buy a dayton home: How to Choose the Best Realtor - 07/15/08 06:51 PM
Not only is marketing important in the sale of a home, but service is just as important. Don't choose a broker based on price. Why choose a Realtor that gives the highest estimate of sale price? The best Realtor will have the best Highest Price Analysis and will be HONEST about the price. Don't choose the Realtor that gives an inflated price and asks to reduce the price down the road. What determines the price a home will sell at? Square footage and location!
Don't choose a Realtor simply based on commission either. Full service agencies have full commissions. Real Living Realty is a … (3 comments)

buy a dayton home: What's Happening in Dayton? - 07/13/08 06:46 PM
I am a 20 year resident of the Dayton, Ohio area near Wright Patterson Air Force Base and I know from personal experience there is a lot going on in Dayton, Ohio. For fun, The Greene in Beavercreek is great for dining out, watching a movie, laughing at a comedy club, or checking out the nightclub scene. Downtown Dayton there are many art galleries, especially in the Oregon District. Thai Nine is my favorite restaurant in the Oregon District, and I often have a glass of wine after dinner at the Wine Gallery and Cafe on 3rd Street. Brown Street, … (1 comments)

buy a dayton home: Best Pizza - 07/13/08 06:23 PM
Where is the best pizza place in your neck of the woods?
In the Dayton, Ohio area I think the best pizza can be found at Doubleday's in Centerville. My favorite pizza at Doubleday's is a greek version with gyro meat, garlic sauce instead of marinara, feta cheese, and diced tomatoes. It is absolutely the best pizza in Dayton, Ohio!

I recently traveled to New York City and visited Lombardi's, America's first pizzaeria. Another great pizza joint! I highly recommend it!

Happy Eating!

buy a dayton home: Green Product - Recycled Glass Countertops - 07/10/08 08:40 AM

Many buyers today are searching for homes with green products. Recycled glass countertops are the best of both worlds - the granite look and durability with an eco-friendly material. Unlike granite, which is a non-renewable resource, recycled glass countertops are made from glass that cannot be recycled elsewhere. Some sources of the recycled glass are windshields, used glass bottles, and plate glass windows. Unlike marble, recycled glass countertops are also nonporous. Look for this green product to gain popularity in homes and even help a home to sell quickly using green advertising!

buy a dayton home: Will the Open House Flop? - 07/07/08 05:54 PM

With thunderstorms predicted this Sunday in Southwest Ohio according to The Weather Channel, I promptly informed my sellers in case they wanted to switch their Open House date. Why? It is a waste of my time and theirs if the Open House is a flop! What are some signs the Open House will likely be a flop?
Bad weather and/or holiday weekend = no traffic. Unclean, cluttered, and personalized home in need of repairs. Inadequate advertising. Overpriced listing. Lawn needing mowing. Lights are off. Home has an odor. Frequent Open Houses (more than once a month). No directional signs and/or no … (2 comments)

buy a dayton home: Write a Great Realtor Blog - 07/07/08 05:41 PM
There are many great blogs on Active Rain, but how can I write a great realtor blog? First, decide what topics are relevant, pressing, and interesting. Don't write about things that aren't interesting, the blog shouldn't put anyone to sleep!
Also, engage the audience. In order to do so, determine who is targeted. For "Expert Real Estate Advice" the audience is real estate professionals, home buyers, and sellers in general. More specifically it targets those in Southwest Ohio. Therefore, local events are posted occasionally.
Once the audience is in mind, never be afraid to ask for feedback. In the blog article … (8 comments)

The true test of a good realtor is practicing dual agency in the sale of a home. Google has 16 definitions for dual agency. The definitions apply to the whole nation and not just Dayton, Ohio. The most complete definition can be found at RealtyStore.com. Dual agency is defined as "A breach of agency rules which must be disclosed to the parties. buy a dayton home: Gas Prices Rising Again - 07/01/08 10:44 AM

I noticed when filling up today in Dayton, Ohio that gas was up to $4.09/gallon. According to the AAA, gas should be $4.19/gallon over this 4th of July weekend. The AAA expects less travelers this Independence Day due to the cost of gas, nearly 550,000 less Americans traveling than last year. My advice - fill up that tank before the weekend!

buy a dayton home: Home Buying 101 - 06/30/08 09:21 AM
There are many things to consider with home buying, and it is important to plan accordingly. First of all, buying a home has several costs involved. Plan to spend about 3% for a down payment, $1,000-$5,000 for property taxes that year, $350 for a home inspector, $300 for your bank's home appraisal, and $1500 for random fees at closing. Although features such as landscaping and a media room are nice, make sure to purchase a good investment. Focus on the number of bedrooms, baths, square footage, major features, and location before you worry about that terrible carpet. For more information, ask a … (0 comments)

buy a dayton home: 8 Energy Efficient Home Tips - 06/30/08 08:47 AM

Use light paint colors on the interior and exterior of the home. Dark colors absorb light, but light colors refract it. Only run the dishwasher, washer, and dryer when full. Insulate your water heater. A water heater blanket can save $40 each year on energy costs. Use energy efficient light bulbs, which can last 10 times longer than standard light bulbs. Protect your windows. Heat and air conditioning can escape through unprotected windows. Close your drapes in the evening winter months to retain heat, or during the day in the summer months to maintain the cool. Use a front loader … (0 comments)
