The most helpful tip that I can give a seller is: STAGE, STAGE, STAGE!
This can make your home more appealing and desireable. We are in a buyers market so to compete and get the equity you deserve from your home then there are some simple things you can do:
* First, you must remove your clutter. Home buyers cannot visualize their belongings in the home if your things are still scattered about. Get boxes and start packing the things that are not a necessity. You may want to go ahead and send them to a storage unit or pack them neatly out of the way in a garage or attic.
* Next, you must do a thorough cleaning and inspection. While cleaning try to take notice of small things llike tiny nail holes in the wall or a cap missing from the bottom of the toilet.
*Then you must act on all those small things. Simply, putty your nailholes and fix any small hardware problems.
*Decide if you need to repaint or just go over the nail holes. This is your decision. If you have the means to do so, then do it. Buyers LOVE a freshly painted house.
*This is a BIGGIE! If you smoke in your home then stop as soon as you know you will be selling. Take the puffing outside to the porch. Nothing turns off a potential buyer more than a stale smell of smoke. They want that fresh smell when they enter the home. This also brings me to the part where you need to make sure everyday before leaving your home that you spray it lightly with a deoderizor. I'm telling you, It works!
*And last. Try to arrange your furniture in each room in a way that maximizes the space. If you have too much furniture, then go ahead and store some of it. If you don't want it anymore, then yard sale it. The point is maximize the space you have. Make each room look as big as it can.
