Home Selling

It's been said that the only thing in real estate that is more confusing than purchasing a home is selling one – especially if you've never done it before. Where to start? Who to turn to?

These are good questions and – lucky you – the answers are right here within the pages of ActiveRain, the top real estate social network on the planet.

Within our content library you'll find more millions of articles, written by the pros, on home selling topics like how to choose a listing agent, the questions to ask before hiring one, how to stage the home and create curb appeal. What happens if the appraisal comes in lower than the amount the buyer has offered? Is an offer from a buyer with a conventional loan approval better than one from an FHA buyer?

We have the answers here at ActiveRain and chances are great that if you can't find them now (which is hard to imagine!) you will find them tomorrow or the next day because our experts add hundreds of new posts every day.

Only ActiveRain gives you the chance to read news and advice from professionals who not only talk the talk, but walk the walk – the boots on the ground every day in the real estate industry.

Expert real estate advice, free for the reading – you gotta love that!

Selling a unique home with quirks can be both a challenge and an opportunity. Embracing the distinct features and quirks of your home can set it apart from the competition and attract buyers seeking something out of the ordinary. Highlighting the character and charm of your home through effective marketing and storytelling can appeal to buyers looking for a one-of-a-kind property. However, it's essential to be transparent about any quirks or unusual features upfront to manage buyer expectations and avoid surprises during the sales process. Working with a real estate agent, like Nancy Moore Needham Realtor,  who understands the unique selling points of your home and can effectively communicate them to potential buyers is crucial. With the right approach, selling a unique home with quirks...

Before You Sell - Check Your Falmouth MA Permit Records Yesterday, at the Falmouth MLS Tour meeting, we found out about a new process initiated by the Town of Falmouth MA. They're now requiring any work done on your property that needed a permit to be officially acknowledged through their permitting procedures. Falmouth has become stricter with permit enforcement, so it's crucial to ensure that all necessary permits were obtained and closed, even if the work was completed before you owned the property. For instance, Kevin Klauer from Ament Klauer, LLP in Falmouth mentioned that having a finished basement without permit records could cause delays in closing a deal. He also pointed out that obtaining permits retroactively could take over a month and cost twice as much as getting them ini...

Staging Stories…There’s Uncluttered and Then There’s Blah Years ago an agent I’d met through the Women’s Council of Realtors referred her seller to me. We were still in the early years of staging when not everyone knew what staging was.  And there were some who having been shown the advantages of a well prepared home, did not want to call upon a stager until the house had been on the market for a while.  This particular property had been on the market and while it had showings, was not getting any offers. The agent said that it was priced right, had been updated, and  clean and edited.                                  Example: nice and clean but no personality.                          The feedback was that it was nice. Nothing more.  After I viewed the property,  I walked out with the ...

It was truly delightful collaborating once again with my sellers at 11016 Crossland Dr. in Canyon Creek. Having initially purchased the home through my listing, our communication has spanned several years, with intermittent discussions about potential moves and opportunities. The buyers, who had been renting within the community, encountered setbacks in their quest for a new home over the past couple of years. However, with the steadfast determination of their buyer's agent, they persisted in their search until finding the perfect fit. As first-time homebuyers, they eagerly seized the opportunity this spring and emerged victorious in a competitive multiple-offer situation, a win-win outcome for both the seller and themselves.Understanding my sellers' need to relocate to San Antonio, we f...

Even with the latest data coming in, the experts agree there’s no chance of a large-scale foreclosure crisis like the one we saw back in 2008. While headlines may be calling attention to a slight uptick in foreclosure filings recently, the bigger picture is that we’re still well below the number we’d see in a more normal year for the housing market. As a report from BlackKnight explains:“The prospect of any kind of near-term surge in foreclosure activity remains low, with start volumes still nearly 40% below pre-pandemic levels.”That’s good news. It means the number of homeowners at risk is very low compared to the norm. But, there’s a small percentage who may be coming face to face with foreclosure as a possibility. That’s because some homeowners may have an unexpected hardship in their...
