. Tiny round sprinkles have impressive travel skills!My Kitchen TipUse jimmies inside the cake batter because they hold their color without bleeding. Save the tiny round nonpareils for the top. Cheesy Pepperoni Pizza Beans—A 15-Minute Dinner!I’ll admit it: Pizza Beans may not be the most appetizing recipe name I’ve ever heard. In fact, when I first saw it, my reaction was something along the lines of, “Pizza…what now?”But then I watched this recipe come together--creamy white beans simmered in garlicky marinara, topped with mozzarella and pepperoni, then broiled until everything becomes golden, bubbly and irresistible—suddenly, pizza beans made perfect sense!!This quick, cozy meal delivers all those familiar pizza flavors without making—or ordering—a crust. It’s inexpensive, packed with protein and fiber and ready in about 15 minutes. Better yet, it uses ingredients you may already have in your pantry.Cheesy Pepperoni Pizza BeansPrep Time: 5 minutesCook Time: 10 minutesServings: 4Ingredients 2 tablespoons olive oil 2 garlic cloves, minced 2 cans (15 ounces each) cannellini beans, drained and rinsed 1½ cups marinara sauce 1 teaspoon Italian seasoning ¼ teaspoon crushed red pepper flakes, optional 1½ cups shredded mozzarella cheese 20–24 pepperoni slices Fresh basil for garnish, optional Salt and black pepper to taste Instructions Heat the olive oil in a large oven-safe skillet over medium heat. Add the garlic and cook for about 30 seconds, just until fragrant. Stir in the cannellini beans, marinara sauce, Italian seasoning and crushed red pepper flakes. Season with salt and black pepper (of course, I love smoked black pepper!), then simmer for approximately five minutes. Sprinkle the mozzarella evenly over the beans and arrange the pepperoni slices on top. Place the skillet under the broiler for two to four minutes, until the cheese is melted, bubbly and lightly browned. Watch it closely—broilers can go from beautifully browned to “order a pizza” surprisingly fast! Garnish with fresh basil and serve immediately. Some begin when we’re young and somehow stretch across more than 50 years, thousands of miles and countless versions of ourselves. Others begin almost incidentally—through a mutual friend, a business relationship or even an online community—and quietly become something far more meaningful than we ever expected.And then there are friendships that change, soften or simply become less present in our everyday lives.The older I get, the more I understand that friendships shift. That doesn’t necessarily mean something went wrong. Sometimes life simply moved—and we moved with it.One of my dearest friends lives in Lake Havasu. We have been friends for more than 50 years, and although many miles separate us, there are moments when she feels as close as the person sitting beside me.After my recent surgery, I was finally released to begin putting weight on my leg again. Naturally, about three days later, I overdid it. Apparently, being told I can do something and exercising restraint while doing it are two entirely different skills!By the end of the day, I was tired, hurting and not remotely interested in making dinner—which is saying quite a lot because I LOVE to cook.Then my phone buzzed. “Check your front porch.”There it was: a Spoonful of Comfort care package from my friend across the country. She hadn’t seen how tired I was. I hadn’t told her that cooking dinner felt like one task too many that evening. She just knew. As any good “sister” would.That is one of the gifts of a friendship that has lasted for decades. You may not be involved in every detail of one another’s daily lives, but somewhere along the way, you learned each other’s hearts. Time and distance may change the rhythm of the friendship, but they don’t necessarily change its depth. Then there are the friendships we never saw coming.One woman came into my life because she was a dear friend of my best friend. For years, I knew her largely through that relationship. Then, during the past 15 years, she also became my client. Somewhere along the way, the connection shifted.She was no longer simply my best friend’s friend or a client I enjoyed working with. She became my friend—someone I trusted with many of my secrets, someone whose presence in my life I now treasure and someone I never expected to know in quite this way. What began as a friendship once removed became a beautiful relationship all its own.And then there is the Rain.When most of us first arrived on ActiveRain, we expected to learn more about real estate, improve our businesses and meet other professionals around the country. I’m 100% sure that we never expected to find genuine, lifelong friendships here—but, that is exactly what happened.In 2014, Ray and I had just finished building our home and hadn’t even settled in yet. Nevertheless, 15 or so of some of my dearest friends—all friendships formed right here in the Rain—traveled to Charlotte for a meet-up that lasted a couple of days.Think about that. Fifteen people who first came into my life through an online real estate community traveled to my city, show up at my doorstep and gathered in our brand-new home. By then, they were no longer merely names beneath blog posts, profile photographs on a screen or colleagues exchanging comments. They were dear friends. ActiveRain may have introduced us, but friendship is what made them come to Charlotte.That gathering remains one of my favorite examples of how friendships can begin where we least expect them. A shared professional community became something personal, lasting and real. Over the years, we celebrated successes, supported one another through difficult times, shared plenty of laughter and became woven into one another’s lives.Perhaps that is one of the loveliest surprises of getting older. We may assume that our closest friendships have already been formed, that the circle is more or less complete and that anyone new will remain somewhere near its edges.But life occasionally introduces someone and says, “You’re going to need this person.” And sometimes, it is right.Of course, not every friendship grows closer. Some become quieter. Some change because of marriage, children, careers, caregiving, illness, retirement or geography. Some belong beautifully to one chapter of our lives but don’t follow us into the next one in quite the same way.That doesn’t mean those friendships weren’t real or important.Perhaps we place too much pressure on