To celebrate Earth Day everyday, try these six tips for incorporating “green” design into your next remodeling project.
Preparation—Before beginning a project, perform an “existing analysis” of your home. Gather information on water, gas, and electricity usage, and do an energy audit to pinpoint daily habits such as leaving lights turned on when a room is not in use.
Lighting—Replace incandescent bulbs with energy-efficient LED or compact fluorescent (CFL) lighting. If possible, take advantage of both natural lighting and shading to reduce energy consumption from heating and cooling a home.

The April Market Report in Ohio for single family, residential homes in Montgomery, Greene, and Warren counties near Wright Patterson Air Force Base shows homes sold a significantly higher price versus the same time frame a year ago. The average sale price / listing price is 95%, which is lower than the Home Experts Realty average. The average days on market in April 2012 is 142. The statistics show that Home Experts Realty sells homes for more money, resulting in more money in the pockets of the sellers represented. The market report is also a sign now's the time to buy before prices sky rocket!

Enjoy the Superbowl at Home with Crowd Pleasing Recipe!
Crowd Pleasing Buffalo Chicken Dip Recipe
INGREDIENTS:
8 oz. pkg. cream cheese (or neufchatel to save calories), softened
1/2 cup blue cheese or ranch salad dressing
1/2 cup hot sauce
1/2 cup crumbled blue cheese or shredded mozzarella cheese
2 cans (12.5 oz. each) White Chunk Chicken Breast in Water, drained
DIRECTIONS:
Mix all ingredients together.
Microwave 5 minutes, stiring halfway through.
Serve with celery and tortilla chips.
Enjoy the Superbowl at home with the buffalo chicken dip recipe!

Since this new tax will affect some real estate transactions, it is important for REALTORS® to clearly understand the tax and how it could impact your clients. It’s a complicated tax, so you won’t be able to predict how it will affect every buyer and seller.

While sales of single-family and condominiums were up in the month of March compared to February's total (805 transactions versus 637 in February), the year-over year comparison shows a market still facing the challenges of economic recovery. March totals showed a 17.7% decline over last March's 978 sales. It is worth noting that it was at this time in 2010 when the $8,000 tax credit was in full gear, spurring activity through the first six months of last year.

Single-family and condominium transactions reported in February to the Dayton Area Board of Realtors MLS were up 36 units to 637, or 6% compared to last February. This generated almost $71 million in sales volume. The average sale price came in at $111,451, down 3.2% from last February's $115,140. The median sale price was down 9.2% from last February to $99,000, compared to $89,900 last year.
