if they approach the first appointment in that fashion, they can go haunt another house.... I'd be done with them....if they were a no show for a good reason, they have a phone and could have called and/or should call in the future...

I'm with Barbara Todaro on this one. Everyone has phones now...if the 'late' party does not call - I leave it alone. There's no excuse for not calling. I leave it alone and move on.

If it has impacted the seller and seller makes me aware of it I call the no show Realtor.

We always call. If they want another appointment, we call in advance to make sure they're on their way. No one has time to waste.

What Barbara Todaro said.
Sometimes people are running late. They usually call. Unless it were a true emergency they should be able to call or text.

I would call them and ask if everything is ok. If they had a good reason, a second chance would be in order. If they act nonchalant about the no-show, I'd write them off and move on.

I've found it's good practice to put it in a reminder call at least the day before, if not the day of the showing. Just like your doctor and dentist does. That also makes sure I have a good phone number for them. Try to always have a cell number. If they haven't shown up within 10 minutes of the appointed time, I call to make sure they "haven't gotten lost". If they changed their minds, it better be a good reason because they won't get a second chance with me. It's not only rude, but they have put a lot of people out in getting their home(s) ready for the showing.

If they do not let me know or even call, they may need to find another agent unless something really big emergency happened. Once they do it twice I am done.

I would call and make sure all was okay. I generally confirm my appointments the day before so this usually doesn't happen. If there is a good reason then fine but thoughtlessness or general disregard for my time (and the sellers' if it is a buyer appointment) is unacceptable.

I arrive to my appointments 15 minutes early (which I feel is being on time). I give the client 10 minutes past the appointment to arrive. If they do not, they receive a phone call. At 15 minutes late they receive another phone call and text message.

I track them down to make sure they're not lying in a ditch somewhere with head caved or littering a hospital with blood and old underwear!
Then, I fire him!

Mona - it depends. Depends on what else I have going on(or not). Depends on the person(someone new or someone where there has been an ongoing relationship).

We confirm our appts the day before, so that has drastically reduced no shows. Nonetheless, some happen. I just had 1 this week. I call when I'm there and then a 2nd time. If they call back right away and have good excuse/extenuating circumstance (and there have been a few), I'm willing to reschedule. If not, we are done w/ them and purge from our database.

Mona Gersky I have a 15-minute rule. If they are 15 minutes late, I will call and try to reach them. If they have a good excuse, I will wait. However, if there is no answer, I am gone. If I am 15 minutes early, I consider myself late.

I let them know my time is as valuable as theirs. Please be respectful enough to notify me if something changes.I do try and contact them right before showing to confirm. That has seemed to help!

I always contact the agent four or five hours before to confirm the showings.

I would call them. I always confirm the appointment on the day if it was made in advance. If the house is vacant and they dont show up, I call to check in to see if they actually went (if the lockbox didn't send me a notification) or if they need to reschedule. Sometimes when I buyer gets to a property they may change their mind for any number of reasons - neighborhood, curb appeal, a neighbor's barking dog - so I want to know

Early in our careers we experienced no-shows here and there, but only because we didn't used to pre-qualify our buyers. Now we make sure that 100% of our buyers are pre-approved and we talk with the lender directly, or have proof of funds for cash buyers. No exceptions.

All we have to make our living is our time and skills - abuse of either, and a no show is downright abuse - is noted. On to more serious and considerate buyers/sellers....