friendships when we expect every one of them to remain exactly as they began. We change. Our circumstances change. The amount of time and energy we have to give changes. The friendships that surround us naturally change, too.Some friends are woven through our entire story. Some arrive in the middle and become indispensable. Some step back but never entirely leave our hearts. Some begin as a photograph and a name in the comments section of a blog. And some appear on our front porch—metaphorically or quite literally—at exactly the moment we need them.The view from here is that friendship isn’t always measured by proximity, frequency or how neatly someone fits into our lives. Sometimes it is measured by history. Sometimes by trust. Sometimes by the miles someone travels to celebrate with us. And sometimes by a perfectly timed act of kindness.Friendships shift. Kathy Streib’s recent post reminded me why I steer clear of “Senior Day” at the grocery store—it always seems to be the busiest shopping day of the week in Charlotte! One look at those crowded aisles and checkout lines, could easily convince you that Baby Boomers outnumber everyone else in America. Naturally, that sent me searching for the actual numbers!I recently heard that, for the first time in history, Baby Boomers outnumber every other generation in the United States. It certainly sounded believable—we are called the Baby Boom generation, after all!But it isn’t quite accurate.Millennials are currently the largest living generation in the United States, with approximately 74 million people. Baby Boomers—those born between 1946 and 1964—number roughly 64 million. We are also slightly outnumbered nationally by Generation X.But before my fellow Boomers surrender the crown, there is another statistic worth celebrating: Baby Boomers currently dominate the housing market.According to the National Association of REALTORS® 2026 Generational Trends report, Boomers accounted for: 42% of recent home buyers, the largest share of any generation 55% of recent home sellers, also the largest share Why? Many Boomers have accumulated substantial home equity, they are less dependent on mortgage financing and they have greater flexibility to make their next move. Some are downsizing, some are relocating and others are purchasing homes that better suit the way they want to live now.And, according to the Federal Reserve’s latest data, Boomers—born from 1946 through 1964—held approximately: 51.6% of total U.S. household wealth That's roughly $85 trillionGen X holds about 26%Millennials and Gen Z combined hold about 11%The Silent Generation and older households held the remainder That means Boomers control slightly more than half of America’s household wealth, despite representing far less than half the population. RECIPE: Honey-Lime Dot Fruit Salad The Viral Summer Salad That’s Almost Too Pretty to Eat I have seen fruit salad dressed up every which way, but this may be the first version that made me want to applaud the melon baller! LOL “Dot fruit salad” has been making the rounds on social media and the idea is wonderfully simple: turn colorful summer fruit into pretty little spheres, toss them together and suddenly an everyday fruit bowl looks ready for a party.Of course, I had to give it my Prime Recipes twist. This version gets a light honey-lime dressing and plenty of fresh mint—just enough to brighten the fruit without making it too syrupy or overly (if that's a word??!!) sweet. It is refreshing, easy to make and perfect for a late-summer brunch, cookout or potluck. The hardest part may be resisting the urge to keep making dots until every piece of fruit in the house has been attacked!Grocery ListProduce: One small seedless watermelon, one cantaloupe, one honeydew melon, two firm-ripe mangoes, four firm kiwis, three limes and a small bunch of fresh mintPantry: Honey, a small pinch of salt and optional Tajín for a sweet-spicy finishSimple Prep NotesChill the fruit before you begin because cold, firm fruit makes the neatest spheres. A double-ended melon baller is ideal: use the larger end for the melons and the smaller end for mango and kiwi. Scoop over a rimmed baking sheet to catch the juice and save all the odd-shaped leftovers for smoothies—pretty dots and zero waste!Honey-Lime Dot Fruit SaladPrep time: 25 minutesChill time: 20 minutesServes: 8–10Ingredients 1 small seedless watermelon 1 cantaloupe, halved and seeded 1 honeydew melon, halved and seeded 2 firm-ripe mangoes, peeled and cut into thick cheeks 4 firm kiwis, peeled and halved 3 tablespoons fresh lime juice 1 teaspoon finely grated lime zest 1½ tablespoons honey Small pinch of salt ¼ cup loosely packed fresh mint leaves, gently torn Tajín, optional InstructionsWash and dry all the fruit. Halve the melons and remove the seeds from the cantaloupe and honeydew. Use a melon baller to scoop the watermelon, cantaloupe and honeydew into small rounds. Scoop the mango and kiwi from their cut sides, too. Do not worry if every dot is not perfectly round—the bowl will still be beautiful! In a small bowl, whisk together the lime juice, lime zest, honey and salt until smooth. Gently combine the fruit dots in a wide serving bowl and refrigerate for about 20 minutes. Just before serving, drizzle the honey-lime mixture over the fruit and gently fold in the fresh mint. Sprinkle with a little Tajín if you enjoy that sweet-and-spicy combination. It Changes How You Handle Them.There was a time early in my real estate career when almost every problem felt like a five-alarm fire. An inspection uncovered something unexpected? Fire. The appraisal came in low? Bigger fire. A lender called late in the day with a problem nobody saw coming? Somebody PLEASE find a hose!!After decades in this business, I've learned something I couldn't possibly have known when I started: Experience doesn't always eliminate problems. But it certainly changes how you handle them.Actually, experience does eliminate a surprising number of problems. You learn to ask better questions before they need to be asked. You recognize the little red flags that once would have sailed right past you. You know which details need to be verified, which conversations need to happen early and where the potential potholes are hiding because, chances are, you've hit a few of them before. Experience teaches us to anticipate.And that isn't limited to real estate. The same thing happens in life. We get better at recognizing situations that