What does this mean? Isn't a "Realtor" or "Agent" the same as a "Broker"?
No! The person you know may be a licensed real estate agent (and/or Realtor) - which is technically just a "Salesperson". This Salesperson is licensed by the state, but must work under the supervision of a licensed Broker to perform real estate activities. They cannot run their own real estate business. All listings are placed in the Broker's name, not the real estate agent's.

To be designated as a Broker in California, you must complete eight qualifying courses and pass the corresponding exams, then take the California Department of Real Estate's all-day Broker's Exam. Currently, this exam has only a 37% pass rate.

Anyone with a Broker designation is held to much higher educational requirements and have a tremendous amount of experience. A Broker is held to a significantly higher professional standard than just a Salesperson.
