Not only is marketing important in the sale of a home, but service is just as important. Don't choose a broker based on price. Why choose a Realtor that gives the highest estimate of sale price? The best Realtor will have the best Highest Price Analysis and will be HONEST about the price. Don't choose the Realtor that gives an inflated price and asks to reduce the price down the road. What determines the price a home will sell at? Square footage and location!

In June 2008 we saw an increase in the average single family home sale price in Montgomery, Greene, and Warren counties in Ohio, compared to June 2007. The information supports economists predictions that the market is changing slowly into a seller's market shown by the increase in home values.

The Dayton Dragons, Southwest Ohio's minor league team, will play 7 more home games in July. Tonight, you can "catch" a game at 7pm versus the Beloit Snappers. The Dragons will play at home again July 23 - 25 versus the Peoria Chiefs, and July 26 - 28 versus the Kane County Cougars. July 25th at 10 am enjoy breakfast and get autographs from Dayton Dragons players at the Bob Evans located at 1600 W 1st St in Springfield. Heater, the Dragons mascot, will also be on hand for pictures.

I am a 20 year resident of the Dayton, Ohio area near Wright Patterson Air Force Base and I know from personal experience there is a lot going on in Dayton, Ohio. For fun, The Greene in Beavercreek is great for dining out, watching a movie, laughing at a comedy club, or checking out the nightclub scene. Downtown Dayton there are many art galleries, especially in the Oregon District. Where is the best pizza place in your neck of the woods?
In the Dayton, Ohio area I think the best pizza can be found at Doubleday's in Centerville. My favorite pizza at Doubleday's is a greek version with gyro meat, garlic sauce instead of marinara, feta cheese, and diced tomatoes. It is absolutely the best pizza in Dayton, Ohio!
I recently traveled to New York City and visited Lombardi's, America's first pizzaeria. Another great pizza joint! I highly recommend it!

It is a waste of my time and theirs if the Open House is a flop! What are some signs the Open House will likely be a flop?

Also, engage the audience. In order to do so, determine who is targeted. For "Expert Real Estate Advice" the audience is real estate professionals, home buyers, and sellers in general. More specifically it targets those in Southwest Ohio. Therefore, local events are posted occasionally.

In addition to a previous May Market Report blog article, here are more May sales statistics for the entire Dayton, Ohio Area Multiple Listing Service near Wright Patterson Air Force Base.
In May 2008 there were a total of 2,796 homes listed in the entire Dayton Area Multiple Listing Service, a decrease of 3.08% from May 2007 when 2885 homes were listed. Meaning, it is a great time to sell due to less competition on the market especially for investors. In May 2008 there were 1102 homes sold in the entire Dayton Area Multiple Listing Service. I noticed when filling up today in Dayton, Ohio that gas was up to $4.09/gallon. According to the AAA, gas should be $4.19/gallon over this 4th of July weekend. The AAA expects less travelers this Independence Day due to the cost of gas, nearly 550,000 less Americans traveling than last year. My advice - fill up that tank before the weekend!