probably aren't going to end well. We learn when to speak up sooner, when to establish boundaries and when that little voice in our head saying, "Something isn't quite right here," deserves our attention.But here's the catch: No amount of experience eliminates every problem. Things still go wrong. People still surprise us. Plans still change. Life still occasionally looks at our carefully organized little schedule and laughs. The difference is that we've been here before.Maybe not with this exact problem, but we've weathered enough unexpected turns to know that not everything is a catastrophe. Some things need immediate action, some need patience and some need a little creativity. And some need us to stop poking at them long enough to see whether they'll work themselves out.I've also learned that one of the greatest gifts of experience is knowing which is which. That's true in a real estate transaction, in business, in relationships and certainly in life.When I was younger, I thought having experience meant eventually having all the answers. From where I sit today, I know better.Experience isn't having all the answers. It's having a better toolbox. It's knowing which tool to reach for, knowing when you need help and perhaps most importantly, knowing when not to panic while you're figuring it out.Things I Know NowExperience doesn't mean fewer problems. Managing the Transaction Behind the Transaction in Contingent OffersFor several years, buyers who needed to sell a home before purchasing another one were often at a serious disadvantage. In a market filled with multiple Offers, abbreviated due diligence periods and buyers willing to waive nearly every conceivable protection, a home-sale contingency could send an otherwise excellent Offer straight to the bottom of the pile.In today’s market, we are seeing something very different. Contingent Offers are FAR more prominent than they were just one year ago. Homes are taking longer to sell, buyers have more choices and many homeowners simply cannot—or do not want to—purchase their next home before selling the one they already own.That does not make a contingent Offer a bad Offer. It makes it an Offer that requires more investigation, thoughtful negotiation and careful risk management. First, What Does “Contingent” Really Mean?In this situation, we are talking about a buyer who needs to sell or close on another property before completing the purchase of yours.However, not all contingent Offers carry the same level of risk.There is a tremendous difference between a buyer whose home has not yet been listed and one whose home is already under contract, through inspections and approaching Closing . Both buyers may technically need proceeds from another sale, but their chances of reaching the Closing table are not remotely equal.That is why the first question should not be, “Should we accept a contingent Offer?”The better question is, “How strong is this particular contingency?”Follow the Chain Before You Accept the OfferWhen representing the seller, I want to know exactly what is happening with the buyer’s current home.Is it already listed? If so, how long has it been on the market? Is it appropriately priced? Has it received any Offers? If it is under contract, has the buyer’s due diligence period ended? Have inspections, appraisal and loan approval been completed?And here is the question people sometimes forget to ask: Is the buyer purchasing that home also dependent upon selling another property?One contingency can quickly become a chain of contingencies. The longer that chain becomes, the more opportunities there are for something to go wrong.This is not about prying into someone else’s transaction. It is about helping the seller understand the actual strength of the Offer in front of them. Evaluate the Entire Offer—not Just the ContingencyA seller should never evaluate an Offer based on price alone and that becomes even more important when a home-sale contingency is involved.We need to look at the buyer’s financing, the condition and marketability of the home they are selling, the proposed Closing timeline, due diligence and earnest money deposits and any additional protections included in the contract.A higher price with a weak, open-ended contingency may not be as attractive as a slightly lower Offer from a buyer whose home is already safely under contract.The best Offer is not always the one with the biggest number at the top. It is the one most likely to close on acceptable terms.Put Clear Deadlines and Protections in WritingA vague contingency is a dangerous contingency.The agreement should clearly address when the buyer’s home must be listed, when it must go under contract, when it must close and what happens if any of those deadlines are missed.The seller may also want the right to continue marketing and showing the property. In some transactions, a carefully drafted “kick-out” provision allows the seller to respond if another acceptable Offer is received. The original buyer may then have a limited amount of time to remove the contingency and demonstrate that they can proceed without selling their home—or step aside.These provisions must be written carefully. In North Carolina, simply disclosing in the standard Offer to Purchase and Contract that a buyer must sell another property does not automatically create a true home-sale contingency. NC REALTORS® advises that a true contingent sale requires an attorney-drafted custom addendum.This is one of those moments when professional guidance—and an experienced North Carolina real estate attorney—really matters. If You Are the Buyer, Make Your Contingency as Strong as PossibleBuyers who need to sell first are not powerless. There are several ways to make their Offer more attractive.Ideally, their existing home should already be on the market—or even better, under contract—before they make an Offer on the next one. The home should be priced correctly, show beautifully and have all necessary paperwork ready so there are no avoidable delays.The buyer should also have strong financing approval and documentation showing exactly how the current sale affects the new purchase. A clean Offer, reasonable timeline and meaningful deposits can help reassure the seller that the buyer is serious.This matters because the funds from a prior home sale are a major part of how repeat buyers finance their next purchase. According to the National Association of REALTORS® 2025 Profile of Home Buyers