prince william county real estate: Are Cash Buyers Dominating The Prince William County Real Estate Market? - 05/27/12 12:18 PM
You’re looking for a new home in Prince William County and you’ve heard “cash is king.”  Are you worried you might not have a chance against the investors?  Though there are sellers who prefer the clean nature of a cash transaction it doesn’t mean that cash is always in the drivers seat.
If you look at the number of transactions in Prince William County so far in 2012 you will see that cash accounts for 16% of the transactions.  Looking at the types of homes sold with cash over 2/3 of those transactions were either REO’s or short sales.  The average … (2 comments)

prince william county real estate: Out & About on Sunday-We All Need A Little Extra Support Now And Then - 04/15/12 09:27 PM

It's obvious looking at the old timber balanced on the interior walls at Chapman Mill that they have served the mill well.  However to make the mill safe for visitors today new steel beams cross the interior walls to hold them up.  If I had been around since the mid 1700's I'd need more than a steel beam to keep me upright.Chapman's Mill is located in Prince William County off of Route 66 at the Haymarket exit.  The mill grounds are open on the weekends from 9 AM to 5 PM.

prince william county real estate: What May Look Like A Junk Pile To Some - 03/18/12 04:07 AM
is treasure for others.  In this case the pile of junk are parts salvaged from Chapman/Beverly Mill which was originally built in 1742.

According to the website: "Chapman's Mill has ground cornmeal and flour for American troops during seven wars: The French and Indian, the Revolutionary, the War of 1812, the Civil War, the Spanish-American War, and World War I and World War II."
Though the mill is currently just a shell it is interesting to tour and look at what remains over 200 years after it was built and realize the importance this mill had to Prince William … (2 comments)

prince william county real estate: Did You Get A Good Deal Or Lower The Value Of The Home You Bought? - 03/10/12 10:58 AM
You are excited.  You're telling all your friends about the great deal you got on your new home.  You bagged the home at $25,000 less than the last neighborhood sale.  You're doing the dance of joy.  But should you be?Granted everyone loves to get a deal but your deal may not be as great as you think.  You didn't really gain $25,000 in instant equity.  Why?  Because the value of all of the future sales in the neighborhood has been lowered.  Appraisers are going to use the sales price of the home you purchased as a comparable for the next sale … (16 comments)

prince william county real estate: My Buyer Said "I Didn't Know This Road Went To A Neighborhood" - 02/21/12 02:40 AM
My buyers thought I'd made a wrong turn when we headed down an unmarked two lane road in Woodbridge, VA.  But I hadn't.  We were headed to look at a listing in the Coventry Glen community just off of Greatbridge Road.  At first you might think you were headed into the River Falls neighborhood but a quick right onto the "country road" will take you Coventry Glen.Coventry Glen is a small enclave of 80 homes built by Airston Builders in 2005-2006.  With no through streets and it's tucked away location the community feels very private.  The homes in Coventry Glen range … (12 comments)

prince william county real estate: The Answer To The Question Is -"It Depends" - 11/04/11 11:18 AM
Depends on how you frame the answer.
The question is "are there fewer short sales and foreclosures in Prince William County VA than last year?"
As an example I've posted charts showing the decrease in foreclosures and short sales in the Port Potomac neighborhood since 2008.  Port Potomac is one of the newer developments in the county where it was evident as the market began to turn that investors were going to bail.  The impact on home prices in the neighborhood was evident.  In the case of Port Potomac the answer is "YES" the number of short sales and foreclosures has … (12 comments)

prince william county real estate: Dear Sellers-The 70's Called And They Want Their Disco Ball Back - 05/25/11 10:50 AM
You see the buyer's whince as soon as they walk in the front door.  No matter how you try to say it's "only cosmetic" they stand in awe of the job in front of them. What is it that causes the issue?  A roll of paper stuck to your walls with paste...wallpaper paste that is.  It doesn't matter if you've upgraded the carpet or even the bathrooms if the house is covered with 1970's shiny wallpaper the buyers are instantly calculating the cost to have it removed and repaint the house.  What it might actually cost to do the job is irrelevant.  … (22 comments)

prince william county real estate: It's Time To Winterize Your Hose Bibs in Northern Virginia - 12/02/10 11:44 AM

The cold weather is quickly approaching Northern Virginia.  In fact the weather guessers are calling for freezing temperatures.  It's time to make sure you have winterized your house and especially the outside hose bibs.   No one wants the results of a burst pipe.  It isn't pretty AND your insurance company won't be happy with you.

Every winter, and depending on where you live maybe even before right now, you must winterize your exterior hose bibs.  That demands that you turn off the handle of the interior valve which services each hose inside.  Then you must open the handle of … (6 comments)

prince william county real estate: Lipstick On A Pig-Checking Out Whether Those Beautiful Updates Were Done Correctly - 11/18/10 01:03 PM
You've walked in the front door and you are blown away.  On the surface everything about the home you are exploring looks perfect. Granite counters, stainless steel appliances, updated bathrooms and hardwood floors. What's not to love?  Before you run back to the office to write an offer you may want to do a little double checking.  In the case of this wonderful little house in Fairfax County VA the first place we went was to the county website to check to see if any building permits were pulled.  What we found were a slew of permits with work marked incomplete … (72 comments)

prince william county real estate: You've Got Mold... - 10/17/10 03:17 AM

Mold as soon as I open a door to a home my nose can sniff it.  Most of the time I am able to tell my clients to back out the door and they listen. A few times they haven't and we have felt the effects.   Mold is not something to be taken lightly.  Fortunately I've never entered a home that looks like the one in these photos. As Michael points out mold needs to be remediated by professionals.

Most of us grew up with "mother rules."  We knew what they were from when we were little until we left home.  Even as adults we can hear them ring in our ears as we go about our day.  So I started thinking about some of the "mother rules" in our house and how they might help keep a home ready for showing.
