I have mixed feelings about the productivity of doing a Sunday open house. You can invite neighbors, place flyers at high traffic locations, put signs out on the street with balloons and it still does guarantee any traffic. I was told in a recent continuing education class that my real estate license is worth $150 a hour. Would I get a better result by spending those 3 hours on a Sunday afternoon calling expired listings or past clients. If you the agent have a new, great listing, easily accessible from a major highway, then a open house is in order. If the listing is old or not easy to get to; then your time is better spent making calls.