and Sellers, 54% of repeat buyers used proceeds from the sale of a previous home toward their next purchase. In other words, these Offers are not unusual—and they are not going away. Communication Becomes Even More ImportantOnce a contingent Offer is accepted, communication cannot become casual. The listing agent should receive regular updates regarding showings, Offers, inspections, appraisal, financing and Closing progress on the buyer’s property. Everyone involved needs to understand the deadlines and immediately address anything that could threaten either transaction.When two Closings are connected, a delay in one can affect moving trucks, possession, loan funding and Closing appointments in the other. The more moving pieces we have, the more closely we need to manage them.This is not the time to put dates on a calendar and hope for the best.A Contingent Offer Is Not Automatically a ProblemThe return of contingent Offers is another sign that our market has changed. Buyers have regained some negotiating power and sellers may need to consider terms they could easily reject a year or two ago. That does not mean sellers should accept unnecessary risk. It means we must slow down, ask better questions and determine whether the risk can be reasonably managed.I have seen strong contingent Offers close beautifully. I have also seen seemingly simple transactions unravel because no one fully investigated the sale happening behind the sale.The difference is rarely luck. It is preparation, clear contractual protection, consistent communication and experienced representation.A contingent Offer may come with another set of moving parts—but when those parts are carefully examined and properly managed, it can still lead everyone exactly where they want to go: the Closing table. These Blondie Cookie Bars are impressive because they require none of that!They begin with a box of white cake mix, come together in just a few minutes and bake in about 20. The result is a soft, buttery and wonderfully chewy cookie bar loaded with colorful M&M’s and plenty of sweet chips.This is also my go-to dessert when I deliver a meal to someone who has lost a family member, is ill or is recovering from surgery. I try to personalize the bars for the recipient—perhaps using their favorite type of chips, leaving out the nuts or choosing M&M’s in colors that will make them smile. Add a bouquet of flowers and voilà! You have a thoughtful little package that says, “I’m thinking of you,” without needing a lot of words.And the best part? You can change the M&M’s to match practically any holiday, celebration or occasion. Here’s a link to choose your favorite M&M’s colors (mix and match) for your blondies.Use red and green for Christmas, pastels for Easter, red and pink for Valentine’s Day, team colors for game day or a patriotic mix for Memorial Day and the Fourth of July. Blondie Cookie BarsIngredients 1 box white cake mix 1 stick butter, melted 2 eggs 1 teaspoon vanilla or almond extract ¾ cup M&M’s ¾ cup white, butterscotch or chocolate chips ¼ cup slivered almonds or your favorite nuts, optional A few additional M&M’s and/or almonds for the top InstructionsPreheat the oven to 350°F and grease a 9 x 13-inch baking pan.In a large bowl, combine the cake mix, melted butter, eggs and vanilla or almond extract. Mix until everything is combined. The batter will be thick, so don’t worry—you haven’t done anything wrong!Fold in the M&M’s, chips and optional nuts. Spread the mixture evenly into the prepared baking pan, then scatter a few additional M&M’s and/or almonds over the top.Bake for approximately 20 minutes, or until the edges are lightly golden and the center is set. Allow the bars to cool before cutting and serving.Debe’s Kitchen TipButterscotch chips are my favorite in these! They add an extra buttery, kind of caramel flavor that works beautifully with the blondie base. White chocolate chips make them a little sweeter and traditional chocolate chips are always a crowd-pleaser, so you really can’t make a bad choice.Just be careful not to over-bake them. Blondie bars are at their best when the centers remain soft and chewy.These are perfect when you need something easy for a party, neighborhood gathering, school celebration or last-minute dessert. The "F" Word in Real EstateLet's talk about the "F" word. No...not that one. Get your mind out of the gutter!! I’m talking about the word that should define every real estate professional: fiduciary.It's not a particularly glamorous word and it's certainly not one you're likely to see trending on social media. In fact, I'm not sure how many consumers could actually define it if we asked them. But in real estate, it's one of the most important words in our vocabulary because it gets right to the heart of what we're hired to do.When a client chooses us to represent them, they're trusting us with far more than showing houses, putting a sign in the yard, writing a contract or negotiating repairs. For most people, buying or selling a home involves one of the largest financial transactions they'll ever make. They're sharing personal information with us, relying on our knowledge and trusting that the advice we're giving them is based on what is best for them—not what is best for us. That's where fiduciary begins.We establish that relationship when agency is created, but I think our responsibility starts with making sure our clients actually understand what that relationship means. Agency shouldn't be reduced to, "Sign here, here and here." We need to explain who we represent, what we're obligated to do for them and what they should expect from us throughout the process.Once that relationship is established, fiduciary isn't something we pull out of the file when we need it. It's something we practice throughout the entire relationship.For me, it comes down to one very simple question that should be running quietly in the background of every recommendation we make: Is this in my client's best interest?Sometimes the answer means telling a buyer that the house they've fallen in love with has issues that concern me and they need to think very carefully before moving forward. It may mean advising a seller that the price they have in mind isn't supported by the market, even though agreeing with them would make getting the listing a whole lot easier.And sometimes it simply means having a difficult conversation when it would be much more comfortable not to. That's the part of fiduciary