On your contract to closing, (buyers side ) we can order home inspections, home warranty, septic inspections, surveys, radon, appraisals, perk test, pest inspections, well-water inspections, estimates on repairs, obtain pre approval and loan commitment from lender, gather insurance information, check with clients if this is a mail away, check to see if a power of attorney needs to be prepared for your clients, fax from our program contracts to attorneys, lenders, etc..., check over the HUD to make sure all inspection cost associated with the closing are correct, converse with the attorney, lender, client, on your behalf. We will keep all parties involved of the inspection times, who will be attending the inspections, and all this information will be viewable online anytime you want to view it.
If we are only doing the sellers side for you we will obtain loan approval letters, coordinate inspection times with you and the seller, fax contract to attorney, obtain payoff from seller, check to see if this is a mail away for your client, arrange POA if needed, keep up with all time lines. We do not arrange for any estimates for repairs. All inspection reports can be emailed to us or faxed to us by the vendor and then will be instantly viewable for you on line.
Permissions to view the reports can also be given to other parties involved with your file per your approval.
