About Us:

Staging is the process of preparing a home for sale so that it sells at the best possible price in the shortest amount of time. Staging is home merchandising and it works!

Founder of the Leading Fox Valley home Staging company, Oak Hill Designs, Carol is an Accredited Staging Professional, ASP, and has been personally trained in Staging, the process of preparing a home for sale, by its creator, Barb Schwarz. Carol is a member of the Greater Chicago Chapter of the International Association of Home Staging Professionals (IAHSP), is an affiliate member of the Fox Valley Chapter of Women's Council of Realtors and a Certified Senior Adviser.

Oak Hill Designs provides a range of home Staging services depending upon your needs and your budget. Using a proven set of guidelines and techniques, we will enhance the best features of your home, minimize detractions and help your home or listing appeal to the broadest range of potential buyers.

Our goal is to place your home or listing in showcase condition, creating an atmosphere that will invite and encourage prospective buyers to visualize themselves living in the house. Quite simply, to sell quickly and for top dollar, the house must be better prepared than other houses to make a strong first impression. Remember, a house doesn't get a second chance to make a great first impression!

Which listings should I have Staged?

When the sellers want the house listed for more than you recommend: Home Staging can help make the house look like it's worth the listing price. Home Staging creates an impression, just enough theater for potential buyers to see how they could live in the house, whether or not the homeowner has lived that way.

The house has competition: The house has to look better than the competition and create a positive first impression. Buyers only know what they see, not the way its going to be.

You have competition in getting the listing: Offering Home Staging as part of your marketing plan will set you apart from other agents competing for the listing. The homeowner will recognize that you are using every tool available to sell the house quickly and for the most money.

The house is empty: Empty houses seems small, cold and just don't show well. Adding appropriate furnishings and accessores add color, warmth and helps buyers emotionally move-in, see the true size of rooms and understand their use.

The listing is nearly expired, or the listing was inherited after the first listing period expired: Present a new face, have the house Staged, have new pictures posted on the office website and/or Realtor.com, announce it as a hot new listing, with or without a price change.  Pay for the Staging yourself to prove to the owner that you are doing everything possible to market the house.

Oak Hill Designs provides a range of home Staging services depending upon your needs and your budget. Using a proven set of guidelines and techniques, we will enhance the best features of your home, minimize detractions/distractions so the house appeals to the broadest range of potential buyers.

The Consultation
Our Accredited Staging Professional (ASP) will visit the home/listing and prepare a multi-page, prioritized report so the homeowner can do it themself, knowing where to put their energy first. The report is targeted to the specific property and details the changes that need to be made to have the home stand out from the competition.

Home Staging
When the homeowner is ready for the "wow" factor that Realtors and buyers expect to see, our ASP will transform the home into a house ready to sell using Staging techniques. Lighting, greenery and additional decor accessories may be recommended  from our inventory to create the best showcase. Each house is unique, so a bid will be presented for Home Staging.

Vacant Staging
Vacant houses just don't show well. Most buyers can't envision how great a house can look with the right furniture placement and best accessories. And with a lack of furniture, small things like a knick in the wood floor or nail holes in the walls seem ominous. We will recommend furniture to be rented, coordinate delivery and Staging of the house. Lighting, greenery, linens and additional decor accessories will be recommended from our inventory to showcase the features of the house. A bid will be presented for Vacant Staging.