that doesn't fit ‘neatly’ on a disclosure form.It's keeping confidential information confidential. It's negotiating fiercely while remaining professional. It's making sure material facts are disclosed, explaining options clearly and helping our clients understand the possible consequences of the decisions they're making. It's recognizing potential conflicts of interest and addressing them openly. And yes, it's protecting our client's financial interests even when doing so might make our own job harder.Our commission should never be the deciding factor in the advice we give.I also think honoring our fiduciary responsibility means remembering that our clients hired us for our experience. They don't need us simply to agree with everything they say. They need us to tell them what we know, what we see, what concerns us and what we believe they need to consider. Ultimately, the decisions belong to them, but they deserve to make those decisions with the benefit of our knowledge and our undivided loyalty.The transaction will eventually close and, technically, that fiduciary relationship will come to an end. But I've always believed the trust we built while honoring it shouldn't.Years later, I want a former client to be able to pick up the phone and call me with a real estate question because they remember how they were treated when they were my client. Not how quickly we got to closing, not how many homes I sold that year, but how they were treated.We spend a lot of time in this business talking about marketing, production, lead generation, technology and now, of course, AI. All of those things have their place. But none of them can replace the foundation of what we do. Trust.And trust is built when we establish our fiduciary responsibility, carry it out every step of the way and honor it for the duration of the relationship—even when doing so isn't the easiest path.So, yes, let's talk more about the "F" word in real estate.Fiduciary. ✨THE VIEW FROM HERE - I Really Don't Want to Go Back!People talk a lot about wanting to be younger again. I really don't.Now, would I take the knees I had at 30? Absolutely. The metabolism? Sign me up! And I'd happily have a conversation with whoever decided that reading a menu should eventually require both good lighting AND a pair of glasses. But actually go back and be younger again?No, thank you.Because here's something nobody tells us when we're young: Getting older isn't only about what we lose. It's also about what we gain. And from where I'm standing, I've gained far more than a few wrinkles and an impressive collection of reading glasses.I've gained perspective. Most of the things I once worried endlessly about eventually worked themselves out—or turned out not to matter nearly as much as I thought they did. I've gained confidence, too, but not the kind that comes from thinking I have all the answers. Quite the opposite. It's the confidence to say, "I don't know." To ask for help. To change my mind. And yes, to walk away from things that no longer deserve my energy.I've also gained clarity. I know who my people are and what I value. I know that being busy and being productive aren't the same thing. I know that success without integrity isn't success. And I've finally learned that sometimes the most important word in the English language is simply NO—preferably without the three-paragraph explanation I would have attached to it 30 years ago! LOLLife has taught me that people will disappoint you, but others will always show up for you in ways you'll never forget. Careers evolve. Friendships shift. Families grow. Plans fall apart and new plans emerge. Sometimes what felt like a disaster at the time turns out to be the thing that sent you in a direction you never would have chosen—but, are ultimately grateful you traveled.Maybe that's what I appreciate most about the view from here.At this point in my life, I don't feel as though I'm winding anything down. Quite the opposite. I'm still curious. I'm still learning and working. I'm still laughing and dreaming up things I want to do. And apparently, I'm still perfectly capable of getting myself into projects that make me wonder, "What on earth was I thinking?!!" Some things, thankfully, never change.But here's one of the biggest things I now know: I wouldn't trade who I am today for who I was then.I like that younger woman I was. I was figuring things out. I made mistakes, worried too much and occasionally cared far too much about what other people thought. I didn't always know where I was going, but I kept going anyway.And my former, younger self got me here. And, I happen to really like here!So, no, I don't want to turn back the clock. I want to keep moving forward and see what's next. Because maybe growing older isn't about becoming less of who we were. Maybe it's about finally becoming more of who we were meant to be.And that's really the idea behind this new Thursday series, The View From Here.In some ways, it feels like the natural evolution of how I've shared pieces of my life here over the years. I started with Diary of a Realtor, writing about the experiences, lessons and occasional craziness that came with this business AND with personal life experiences. Somewhere along the way, that evolved into Motivational Mondays, where I shared a little more about life beyond real estate. Eventually, I moved away from both—but apparently, I never stopped collecting the stories and lessons!So perhaps The View From Here is where those two roads finally meet.It'll be a little about life, a little about work, sometimes about real estate and occasionally about whatever happens to be rattling around in my head that week. RECIPE: Pretzel Rolo GoodiesI first discovered these little goodies a few years ago when they were all the rage on social media and someone brought them to a holiday party. One bite and I understood the hype! Since then, they’ve become one of my favorite “I need an appetizer and I need it FAST” recipes—whether I’m headed to a party or suddenly realize that my hostess prep time has completely gotten away from me!They’re sweet, salty, crunchy and chocolatey, and that little sprinkle of food glitter makes them look downright festive. Best of all, they take just minutes to make and everyone loves them.These are dangerously easy to make! Easy to please. And proof that sometimes the simplest recipes disappear from the platter first!Ingredients 25 small pretzels gluten-free if needed 25 