Thank you for doing such a great job helping me buy my new home. It was so nice being a VIP Buyer and knowing that you were sending me ALL the properties that met my criteria as soon as they came on the market or had any price changes. I knew you were never trying to just "selling me a house" but you were committed to helping me find the perfect home - no matter how long it took!
You delivered on all your promises and I did get a great house in the Henderson school district for a price I could afford which wasn't easy. I'm so glad I had you guys as my Buyers Agent - you saved me lots of money and headaches throughout the whole process!
You helped me get great financing and got me pre-approved for a 6.875% 30 year fixed loan from a lender who did everything they said they would with no surprises. This allowed us to make a strong offer when we found the right house and the Sellers knew we could close as quickly as they were ready which help us negotiate a better price. It was a great team to work with and you all gave me great service and a great value - my fees were actually about $1,000 less than other lenders so I have ended up with more money to use when I move into the house.
You saved me even more money when you negotiated for the Seller to pay all my closing costs and allowable prepaid expenses up to 3% of the purchase price which allowed me to get into the house I wanted and keep my money in my pocket.
In addition, you were always available for inspections, meeting with contractors for estimates, etc. so I didn't have to take off work to be there.
But the thing I'm most grateful for is the fact that when I found a house that I thought was a great bargain in a great neighborhood you made sure I didn't put an offer in before I knew all the facts. You did the research and went the extra mile to educate me and the sellers that the house was actually priced 10% over the High Appraisal Value - including getting 2 independent appraisers to verify the same findings (at no cost to me). It prevented me from making an offer that would have cost me a lot of time & money, both of which were at a premium since you'd already sold my current home. If I wasn't working with you and Jack, who specialize in being Buyer's Agent that are focused on ONLY my best interests I would have made an offer on the house and lost almost $1200-$1700 out of my pocket ($350-$400 for inspections, $350+ for appraisal then $350 for another appraisal, $300-$700 for Survey and more) just to find out that the house wouldn't appraise and I couldn't get a loan. Not only would it have been a big disappointment, but it would have put me behind my scheduled plans to relocate.
You were always available for any questions or concerns I had and all I had to do was call and you would get my concerns taken care of. Having experienced, caring professionals on my side gave me such piece of mind throughout this whole process and the best part was that all your services were FREE to me!

I am so thankful my friend Michelle referred me to you guys.
