Buyers and Sellers
  My name is Glenn Adrain Harris, TSgt, USAF, Retired, Master's of Arts in Business Administration and Human Resources Development, a native New Orleanian. I have opened a Realtor, Real Estate Office in my home in the Sherwood Forest Subdivision in New Orleans East, appointments only.


There are several points I want to make clear before we get started

1. It has been said, "contracts are made to be broken." You buy/sell/lease property with a contract. You engage my services with a contract. While I'm familiar with a lot of legal verbiage/terminology, I'm not an attorney. I do not represent myself as such.

2. You do not have to engage the service of a Real Estate Professional to buy or sell your property for you. If you try, you can do it yourself. There is a preception that you can save money when you cut out the Middle Man (Middle Person).

3. Too often in this fast paced troubled world we live in, we simply fail to ask for what we want. As I would attempt to assist you in preparing your contract to buy,sell, or lease property remember to ask for all that you want.

4. Naturally you can buy property with cash. Of course you can borrow the money from anyone or company you chose. I'm employed by, Onepipeline.com as a Loan Originator for Mortgages and Refinancing. If all of the above should fail you can still buy, if the owner of the property you want to buy, accepts the contract you offer.

5. I don't know Everything. I'll tell you if I'don't know something. More importantly I know how and where to go, to learn about that which I don't know.

6. As a Real Estate Broker, I offer you information, experienced knowledgeable negotiating/contracting skills, and good professional service.

I'm responsible for my actions and all others associated with the company. I welcome any and all of your constructive comments concerning the company. COMMISSIONS/FEES
As you know, it's illegal for two or more Real Estate Brokers to gather and fix/set Real Estate Commissions/Fees. That is to say, all Real Estate Commissions/Fees are strictly negotiable. Home based businesses have fewer overhead expenses than larger companies. I don't suffer from greed or impatience. These factors enables me to be very flexible (including installments payments) in price negotiations for services to buyers or sellers.

REAL ESTATE AGENCY IN LOUISIANA
Effective March 1, 1998 Real Estate Agency Law changed in the State of Louisiana. Prior to the change in the law Real Estate Brokers and their subagents were always agents of the Seller provided there was no written agreement to the contrary. The law currently speaks to Designated Agency (DA). DA is a contractual relationship between a broker and a client. The Broker or Broker's Agent/Sub-Contractor you are working with, works for you. That person is your designated agent, and you are that person's client, no matter who pays a commission. There is nothing wrong or illegal about dual agency. Dual Agency occurs when the Broker represents both buyer and seller simultaneousy. It's my opinion, dual agency works best when the contract involved is prepared in the presence of both parties (buyer and seller) who are in agreement to meet. The professional in the middle can discuss the implications of each aspect of the contract in a fully disclosed manner. It's ideal for, For Sale By Owners (FSBOs). Dual Agency is an option consumers make, not to be deceived or forced upon them. You want to be comfortable with the Broker you are working with. At a Broker's first face to face contact with you, the law requires you be given an agency disclosure informational pamphlet. This pamphlet explains the agency disclosure. Buyers and Sellers usually want the same thing in reverse. Sellers want to sell for as much as possible, while buyers want to pay the least possible price. They ultimately negotiate to their mutual satisfaction. When you buy/sell property by contract, usually you engage the services of an exclusive buyer's broker, by contract. When you go from property to property, from agent to agent without a contract you do yourself and the agents, who thought they were trying to help you a disservice.

BUYERS
Do you seriously want to buy? What are you waiting for? Keep it simple it's the CONTRACT that gets you the property. There is a flood of property awaiting your selection. JUST ASK FOR WHAT YOU WANT. In spite of what economist and other professionals will tell you about the laws of supply and demand, it's my opinon you control the market at all times. You can buy any property you want above or below it's market value anytime you want. Provided you have the means, or the ability to get an accepted contract under terms and conditions that you can live with, without putting yourself in a strain. See a property you like with or without a for sale sign on it, ask for it. You can always go to the properties with the signs, call the number on the sign and get help. On the properties with no signs call the Assesor's Office with the address, They will tell where the tax bill is forwarded, who receives it for the property. There you have direct contact cutting out the Middle Person, make your deal same some money. Hopefully, it could be just that simple for you. You have no idea how simple and easy the process is when you, JUST ASK FOR THOSE PROPERTIES YOU WANT!!!