Rolo’s 25 M&M’s, pecans or walnuts Instructions Preheat the oven to 250°F. Line a baking sheet with a silicone baking mat or parchment paper. Place a single layer of pretzels on the baking sheet. Place one Rolo on top of each pretzel. Bake for 3-5 minutes until the Rolo has softened. (You don’t want the Rolos too melted.) Remove from the oven and press the M&M or nut halfway down into the melted Rolo. SPRINKLE WITH FOOD GLITTER OR SPRINKLES • • •Let cool on the baking sheet completely. Enjoy!My Kitchen Tip ❤️The secret is not to overbake the Rolos! You want them warm and soft enough to gently press in the M&M or nut, but not completely melted. What Summer Means in Charlotte; It's More Than a Season, It's a Way of LifeAsk someone about summer in Charlotte and they'll probably tell you one thing: "It's hot!” And they're RIGHT! But that's only the introduction to the Charlotte summer story.Summer here isn't defined by the temperature. It's defined by what happens after the sun begins to sink below the horizon. Neighborhood pools fill with laughter, patios buzz with conversation, Charlotteans head to the lakes, music drifts through the U.S. National Whitewater Center and farmers markets absolutely overflow with peaches, tomatoes, sweet corn and fresh flowers. As someone who has helped families buy and sell homes throughout the Charlotte area for decades, I've learned a little something about this city. If you really want to understand Charlotte, don't just look at the houses. Spend a summer evening here. After 40+ years of living in Charlotte, I’ve come to appreciate that each and every neighborhood has its own 'summer personality.' Yes, July and August can be steamy. Afternoon thunderstorms often arrive right on schedule. The humidity can make even a short walk feel like a workout. But, ask someone who actually lives here, and you'll hear a very different story. Our Lakes Become Our BeachesOne of the things that surprises visitors is how much of our summer life revolves around the water. While our oceans are only 2.5 hours away, we have something just as fabulous here too: Lake Norman Lake Wylie Mountain Island Lake Weekends become boating days, paddle-board days, tubing days or simply sitting lakeside with friends watching the sunset. For many Charlotte families, summer memories are made on these lakes.Charlotte Evenings Are Pure Magic 🎶 This is where I think Charlotte shines brighter than almost anywhere.After six o'clock the patios fill, the music starts, the National Whitewater Center comes alive with River Jam. Baseball fans head to Knights games in our beautiful Uptown, Freedom Park fills with walkers, joggers, picnics and children chasing bubbles. Outdoor concerts pop up all across the region.And if you're lucky enough to be sitting on a porch somewhere, you'll hear cicadas providing the soundtrack while fireflies begin putting on their nightly show. It's one of my favorite times of day. Summer Tastes Different Here Too Charlotte summers have their own flavor: Fresh South Carolina peaches. North Carolina tomatoes. Sweet corn. Watermelon. Local honey. Farmers markets are overflowing with flowers, baked goods, fresh vegetables and smiling faces. It's one of those simple pleasures that reminds you why buying local truly matters. As a REALTOR®, Summer Shows Me What Buyers Really WantAs I mentioned, I’ve been helping people buy and sell homes in Charlotte for many years and one thing becomes crystal clear every summer—this is when buyers stop focusing on square footage. Instead, they imagine their lives as we strongly encourage them to do ALL YEAR LONG! Their interest become, pondering if they can host cookouts on this deck or patio? RECIPE: Cloud Nine Greek Yogurt TiramisuThe Viral Dessert That's Actually Worth MakingI'll admit that for years, whenever I heard "Greek yogurt" in a dessert, my first thought was always, “Eww tangy!”Maybe that’s your first thought too?!Ironically, I've been using Greek yogurt as a healthier substitute in recipes for several years now, and somewhere along the way, I realized something.That tangy flavor I expected? Well, it wasn't there anymore. And it's certainly not here in this recipe either! Not this time. Not even close.Instead, the Greek yogurt makes this tiramisu incredibly rich, silky, creamy and downright irresistible. Combined with mascarpone, whipped cream and espresso-soaked ladyfingers, it delivers everything you love about classic tiramisu while adding a little extra protein and lightening it up just enough that you can feel a little better about enjoying that second helping.It's elegant enough for company, simple enough for a weekend treat and one of those desserts that has everyone asking, "Would you send me that recipe?"If you've been hesitant to try desserts made with Greek yogurt, let this one change your mind.I have a feeling it's going to become one of your favorites, just as it has become one of mine. Here's the recipe card:Now, let's make something delicious!Cloud Nine Greek Yogurt TiramisuPrep Time: 20 minutesChill Time: 6+ hours (overnight is best)Servings: 6–8IngredientsCream Layer 2 cups whole milk plain Greek yogurt (5% if possible) 8 ounces mascarpone cheese, softened 1 cup heavy whipping cream ⅓ cup powdered sugar 2 tablespoons honey 1 teaspoon pure vanilla extract Pinch of salt Coffee Layer 1½ cups strong brewed espresso or coffee, cooled 1 tablespoon coffee liqueur (optional) Additional Ingredients 24–30 ladyfingers (Savoiardi) Unsweetened cocoa powder, for dusting Dark chocolate curls or shaved chocolate (optional) Instructions1. Make the Cream FillingBeat the mascarpone cheese until smooth. Add the Greek yogurt, powdered sugar, honey, vanilla and salt. Mix until creamy and well combined.2. Whip the CreamIn a separate bowl, whip the heavy cream until stiff peaks form.3. Fold Everything TogetherGently fold the whipped cream into the yogurt mixture until light, fluffy and fully incorporated.4. Prepare the CoffeePour the cooled espresso (and coffee liqueur, if using) into a shallow dish.5. Dip the LadyfingersQuickly dip each ladyfinger into the coffee—about one second per side. Don't let them soak or they'll become too soft.6. Build the First LayerArrange the dipped ladyfingers in a single layer in an 8x8-inch baking dish.7. Add the CreamSpread half of the cream mixture evenly over the ladyfingers.8. RepeatAdd another layer of coffee-dipped ladyfingers, then spread the remaining cream mixture over the top.9. ChillCover