"I appreciate the network of ActiveRain so very much. I am continually learning from other professionals in the field. I have closed sales as a direct link from my blogging efforts. One was a consumer who found my Localism posts on the area she wished to move, another was a fellow Realtor referral from an agent who found me on ActiveRain. I have even co-listed a property with an agent I met on ActiveRain who has also become a good friend. I've been a member since there were only 18,000 members and I can hardly believe how it's grown!"

Karla Childers (Vacant Home SolutionsArizona )
said over 13 years ago,
"Since starting Az Vacant Home Solutions:
* We took a vacant home for sale that had no offers for 6 months and it was sold and closed in 30 days after our home manager staged it beautifully and made it look like a home.
* One home manager caught a hot water heater leak in a home that was coming from under the garage wall into a bedroom and starting to mold. The issue was solved before major damage occured, at minimal costs to the owner.
*Our home managers have kept numerous home owners insurance compliant by keeping the home 'occupied'. Vacant home insurance is usually costly with less coverage, and must be in place when the home is vacant for 30 days or more.
* Home managers have kept homes H.O.A. compliant, by making sure there are no violations.
* Home owner's holding costs are reduced significantly because the home manager pays all utilities and Az Vacant Home Solutions takes care of the pool and yard services.
* To date, 3 of our home managers have made offers on the homes they were managing! These are high-quality professional people, many of them are in our program while they are looking for a home to buy."

said over 13 years ago,
"I was referred a client who was coming here for medical school and needed to buy a house in less than a month. Oh, and did I mention she was in Japan and would not be able to come over before her move? She was referred to me by an agent in Ohio who was originally looking for a house near the medical school there. She handed her over to me and gave me as much information as I needed to start the process in my market. I took plenty of pictures, video and had lots of late night phone calls to Japan to make it all come together in less than a month. The client was thrilled (when she finally got to come over and see in person what she purchased) and the referring agent was happy as well. Her work was not all in vain, as she promptly received a referral check from me. Thanks Active Rain!"

"I first discovered ActiveRain over a year ago. I piddled with it, got busy with something else, and eventually forgot about it. I recently heard ActiveRain mentioned in a talk on social media and thought that I might take another look at it. I realized the power of it this evening.
About two weeks ago I did a listing presentation for a nice couple in a very nice neighborhood. I have been trying to get into this area for quite awhile. I pulled out all the stops, I really worked to get this listing. It went well but they said that they didn't really think now was a good time to sell, that they should wait until the spring. I had a few objection handlers that I used but they didn't really do the trick. I got the dreaded, "My husband and I want to talk about it first". I know what that means, but I still followed up with them. After three or four messages and one caught-them-at-walmart-and-I-will-call-you-back, I decided I would do something a little different.
I decided to poll my fellow agent friends to get some ideas. I put the best thoughts together and wrote an ActiveRain blog post. I also put it on Facebook, my outside blog, and my website. I figured if I am going to write it I should share it with others in the hopes that it will help someone else with a similar problem. I also like the idea of writing something once and then syndicating it to as many places as possible. In addition, I emailed links to my blog post to all of my current sellers, past clients, and specifically to this hesitant seller.
Tonight I get an email from her saying that she felt my blog post was "compelling" and they wanted me to drop off the listing papers tomorrow! If that is not Givers' Gain, I don't know what is. This is just the beginning of my ActiveRain Success Story."

"I must admit I was on the verge of giving this AR up and then I went to the Raincamp at Atlantic City. I had been cofused , to put it mildly as to how everythng worked - were internal memberships SEO'd? Why do some people not have outside blogs? They were highly successful, what was going on? I had taken Steven's classes , but everything was muddy and then I went to Raincamp - little by little as the day went on I began to understand, finally I was seeing the big picture, the picture I needed to see and understand. I now feel I have a clear course to follow and I am looking forward to a great future of blogging on AR."

"Well finally it happened to me too! I was starting to feel that everyone was getting A/R leads, referrals, sales etc. except me! And then all of a sudden out of the deep blue yonder I got this message Friday Morning!
"Hi Liz,
My family and I are in town to buy a house. We want to find a realtor who specializes in Chilliwack and specifically in the promotory area. I found you on the internet this morning - I like your website and your
testimonials. As I was reading your blog, I find a connection to you as well. I'm a mom too...I like the importance you put on family....
My husband is with the RCMP as a dog handler...and we've just been
transferred to the area. We have sold our home in Nelson B.C. and are ready to move. We need to find a GREAT realtor who can wholeheartedly dedicate the next few days to us. We need someone who can really listen to our needs and place those above and beyond everything else. And we think you're the one!
Could you please contact me ASAP (it's 6:31am on August 8th) and we want
to get started as soon as we can. We want to get into as many homes that meet our criteria asap."
So 5 months almost to the day I got my first Active Rain Sale!

I didn't have to compete, convince, or even really build rappore........it was like meeting a kindred spirit.........the flow was beautiful........so thank you A/R........and thank you all out there for your support and comments..........because thats whats kept me blogging!
They found their dream home below - in less then 36 hours.........This deal was pure Icing! :-) So thats my testimony - Don't give up! :-)"
