With thunderstorms predicted this Sunday in Southwest Ohio according to The Weather Channel, I promptly informed my sellers in case they wanted to switch their Open House date. Why? It is a waste of my time and theirs if the Open House is a flop! What are some signs the Open House will likely be a flop?

In addition to a previous May Market Report blog article, here are more May sales statistics for the entire Dayton, Ohio Area Multiple Listing Service near Wright Patterson Air Force Base.
In May 2008 there were a total of 2,796 homes listed in the entire Dayton Area Multiple Listing Service, a decrease of 3.08% from May 2007 when 2885 homes were listed. Meaning, it is a great time to sell due to less competition on the market especially for investors. In May 2008 there were 1102 homes sold in the entire Dayton Area Multiple Listing Service. ohio real estate: Gas Prices Rising Again - 07/01/08 10:44 AM

I noticed when filling up today in Dayton, Ohio that gas was up to $4.09/gallon. According to the AAA, gas should be $4.19/gallon over this 4th of July weekend. The AAA expects less travelers this Independence Day due to the cost of gas, nearly 550,000 less Americans traveling than last year. My advice - fill up that tank before the weekend!

In Montgomery and Greene Counties in Ohio there were 716 homes sold in May 2008, down 131 homes from May 2007, a decrease of 15%.
48 homes were listed in May 2007 and 579 homes expired. Comparatively, 1191 homes were listed in May 2008 and 665 homes expired.