and refrigerate for at least 6 hours. Overnight is even better, allowing the flavors to meld together beautifully.10. Finish & ServeJust before serving, dust generously with unsweetened cocoa powder and garnish with chocolate curls if desired. My Kitchen Tip ❤️This dessert is actually better the next day! Making it ahead allows the espresso, mascarpone and Greek yogurt to blend into that classic creamy tiramisu texture that everyone loves. Variations Add 1 tablespoon coffee liqueur for a richer, more traditional flavor. Stir a teaspoon of orange zest into the filling for a bright citrus twist. Fold mini chocolate chips into the cream layer for extra indulgence. Sprinkle toasted sliced almonds or chopped pistachios over the top just before serving for a little crunch. StorageStore covered in the refrigerator for up to 4 days.This dessert is not recommended for freezing, as the creamy texture will change after thawing. Growing Up Air Force--The Values That Shaped My American StoryAs America celebrates its 250th birthday, I've been reflecting on how incredibly fortunate I am to have been born in this amazing country. For me, America has never been an abstract idea on a history page—it has been woven into every chapter of my life, beginning with my family's military service and continuing through a lifetime of caring for others, helping families achieve the American Dream and watching the next generation grow. 🇺🇸I was born in Goldsboro, North Carolina while my dad was serving in the United States Air Force. Like so many military families, ours rarely stayed in one place for long. In fact, I attended nine different schools between first grade and graduation. I never even made it to kindergarten because I seemed determined to catch every childhood illness known to mankind—measles, mumps, chickenpox...you name it!Being an Air Force "brat" wasn't always easy. Every year or two meant a new house, new classmates, new teachers and starting all over. At the time, I didn't always appreciate it. Looking back, however, those moves gave me confidence, resilience and an appreciation for people from every walk of life. Ironically, those experiences prepared me perfectly for a career as a nurse, then a second career helping families relocate and find a place to call home. One interesting thing to note is that I graduated high school during the bicentennial year--1976! 50 years later, we are celebrating another milestone year for America. Growing up as the daughter of an Air Force Captain also meant there were expectations. My bed wasn't simply made—it was made correctly, with hospital corners tucked in so tightly you could bounce a quarter. My room was cleaned before I was asked. Chores weren't optional and "almost" was NEVER good enough. Being late wasn't acceptable because it showed a lack of respect for someone else's time. Those weren't military rules in our home—they were simply the way life was lived. Looking back, I realize those lessons became the foundation for everything I've done my entire life. 🇺🇸One of my only regrets is that I never served our country in uniform.Thankfully, my brother more than made up for that. He graduated from the United States Air Force Academy (Go Falcons!) and devoted his career to serving our nation. In 2002, he received the prestigious James J. Jabara Award for his exemplary service during Operation Allied Force.Military service runs deep in our family. My father served. My brother served. Both of my grandfathers served. Every one of my uncles served. One of my nephews has served as well.We are a military family and we are incredibly proud to be one. Growing up in a military family taught me that patriotism isn't something you talk about once a year on Independence Day. It's something you live every day. It means doing the right thing when no one is watching. It means honoring commitments. Respecting others. Serving your community. Leaving things better than you found them. 🇺🇸Those lessons have guided every chapter of my life—from nursing to real estate to the way I try to treat every person I meet.As a registered nurse, I had the privilege of caring for people during some of the most vulnerable moments of their lives.Later, as a real estate broker, I discovered another way to serve.Every time I hand someone the keys to a new home, I'm reminded that homeownership represents one of America's greatest freedoms. Helping families find the place where they'll raise children, celebrate birthdays, gather around holiday tables, welcome grandchildren and create lifelong memories isn't just my profession. It's my own small way of contributing to the American Dream.Patriotism, for me, is getting goosebumps when the first notes of The Star-Spangled Banner begin to play.It's standing with my hand over my heart.It's watching a military flyover and feeling a lump in my throat before the first aircraft even appears overhead.It's hearing the final soaring notes of our National Anthem, looking around at the people beside me and realizing just how blessed I am to call this country home. It never gets old. It never becomes routine. 🇺🇸This year has reminded me more than ever how precious life truly is. Earlier this year, my husband survived a life-threatening medical emergency. Watching him come home reinforced something I've always believed: freedom means little without faith, family and the opportunity to care for the people we love.Another full-circle moment has been helping my 90-year-old father move back to North Carolina—the very state where his military service began our family's story and where his first-born daughter entered the world. After a lifetime of serving his country and raising a family built on those values, seeing him come home feels like a beautiful ending to one chapter and the beginning of another. Today, as I help him settle into North Carolina at 90 years old, I realize that although military assignments took us all over America, home has brought us full circle.As I look toward the future, I think about my six grandchildren and the America they will inherit. 