Ken, Thank you! YOUR TEAM truly worked a miracle! I am sure that you all worked that many hours plus some! You had such a short amount of time from contract to closing, the DPA deadline/paperwork thrown into the mix, "you know who" not handling his responsibilities and doing his best to make the buyer (and the rest of us) anxious and we still managed to close in record time! Myra is fabulous! Not only was she a pleasure to deal with under such stressful circumstances, but she kept everyone updated and pressed the lender to get the job done! I thought that she knew who I was initially, but when I realized that she didn't (and I told her) it was quite funny! It's strange that it took so long for us to close a home together, but it won't be the last! I'm not sure what I did that was out of the ordinary or special, but I am very flattered and glad that I was able to help. So many mortgage brokers are unable to make things happen within a normal "contract to closing" time frame with current lending conditions, but you made it happen! I was very happy that a nice lady was able to purchase her first home (with a great interest rate!) and my Seller was able to sell! Success!!! It's amazing to see professionals pull together to get the job done no matter how difficult the circumstances! Novation is top-notch!

Ken, I don't know if you can use this a testimonial since I was the agent on the Brackett Drive home but I have to tell you that I am amazed at the efficiency your team works with. Rusti stayed in constant contact with me sometimes calling me five or more times a day. Since Novation wasn't the first mortgage company we tried this closing had been going on for a few weeks. Once again my deal has been saved by swift action from the underwriters at Novation. I had a buyer trying to go through Oxxxxm Mortgage because they advertise with their favorite talk show host hear in Atlanta. I told the buyer from the beginning that the deal Oxxxxm had offered sounded impossible but we proceeded and got all the way to the closing table. It's not the first time I've seen this happen and when we got ready to sign the occupancy affidavit there it was "OWNER OCCUPIED"! I knew that was going to happen because when I get a rate through Novation and some other company claims to beat them by 1% or more there's a problem! Anyway, we only had 5 days to scramble. Oxxxxm offered to lower the LTV from 100% to 80% for the same rate (no thank you) and close in two days. I know they can't do this all the time but Novation had the file submitted underwritten and closed in 5 days!

I spent over $5000 plus a trip to California to attend what was supposed to be the best real estate investment course in the nation. I know this sounds odd because it really was a good course but I learned more from Ken in 2 hours than I learned during that entire course. And do you know how much I paid Ken? Zero, nothing. Then he found four builder closeouts for me that I purchased in July of 2005 and each is generating cash flow and equity for me. I'm ready to do more deals as soon as the leases mature and these tenants buy these homes.

I finally did it! I just closed on my first two investment properties! Thanks to Ken, Tonya, Susan, Rusti and all the team. I attended Ken's seminar in June and closed on August 1st and have around $65,000 in equity in two investments. Now I have the properties listed again through Tonya and as soon as the first one sells we're going around again!

ONE FROM THE OTHER SIDE
I will NEVER use Novation Mortgage again. I told you when I contacted you that I had to close before the end of the year. "Loan officer" told me she would do her best well evidently her best isn't good enough. I sent all of my documents back on the 23rd and you got them on the 24th. Here it is the 27th and I still don't have a closing date. If I had known this I would have gone someplace else.

Dear Mr. Bouchelor,
I am saddened that you feel this way about Novation Mortgage. Upon investigation I notice that your loan application was completed on November 6, 2006 and your RESPA package went out the same day. The loan was priced several ways and the revised GFE/TIL was sent to you on November 12. Several communications between you and "loan officer" were noted in the following days and finally on December 8 you allowed her to order the appraisal.
The appraisal was returned to us on December 11 and "loan officer" began asking for your fully executed RESPA documents and your income and asset supporting documents. In addition to "loan officer" calling you there are multiple notations from "office admin" who also called you asking for your documents all the way through December 20th.
You are correct that we received some of the supporting documentation on December 24 but we are still (January 2nd) missing documents we requested from you on November 6th. You had indicated that you would be sending them and we are currently awaiting to receive them.
I assure you, Mr. Bouchelor, that we would have loved to have closed your loan before the end of the year. In fact we would have loved to have closed your loan before Christmas. But the truth of the matter is that even though "loan processor" and "loan officer" came into the office during the Christmas Holidays exclusively to work on your file it is still missing the required documents and will not close until those documents have been received.
