They're out there and they amongst us!  If I can see a light at the end of the tunnel, I stick with them.  Otherwise, they're fired!

I have had this type of client.  It's awful.  He was nasty and condescending.  He manufactured things on which to lecture me and he'd do it by phone, text and email.

I'd obtained a cash offer at a neighborhood record breaking price.  I'd far exceeded anyone's reasonable standard of performance.

At one point, my broker said to ask the seller what he wanted.  I said I hoped he answered that he wanted someone to beat his f**ing ass because I was ready to do that.

Sure enough!  Had a seller once who was sweet as pie when we first started and turned into rotten apple before the transaction was over. At one point, I had enough and told her that I would only communicate by email or with her husband. 

Yes, the seller's girlfriend (60+years old).  I sold his house for cash in two days.  From then until closing, she got drunk every night, called and chewed me out.  I stopped taking her calls.  I asked my client if all was well with him and he said "sure", just don't pay any attention to her.  At closing, she came drunk (thankfully she didn't have to sign anything) and told me I didn't represent her well.  I told her I knew that, because I didn't represent her at all! 

In the past, yes. Today, I will not deal with negative personalities.

I have worked with many clients that were not upstanding people. You get the job done and move on.

The son of a client once. Learned a lot. Didn't put up with it then, won't put up with it now. However, there are clients that have their ups and downs and try to shovel some of that off on you. I take it for a bit, knowing how unhappy they are. But once it affects my outlook on life, I need to tell them not to involve me in that negativity.

I have had a couple around Christmas that really undid me

Yes, once, many years ago... and if I had to do it over again I'd cancel the listing agreement and let them be horrible to the next poor soul who gets them.  Life is too short to work with toxic people.

I can't recall Paul. Maybe a long time ago. Now I "fire" clients with absolutely no hesitation. Simple. Or if we are about to close, I refer them even before the closing to a someone in my office called Jack Ass.

Hey Paul S. Henderson, Realtor, Tacoma Washington ... have you been spying on me? Going through this very thing. The funny thing is that three previous Realtors had fired this person but I stuck through it closing on both properties. It was actually to the point that I was losing sleep and lost weight (one good thing I guess...lol). He put a "deadline" on me and I actually met the deadlines. He was happy for a day and then started asking for a reduction in commission payable.

Although I was able to complete these two transactions I still don't think it's worth it.

The funny thing is that he is expecting to work with me again. I will be declining. Life is too short and I'd rather work with good people.

No, my clients are  wonderful...its that agents that I would like to get rid of.

No.  All of my clients are super perfect and greet me at every showing/meeting with fudge and hugs.  Ha!  

I've had some doozies over the years.  :)

I once had a high powered attorney client that was the rudest person with the biggest ego I have ever met.  Glad it's over.

Yes, that was the last time I worked with a person like that.

No, I cannot say that I have experienced a client who was truely a horrible person. Difficult...... yes, but never horrible (so far). 

Yup - more than once. It does take a toll and can sour you.

And a few that we have fired.

Yes, and I did not mind a bit when one of my foresters fired the client.

Yes, I am more selective these days as well.  Lesson learned.

I used the time to hone my skills like patience, forgiveness, and contribute edification if I can...Most know not what they do deep within and their conduct is proof of some past pain and issue unresolved. Just carrying that around is punishment enough

Can't say that I had a horrible client, but I can say I have had a horrible transaction, and couldn't wait until the closing day!!!! 

Yes...I just did one like that.  But continued to be warm and friendly..

Paul S. Henderson, Realtor, Tacoma Washington - Just had one of those close last week. It was the first time I almost walked out on a client and cancelled the financing. I went to closing with her, never got a thank you and was told my moving package I paid for was a POS (I'll let you figure out the acronym). My realtor apologized to me for how difficult the client was, but praised me for making the transaction happen. The level of negativity disrespectful comments, and bad mouthing my realtor was the worst I've ever had to work with. Never again.

Not any more.  On all my listings and buyers rep agreement I include the following "client or agent can terminate this agreement at any time for any reason".

Yes, thankfully, only a handful. A few I simply fired. Simple and Done. Those that were already in contract, held on and counted not only the days, but at times, the hours and minutes.

YES!  It wasn't that the person was horrible.  They were a "know-it-all" and quite grading.  If I suggested that they follow me to the next property, and they do, he would say something like "You know I have a GPS too, and you went the long way."

GEEZ . . . then USE it and meet me there!  And it went on and on with similar berates.  He challenge everything I said, bit of advice I gave . . . he and his father!  It was like the tag team of one-upmanship!  ANNOYING!   I couldn't want to finalize the transaction and be done with them!

I always seem to get them.  I am a very patient person...people are just crazy!

If I had a client like this, I wiped them totally from my mind. But I've had cross-deals with a few agents I couldn't wait to "lose."

I am fortunate not to have had an awful client.  Sometimes they are frustrated with their situation but I haven't been on the receiving end of their frustration.  Now I have had cross deals with a couple of agents that were a piece of work.  One was  the listing agent on a short sale and thank goodness she had hired a negotiator to work the short sale or we never would have closed.  Some people need to hide their phone  if they are drinking late at night!

It's best to not take it personal and just be professional and complete transaction.