🇺🇸 My hope is that each of them will grow up understanding that freedom isn't something to be taken for granted. I hope they appreciate the sacrifices made by generations before them, embrace opportunities with grateful hearts and find their own unique ways to make a difference in the lives of others.Watching them grow reminds me that every child has gifts to share with the world. My first grandson, Liam, has taught our family lessons about unconditional love, patience, perseverance and celebrating victories that others might overlook. He reminds me that greatness isn't measured the same way for everyone—and that every life has immeasurable value.If America's next 250 years are built by young people who lead with integrity, compassion, gratitude and a heart for serving others, then our future is in very good hands.As America celebrates 250 years, I'm grateful not only for the opportunities this country has given me, but for the values that have shaped my life because of the family into which I was born.I am proud to be an American 🇺🇸 because I was raised to understand that freedom isn't free. Blue Skies & Sweet SurprisesBananaTudes Recipe Collection"Sometimes the sweetest moments aren't the ones we plan... they're the ones we layer together."There's something magical about a dessert that looks like you spent hours making it... when the truth is, it only took a few minutes.This is one of those easy peasy recipes! It's cool, creamy, dreamy and bursting with blueberries—and it somehow manages to disappear faster than almost any dessert I make.Life has taught me that happiness rarely comes from perfection. More often, it comes from simple ingredients mixed with a little love, shared around a table with people who matter.That's exactly what this dessert reminds me of. So here's to blue skies, sweet surprises and always saving room for dessert.🫐 Blue Skies & Sweet SurprisesIngredients 1 prepared angel food cake, cut into bite-sized cubes 1 (21-ounce) can blueberry pie filling 1 (3.4-ounce) package instant vanilla pudding 1½ cups cold milk 1 cup sour cream 8 ounces whipped topping, thawed Fresh blueberries for garnish Almond slices for garnish Fresh mint (optional) Directions Whisk the pudding mix with the cold milk for about 2 minutes until it begins to thicken. Fold the sour cream into the pudding until smooth. In a 9x13-inch dish, spread half of the angel food cake cubes. Spoon half of the blueberry pie filling over the cake. Repeat with the remaining cake and blueberry filling. Spread the pudding mixture evenly over the top. Finish with the whipped topping, spreading it to the edges. Refrigerate for at least 4 hours (overnight is even better). Garnish with fresh blueberries & almonds just before serving.Life is a lot like this dessert...Some days are soft.Some days are messy.Some days surprise us.Layer by layer, the beautiful things have a way of coming together. One of my favorite things about getting friends together is seeing what everyone brings to the table—literallyYesterday we hosted a party with about 40 friends and neighbors, and instead of preparing all of the appetizers ourselves, everyone always brings one of their favorites. It is such a fun way to discover new recipes, and let me tell you...there were some incredible choices last night!While there were so many delicious choices, one appetizer had everyone talking!Our friend arrived with a warm Swiss Cheese Dip and a basket of wheat crackers and Triscuits. Within minutes, people were gathering around it asking, "Who made this?" and “Do you have the recipe?" Before the evening was over, I had heard rave reviews from so many guests that I knew I had to track down the recipe--and I did!This morning, my sweet friend stopped by with a thank-you card for the party. Tucked inside was the recipe that so many of our guests had asked about. Now that's a thoughtful friend!The best part? It only has three ingredients!Swiss Cheese DipIngredients 1 cup grated Swiss cheese 1 cup mayonnaise 1 cup finely chopped onion DirectionsCombine all ingredients and spread into a small baking dish. Bake at 350° for 20–25 minutes, or until hot, bubbly and lightly golden around the edges.Serve warm with wheat crackers or Triscuits and watch it disappear!Sometimes the recipes that become family favorites aren't the ones with long ingredient lists or complicated instructions. They're the ones that are simple, comforting and so delicious that everyone keeps coming back for "just one more bite."This one has definitely earned a spot in my recipe collection—and I have a feeling it will in yours, too. As we celebrate America's 250th birthday, with a lot of the publicity surrounding the Statue of Liberty, I thought I would share the fascinating story behind Lady Liberty—and a few things you may not know...🗽 The Statue of Liberty was originally intended for Egypt, not the United States!In 1869, French sculptor Frédéric-Auguste Bartholdi envisioned a colossal lighthouse called "Egypt Carrying the Light to Asia." His plan was for the massive statue to stand at the entrance of the Suez Canal, symbolizing progress and enlightenment.The only problem? The Egyptian government decided the project was simply too expensive and declined the proposal.Bartholdi didn't let his dream fade though. Instead, he reimagined the design as a gift from the people of France to the United States. Less than two decades later, Lady Liberty was dedicated in New York Harbor on October 28, 1886, where she has welcomed millions of immigrants and visitors ever since.But that's not the only fascinating thing about America's most recognizable landmark...🗽 She wasn't always green! The Statue of Liberty is made of copper and originally gleamed with the color of a brand-new penny. Over time, nature transformed her into the beautiful green icon we know today as the copper developed its protective patina.🗽 The torch you see today is not the original. During a major restoration in the 1980s, the original torch was replaced with one covered in 24-karat gold. The original now resides in the Statue of Liberty Museum.🗽 She is literally breaking free. Hidden beneath her flowing robes are broken chains at her feet, representing freedom from oppression and tyranny. Many visitors never realize they're there!🗽 It is a tablet she carries, not a book. The tablet is inscribed with "JULY IV MDCCLXXVI"—the Roman numeral date for July 4, 1776, commemorating the signing of the Declaration of Independence.🗽 She's even taller than most people realize. While the statue itself stands 151 feet tall, from the ground to the tip of the torch she reaches an impressive 305 feet, making her one of the tallest statues in the world when she was dedicated.It's amazing to think that one of America's most treasured symbols nearly stood thousands of miles away in Egypt instead of New York Harbor.
