Dear Tom,

 

Thank you so much for allowing me to attend your Investor Forum.  This was one of the most enlightening meetings I have been to that shows how to virtually "recession proof" a mortgage business.  I had listened to your interview with Karen Deis.  You talked about having a forum every month that was attended by over 100 people.  With all due respect to you, I have heard outlandish claims before in my 30+year career in real estate and lending. 

 

To put it mildly "I was blown away".  If anything you understated the reality.  I attended the meeting along with my wife Nancy, who is a top producing Real Estate Broker.  I have never been more impressed with a meeting of this type.  I have attended several "real estate investment" meetings.  Mostly they are run by "get rich quick" experts, that are simply hawking their products.  I saw no product for sale.  The meeting was totally about investing in real estate.  None of the sponsors were pressuring anyone to buy anything.  It was very laid back.

 

As far as the attendees were concerned, I was very surprised.  You had graciously asked Nancy and I to say a few words about what was going on in our local Oklahoma City market.  After our comments, several or the attendees approached us with questions.  They were very knowledgeable.  I am accustomed to working with sophisticated investors.  I am a "numbers" guy.  These folks wanted to know about cap rates, and after tax returns in my market place. They had a thorough knowledge of the importance of "due diligence".  They understood the meaning and importance of Net Operating Income.  They wanted specific information they could use to make informed decisions.

 

I would recommend that anyone that is thinking of doing these meetings go through the CMPS curriculum and obtain their designation.  I also would recommend that they sign up for and take the core educational programs that Commercial Real Estate Brokers take.  The Certified Commercial Investment Member courses.  Especially CI Intro and CI 101. "Financial Analysis For Commercial Investment Real Esate.

 

I am certainly going to implement my own Real Estate Investor Forum for my local market.  I will be looking to you for further guidance.

 

I truly believe this is the edge that will carry us through some of the difficulties we are experiencing in the market.