"If you let me, heres what I will do..." (smile). Seriously, I offer my services to assist you, in helping yourself to the property you want. The process can take you a day, week, month, six months or a year depending upon your busy schedule. You can complete the process inside the schedule you set for yourself without being pressured to buy. Regardless of who you are: are where you come from; If you have good/bad/no credit; filed banruptcy; a little or a lot of cash, you can buy a property if you want one or more. Absolutely nothing can happen until you're able to comfortably identify a property you're interested in. Your options are seemingly endless. You can secure your financing in advance, the most preferred method of shopping. You may have been there, done that before. "Not to worry, easy for me to say." Me, I worry about nothing, yet concerned about everything. Seriously, you have various options that would allow you to create your financing upon property selection Your negotiations through your Broker cannot start until you select a property you're interested in. Then it's Contract Time. I can't impress upon you enough the importance of your contract preparation/ submission in the entire process. Write the addresses of 20 properties that appeal to you again with or without a For Sale Sign, I will research these properties for you. Let's get together and I'll print you a list of properties from my computer (and/or show color pictures). The list would include but not limited to properties from other Realtor Companies you may have heard of such as Gertrude Gardner Realtors, Parkway Realty, Latter & Blum, Liberty One Realty, Prudential, etc. I'm proud to belong to the same National, State, and Local Association of Realtors as these outstanding Brokers and their agents. We are all bound by a strict code of ethics. DA facilitates all of these options and more with the assistance of your Broker. The Seller will usually pay your Broker from the funds you generate from the sale. When a Listing Broker (Broker hired by Seller) is involved, The Listing Broker usually shares their commission with the Selling Broker (Buyer's Broker). Yes, a large number of FSBOs sellers will pay your Broker to get your honest business. Are you familiar with Bond Money Mortgages or Community Home Buying Programs (such as ACORN, Neighborhood Development Foundation, Neighborhood Housing Services, etc.) and what they can do to help you? Do you know how to get a free or low cost credit report on yourself and how to use it when applying for a mortgage? Are you aware of the significance of buying (close/settle) on the last day of the month when financing is involved? Have you had a bad experience in attempting to buy a property? Have you bid on a HUD (U.S. Department of Housing Urban Development) or VA (Department of Veteran Affairs) property lately? Do you know how a Broker can make your offer on a HUD or VA property more attractive? Listen, it's a numbers racket! The more properties you are interested in and willing to submitt a contract on the greater the probability of you getting what you want (not what somebody is just trying to sell you). I can submitt 20 contracts on different properties the same day for you, only to have you obligated for the one or more you want. By contracting directly with a Full Service Broker, you are able to exercise any property buying option you choose to pursue from one source. In registering as a client, I ask that you negociate a retainer to be applied to your purchase.

SELLERS
WANT TO HIRE A PROFESSIONAL TO SELL YOUR HOME
You do know property sells itself. You have something somebody wants or something nobody wants in any event it will sell. The easiest thing you can do is adjust your price. Every property is For Sale By Owner (FSBO), its just that a large number of owners prefer to bring their property to the market with the comfort and convenience of professional services. You can do it if you try. I'll offer you alacarte services to include some free space on another page of this site.

I now ask for your honest business. By hiring a Realtor Company in the New Orleans area you automaticallty engage the services of over 2,500 Realtors in this area and thousands more worldwide. These professionals have immediate access to detailed information on your property through the Multiple Listing Service (MLS). I agree to pay them from the commission you negociate with me. DA minimizes or eliminates your being held vicariously liable for actions of other agents helping us sell your property. The MLS is a computer data base, that also feeds the World Wide Web, on a Web Site called Realtor.Com. This means 24 hour advertising on a world wide basis. Then there is local advertising and networking. It's a statistical fact Realtors sell more property than Non-Realtor/Brokers and FSBOs combined. Did you know you could finance the sale of your property, and collect interest even if you have an existing mortgage or lien on your property? Whether you hire a professional or not your property will sell. The questions are when will it sell? How much will it sell for. How many legitimate negotiations will you experience before it sell? After it's sold will the buyer sue you to reduce the price or return the property to you? I can't give you a straight answer to these questions. I can share information with you that affect the major variables Location, Condition, Price, Disclosure, Marketing, and Good Service that allows your property to be sold in a timely manner, with minimum or no litigation. Minimum or no hassle for you, hopefully working with someone, you feel comfortable with.

Please remember I work by appointments only, as nobody likes to be kept waiting. Life is too short for anyone to harass anyone under any circumstances. I will always try to treat you the way I would want to be treated by you.
