How often do you buy a home? Who has the time keep up with everything? Don't feel bad, I was in your shoes too.
When I first started in the real estate business, I wanted to find out what the real story was with many promotions I saw many agents making. I always thought I was missing some secrets that these more experienced and successful agents had. So I began asking a lot of questions and getting the inside scoop on how things worked. I kind of felt like a secret agent. I wanted to find out what the real deals were and what were just sales gimmicks. This would satisfy my long term curiosity and also allow me to help my clients get the best deals.
After 10 years of being a secret agent, I'm now ready to reveal it all !
While I was learning how to sell real estate, I heard many agents discuss many strategies that they use to attract new clients and to get them to buy. For the most part, the majority of agents are very knowledgeable and really want to do a good job. But it always seemed to me that their first priority was to watch out for themselves. Whatever saved them money or was more convenient for them was what they promoted. Very few seemed to go out of their way to find out what was actually the best deal from the buyer's perspective.
I have always taken the opposite approach. What's the best deal from my client's perspective?
If I wouldn't use it myself or recommend it to my Mom, then I'm not going to recommend it to my clients!
I've spent the past 10 years learning everything I can about getting the best deals at every step of the way in the real estate transaction. You can easily get confused as everyone has different opinions of what's good and what's not. I have researched all of the sales pitches and special offers. Very few are what you assume that they are. Sometimes I just want to scream when I finally find out the real story.
I've invested the time, done the research and spent the money so YOU can save money and avoid being ripped off during the home buying process.
As I learned about each gimmick or sales technique, I was tempted to implement a few of them. Why not play the game like everyone else? But I realized that it just wasn't my style. I just couldn't live a lie. So I decided to just rely on what made me feel the best. And that is simply finding the best deals and telling the truth. Other agents might not like what I'm doing but I really don't care anymore. My system has worked for me. I've been in the top 25 out of over 1000 agents at RE/MAX Greater Atlanta each of the past three years!
I wanted to help as many people as possible. But I can't be on-call 24 hours a day, 7days a week, 365 days a year. So I decided to pull together a group of like minded agents who think a lot like me. Like I said before, there are many agents out there who really do a great job and want to look out for the buyer. Many just don't know how to find enough buyers to work with.

Just blunt honesty to all of your questions
Due Diligence on the listing agent - Wouldn't it be nice to know how experienced the agent you are negotiating with is? Have they sold any other homes in the area? Have they had a sale recently? In their past sales, have they dropped the price substantially? Many agents have no clue how to do this simple search. I'll show you how I go into secret agent mode.
Listing history of the house - Would you like to know exactly how long a home has been on the market? How about exactly when they reduced the price? Would you like to know if it had gone for "pending sale" back to "active" a few times? This is a simple search to do that many agents don't know about. Another secret agent technique.
Is your agent advocating a house because it's offering a special agent bonus? - How to keep your agent from being enticed by special bonuses.
Earnest Money isn't the only thing you can lose - Back out of a contract and you can be on the hook for the entire real estate commission. That could cost you $18,000 on a $300,000 home. OUCH!!!! Find out how to protect yourself from this risk. Again, most agents aren't even aware of this.
Cut out the Buyer's agent and go directly to the Listing Agent? - You'll make the listing agent smile all the way to the bank with the money that you thought you were saving. Find out how you can get representation and how the commissions work.
Save hundreds in Homeowners insurance - How an independent insurance agent can shop around and find you the best deals. It really pays to have a professional tell you what you need and shop it around for you.
Save on Auto insurance and Health insurance - The more you save here, the more you'll be able to afford for your home. Again, use an independent insurance agent to shop for the best rates and plans.
Property taxes too high? - Arm yourself with the facts in order to win your appeal.
Are closing costs a rip off? - Learn how mortgage brokers get paid. You have to understand the system in order to get the best deal.
Beware of the super low rate- Learn about the tricks that some devious mortgage brokers play. It's a game where they win and you lose.
The wrong home inspector can wreck your deal- Some inspectors are still in the stone age. Handwritten reports and no digital photos just don't cut it anymore. Get one with a bad reputation and nothing they find will be taken seriously.
Cash Rewards programs - They sound very enticing but you'll probably never see any of the money. Make one mistake in the three year process and you'll forfeit your reward. If you lose track of rebates, don't even think of doing this.
Buyer Rebates - Some agents base the rebate on the number of homes that you see with them. See more than 3 homes and you start losing the rebate. From my experience, if a buyer doesn't look at more than 20 homes before they buy, they aren't going to have enough market information to make a good decision. Don't think you'll get the listing agent to show you the home and then bring in the rebate agent later. Many listing agents are catching on to this ploy and only offer a full buyer's agent commissions if the buyer's agent actually shows the house on the first visit.
Real Estate company transaction fees? - The biggest rip off I've seen. Just say no. Real estate commissions are big enough without nickel and diming a buyer with some kind of processing fee.
Termite bonds. Do you really need one? - The cost of termite bonds varies tremendously. How do you know what you are getting. Watch out for the exceptions in the coverage.
Polybutylene pipes. What to do? - Know what you have and how it affects the value of the home.
Negotiating on new homes - What to watch out for. Timing is key to getting the best deal.
Pay off your 30 year mortgage in 10 years - There are very slick Multi level marketing programs promoting a $3500 software program that will help your 30 year mortgage in 10 years. It's all smoke and mirrors. Do it for free with hardly any extra effort.
What makes sellers feel good about your offer? - Sometimes price isn't the only consideration. Find out how to make your offer stand out from the rest.

If I'm already using an agent, can I still come to your seminar?
Answer: I don't want to interfere with any agent relationship you already have! You'll have to sign a waiver saying that it was your choice to come and listen to what I have to say. I really can't initiate the contact if you have a contract with someone else. But it never hurts to learn something new.

Will I be pressured into signing a buyer's agency agreement?
Answer: No! No! No! That's not my style. I'll show you some ways to save a lot of money. I'll show you some gimmicks to watch out for. That's all. No strings attached. We might offer an incentive though for those who are interested in taking the next step.
