My personal background is banking and real estate. My banking background has really helped my clients in so many ways. Chosing the right financing is probably one of the most important elements in purchasing real estate. Housing is such a personal choice and the financing is often an afterthought. The pre approval process is something that should be done first so you as the buyer have cash in your pocket before you go out and look for a home. Get pre-approved and have the negotiating power you deserve. Another major factor, whether you are buying a home for $50,000 or $2,000,000 is the inspection process. I have extensive experience here as I have negotiatied hundreds of inspections over the last 17 years in residenial real estate. I often tell buyer and sellers, there are many hands in the process of buying and selling your home and it is best to know the players involved. I am referring to using the best mortgage originator, the most professional title company, the most picky inspector, the most knowledgeable attorneys, and the most qualified contractor and insurance agent to help your protect the value and safety of your home.

Listing your home in my opinion is all about the commission structure combined with being in the Multiple Listing Service, having open houses, and targeted advertising. When selling, we make sure that we give you the best Comparative Market Analysis, also called CMA, which show you the market value of homes in the neighborhood. Secondly, a customized marketing program needs to be performed specifically for the home. One of the most important expectations from the client is that they are given feeback and status of the process during sales cycle. Feedback is a vital piece of the marketing process. We want to know what others are saying when they tour our listings. This reason is why Sell4Free uses an automated e mail feedback program. When a listing is showed our clients get via e mail what the clients and their realtor thought about your home. This is invaluable information and cuts down on market time significantly. Since inspections can be a real deal breaker in the home selling process, we encourage pre inspections so deals do not fall part in the end; while not foolproof, it can save you money whe negotiating the items to be repaired and even any monetary requests from the buyer that may be a deal killer.
