Special attention is given to narrative in each report allowing the Intended User to fully understand the appraisal procedure, the specific data of the subject property and market area, and the value conclusions of the report.  Premium quality homes are described in detail with the inclusion of ample photos to allow Intended User to appreciate the quality and features of the home.  Complex and often more difficult properties include substantial acreage, FHA reports, and manufactured homes.  In all reports, photos are not limited to those required but added to assist the Intended User in comprehension of the report.  Valuation in non-lending areas include estate valuation for financial planning or probate, divorce cases, eminent domain, PMI Removal, Tax Appeals, mass appraisals for class action suits, and litigation appraisals.  Expert Testimony is available as well as on-going consultation and guidance in appraisal-related matters.  Appraiser meets and exceeds guidelines recently set forth by the IRS defining "Qualified Appraisers".  REO reports are completed to provide client with complete and accurate state of the property and its value allowing for decisions to be made based upon concrete and clear property information.  Commercial appraisals are designed to meet the client's needs in report format, while conforming to the USPAP regulations.  Appraisals for lending purposes are completed promptly to meet client's time restraints and written to meet both USPAP standards and typical secondary market guidelines.  Any required repairs for FHA, VA, and Rural Development reports are sent to the participating parties within 24 hours of inspection.
